Just did a reno. Top tips: Everything needs to be in writing, emails are your friend; and every budget needs to be itemized to the cent, otherwise don't pay. That way if any of your sub contractors (plumber, electrician, etc) gets audited you have specific proof of payment on your end. Best of luck!
I agree with someone said, place your half bath/ guest bathroom under the stairs. It will give more room in the house and a half bath does need to be big. A toilet and a floating vanity or pedestal sink would work
Make yourself a Trello Board to keep track of eveything for a low effort yet high reward project management strategy. It’s a really great way to track your achievements
Trello is great. Asana is another option for keeping track of all the details and deadlines
I’ve used both and can promise Notion is even better!! Enjoy!
@@desiree.s notion is great but I’ve found that it doesn’t do a great job when it comes to getting reminders for upcoming deadlines. For me that’s the most important when I’m choosing a project management platform (Clickup does this well too). I use Notion for storing and organizing everything swirling in my brain.

Hi Rachel, looking forward to following along. Remodels and renovations can sometimes take twice as long as anticipated and cost 2-3 times more that initially budgeted. So my tip: be flexible and pack your patience. Happy remodeling!!! You've got this!!

I agree with the idea of putting the toilet under the long stairs. A macerating toilet can go anywhere!
Have you looked at swapping the living and dining? So put your dining table long ways in front of the proposed window, bring the window around the corner for more natural light, and then put your couch/sofa opposite the kitchen bench and possibly have a wall with a fireplace, and tv above? As you’re a chef I think putting the dining table in that “inlet” with lots of natural light would really look lovely and highlight the table you serve and eat at…not sure if that would all work though! Whatever you end up with will look absolutely gorgeous ☺
I project manage an extension build. What I did to keep track of cost. Open an account with a numbers of Building Merchant to compare cost of materials. You order the materials or builder can if added to the accounts. You receive the invoice and settle the account per month. A good builder shouldn’t have a problem with this and you’ll have control over building cost.
For this to be a completely new exploration in your life and on the channel, you sure are making it rather engaging and entertaining. I am also just really invested and excited since I am in the early phase of the home buying process. Something about the way you're explaining all you're tackling is really soothing for where I am. Thank you for bringing us along.

Emails are your friend and even after speaking to someone on the phone, send them a short email confirming what you discussed on the phone, they can't back out of that conversation.

PM advice:
weekly site visits that you agree with your contractor to go over everything
take photos and follow up on all conversations with an email to confirm what you talked about
in commercial construction, payment terms are often a % ahead of build start, a % during and a %after with a small retention for 12 months
Get more than one quote (tender process) and when you get the quotes, even if you architect is going this, go through them and query things and make sure they include everything - if it says demolition does it also include waste removal, when it says door install and you've asked for door supply and install, confirm if their quotes allows for that etc etc
this will help with you not getting caught out when they say oh i hadn't understood that your project needed that

i agree with others if you can fit a half bath under the stairs try doing that for sure. also maybe having the dining space in front of the doors to the garden would work well? it would be a scenic pretty view for eating that could transition to an outdoor eating space. and then the living room across from the kitchen would make more sense if you’re wanting to see and communicate with people while in the kitchen. Also walking into a home where you’re flowing into a beautiful living room space with pretty furniture is always nice 🤩
I've never seen someone rebuild a home overseas (US based) and I'm pretty excited for this! I don't watch HGTV too often but to watch the process of homes being built overseas is amazing!

Love love love this. OMGod, I'm visualising all the sorts of possibilities. I love a good renovation project. Do you want a floating staircase that allows for ample natural light to travel through (ie using glass and wooden materials) or something more solid, featuring a statement carpet design? If the latter - perhaps the guest toilet could go under the staircase or it could be used as a bookshelf/office space? So excited to follow along on your build. 😊
An "in general" project management tips...always double the expected length of time for completion. That way you don't stress yourself trying to fulfil short deadlines, and also you're not holding onto exceptions of other people coming through quicker than they do. We are all just humans trying to live the best we can.
Hello, you're doing a very important part of your project right now. If project manager also means choosing and supervising your artisans, I would recommend checking at least with the mason and the roofguy that they respect each other professionally and are happy to work together. And for plumbing, electricity, cabinets installing, when planning weeks, ask if they are ok with the other is in the house working too. Then if/when they change their week back in time (which is common), they know they won't be alone which they sometimes much prefer.

Make a note of everything even the smallest things! It's easy to lose track of the small stuff in such a huge project. What about having a window where the sink is or moving the sink to window. It's always nice standing at the sink and looking outside.

I love design, especially for small spaces!!! So how about swapping the proposed position of the sofa and the doors to the garden? That way, you can exit to the garden with food for dining al fresco without walking "through" your living room. I have so many thoughts but want to see the rest of the plans. I'm so excited for this! Make lots of lists for every process. Every process. Turn it into a Gantt chart so you can see what needs to be done linearly in a timeline (either use Asana, ClickUp, Notion or Miro). And add a skylight somewhere please ❤

As someone who just survived a renovation, Gantt charts and spreadsheets are your friend. And I made a gigantic Miro board where I grouped images of all the different mini research projects I had going on.

Just watched again. I don't see the need for moving the stairs unless it affects the plans for upstairs. Stairs are expensive so if you can leave them in place and save that money to spend elsewhere, do so. Also, the current stairs look like they're in good shape and have a nice patina. Move the bathroom to under the stairs. That will mean the 'poo' pipe travel under the house for a few feet, but not by much. This layout gives you an open entryway for light to flood into the living area. Can't wait for the next video!

Just received my planning permission and looking for builders etc. It is the most daunting and stressful thing ever. People advising to use builders that friends have used etc, no one i know has done an extension in the city i live in. The costs are horrific and ill be living onsite while it occurs. really looking forward to seeing your journey
Hey:) if you decide to change the windows make sure that you also think of the subsidies you can get for isolated windows. I know the owner of a business who checks your house and windows on those things and can tell you which subsidies you can get in London. The company is called "My Green Home". So, if you consider changing the windows or also isolating your home, ask them for help:))

What if your kitchen is where the garden door is? That way when garden feet/shoes come in and out it’s a tiled and easily cleaned surface compared to soft furnishings/rug where garden bits can get lodged? ESP with kids. My now 13 Yr old was always in and out as a toddler and if it’s muddy or wet you don’t want those boots and shoes in the lounge area! ANNNND obviously have your island and cooking view in the right spot for lights/cam/action 🎉😅
Can stairway going along right side of door along the long wall? Can a bathroom be built under the stairway, better use of space. I would switch living room and dining room, better use of space. Where you have the living room now seems crowded.

holy crap do I disagree with your layout (maybe including the second floor would best convey your stair choice) but that is what is great about designing your own home - you make your own choices! its awesome you get to do everything from "scratch" (to some extent) - best wishes with things - I'll subscribe and follow to see how it goes!

Floor plan looks amazing and I’ve not seen any house in London before with such a good use of space while still within permitted planning and gives me so much hope for my future home! Can you please let us know where you touch your neighbours in the next video?? Cause it seems you’re adding windows on multiple walls and I cant visualise where the party walls are? Are they only on the 1st floor and above?
Like what you are doing but surprised that the half bath is floating and not against a wall
I would personally prefer the dining table to be placed by the garden big door and the couch to be in the middle “dividing” the space a little…What about a nice beautiful carpet in the middle creating a lounge area…
Why don't you try to fit the guest WC under the staircase? Like that you can use excisting sewage system from the former kitchen/now utility room.
And it is out of the way. Your entrance space will open up...

Your amazing, Big-up yourself Ama :) . I would put the front toilet under the stairs to create more room as you walk in, as your son gets older your gonna need the space. There are some great online designs for under stairs toilets (i.e. YT: Anna Edits, etc...). Could you share details of prices and the suppliers your using as I'm preparing to buy also, thanks so much xx P.S. Cant wait for next vid, and when things settle, your roti tutorial lol :D
