But avoid buying in an HOA community.

To each their own, but yes- a lot of buyers do share this sentiment. (Depends on priorities). Thanks for stopping by 🤗.

I feel like chiming in, I have lived in Reno for 21 years. I came here in 2003 from the Bay Area after i moved there from my native new England for a job move. (as an ex-New Englander I'll try not to be "too mean" )
    1. The weather is pretty much like Denver CO. its high altitude, get cold in the winter (esp at night) but really not too bad and there are a warm breaks. it can snow but melts pretty fast.
I live at 5,150 feet and get a little more snow than downtown Reno which is at 4,500.
    2. the people in Reno/Sparks are from literally ALL OVER the place. But most are from California roots be it So Cal, Bay Area or any region of the Cal Central valley. Also have Filipinos, El Salvadorians, Mexicans, and some Asians.
    3. The area is changing in that its getting more sophisticated, all the newcomers are briging the things they want.
    4. The local schools are not that great (underfunded, same goes for Las Vegas). So private Catholic and Charter schools are popular and competitive.
    5. This area was first settled by Basques, WASPS', and Italians. Google the "Comstock Lode" to find out why Virginia City started (is 30 min drive from Reno). VA City is a unique spot too.
    6. The state is expanding and so it has been boosting the local University (UNR). It has about 22k students and wants 25k soon. (UNLV and UNR are the only 2 universities in the state)
    7. The valley Reno/Sparks is in is called the "Truckee Meadows". The land in the Truckee meadows is starting to get scarce so Sprawl out to other valleys is next. Should you buy in a "sprawl area" pay careful attention to your commute (thats no different than anywhere else).
The town of Fernley is 25 miles east on Interstate 80, its kinda booming.
    8. Downtown Reno is in a flux time, its going from casino oriented to residential with some casinos nearby. This process is taking a while. it has potential to be really cool..... Downtown Sparks (near the Nugget casino) same thing. Sparks is a nice city/town (110,000), but Spanish Springs area uses the "Pyramid Highway" in and out which is a choke point.
    9. having Lake Tahoe nearby is nice. Lake Tahoe gets seriously crowded in summer. There are other Cali reservoirs you can go to to see more water. The Carson Valley is gorgeous, (South of Carson City, is old Nevada ranch money) Pyramid Lake is nearby too, its on an Indian reservation (Northern Paiutes), and it isn't very developed. The Indians like it that way. They run things out there. You have to pay a fee to go to the beach there, no big deal. A unique place!
    10. click on my edwill111 name above, I have a tiny TH-cam channel with some Northern Nevada videos .... you might find it interesting. Still working on that. :)
