Really good series of videos. I think like a couple of others I was taken back by how much it cost you in the end considering how much you were doing yourself. I've been doing renovations and extensions to my main homes over the last 15 years, having completed six . Each time I have taken on a bit more and the extension I finished last year cost me £1700 (inc. VAT) Per SqM (not accounting for my own time) for about 35 additional SqMs. But then I'm a concrete roof tiles kind of person. It would be great to see you go through your costing sheet in a bit more depth to see where the costs really start to ramp up.
This was built for a client so of course I had to include a cost for my own time.…I’m sure you can see it in the video. If I built this for myself…then of course I would omit the cost of my own time, which from memory, which you can see from the video, was around £250 per day. Then it would be much cheaper. Great video thanks very much, I have now subscribed. Im getting quotes for my new extension only 24m2 and some builders want 100k for that! (Not incl kitchen, painting or flooring) I was expecting 3k maximum incl vat per m2 so 72k total. Hopefully I can get a good reliable builder for under this cost. 🙏

If that goes well i'm hoping to use your guidance to significantly reduce labour costs on a similar extension for 1) Groundswork, 2) Timber frame, 3) Roof & maybe 4) window/ door fit for starters. Question please: Of the £6,800 labour cost for columns, beams, secor how much of that went to the fabricators and other labourers for this build and how much was your own notional labour cost. Also of the £9,600 groundswork how much of that was for dig of trenches and pour of concrete? (Parts i think i could do) And how much for bricklayer (which i couldn't)? Lastly, do you offer a drawing service? If i was to take pictures and provide dimensions. Thanks.

@Build Better Things I like how you are realistic with what a skilled tradesman should be charging. Most people i see on these types of videos seem to use incredibly cheap labour and you can really tell by their quality of work. I believe that most people can't actually afford to have a proper build and is why we see so many disaster stories because there are always people willing to throw it in and do it for an unbelievably low price. Down south where I'm based locally the average for someone who actually knows what they're doing will be £280 - 380 day work or generally £400+ day for price work based.
I’ve had comments on this channel with people saying £250 a day is crazy expensive. Rather than try to argue with them, I suggest the need to work backwards from whatever the day rate figure is that they think is too much, £350, £250, £150, subtracting all the overheads a tradesman would have, van, diesel, parking, insurances, tools, wear and tear, admin, unsuccessful quotes time % of week, training %, holidays and so on, what’s left over would be the equivalent of their actual salary over 365 days. Then you say, what in your opinion, based on your own salary and career, is a fair salary for a tradesman, £50k, £35k, £20k….? Thanks for your comment.

Great question. The mistake I see over and over is people spending a lot of money on ideas that don’t add value. Even with the right advice people still opt for the layouts that suit them, but forget about adding value versus the cost of the build. When I say adding value, I mean designing layouts that other people will want, and will pay for. If you’ve got a standard five bedroom house, designing an extension that contains another bedroom probably won’t pay for itself. If you’ve got a tiny kitchen and a two bedroom house, adding an extension that gives you a third bedroom probably won’t add value, compared to converting the kitchen to a single bedroom and creating a big kitchen dining within the new extension. Hot tubs. Home cinemas and such. Maybe nice to have for you. No added value for others. Think about a surveyor walking around with his clipboard.

Hi. On this one, your 20k would have bought you the steel and the windows, both of which would have been sitting on pallets in your driveway, and that would be it!! Even using the cheapest material choices available, and doing every bit of labour yourself, I don’t think it’s possible now after the inflation we’ve had, to build something like this for 20k. Eliminating the steel, using concrete lintels in place of steel with much smaller openings, smaller and fewer upvc windows instead of the larger glass planes, concrete tiles and no roof Windows, whilst doing it all yourself, you might manage around 30-35, just a guess, but then the question you need to ask would be….is the effort worth it for the reduced value you’ve produced. Remember even most garden rooms are costing from £20k upwards now, and they don’t have these big foundations that an extension needs. Anyway thanks for the comment and good luck with whatever you choose.
I was a bit confused about how you said adding fancy kitchens and extras would be more than around 80k. So was this the price to finished shell!/plaster/second fix? Or is this with everything and labour? Thanks again for your openness!
Cheaper to move….? What would you change on the pricing document…the amount of days or the day rate. And what’s funny about it? And if you’re moving, of course you’ll be allowing for the stamp duty land tax, the lawyer’s and marketing fees for buying and selling, and the moving fees. What do you think such an extension build should cost for it not to be “cheaper to move”??

That house looks like it would prob be a 3 bed one bathroom again locally would be around 300k average , easily with moving costs accounted for you would be able to move to a 4 bed , two bathroom with a bigger kitchen diner than that for 350-400k.

The cost of the labour or the number of days, and then the other costs. What would you change to get your £30/40/50k figure?
