    I will update my advice on this to recommend not putting anything in the letter that could turn into a fair-housing violation. The protected classes under the Fair Housing Act are race, color, religion, sex (including gender identity and sexual orientation), disability, familial status, or national origin. As a buyer trying to get your offer accepted, putting the seller at risk for this issue, whether knowingly or unknowingly, is not a good position to take.

    I was up against 13 other offers and I was the only one who wrote a letter. I was shocked in this market that no one else did! The seller's agent told my agent that they loved my letter and I got the house. It's such a simple thing to do.

      @@itsyaboylj4287 Sorry, I didn't save it! I just made it personal, telling them what I loved about the house and why it was perfect for me. I thanked them for considering me. It was pretty short but you just want to put a real person/story behind the offer to stand out.

    For anyone looking for the format... starts at 3:18
    1. Use the seller's name. Dear Mr. Smith
    2. Start with gratitude, thanks for letting us view your home and make an offer
    3. Compliment something you liked about the home (something they upgraded or had personal attachment to)
    4. State why it is the right home for you (number of rooms for kids, special features, less yard maintenance, bigger yard for kids, entertaining spaces for gatherings, close to social activities or school)
    5. Build rapport (something you have in common that builds a personal connection)
    6. End with gratitude, for opening the home to view, allowing an offer, and for hearing back with hopefully good news
    7. Consider including a photo with faces so they can connect visually

    I'm going to give it a try. I'm going against multiple people potentially as the seller will close all bids in four days. They have promoted this sale so I'm going to write the letter with same passion I used in middle school to win that bike for the summer. Thanks for this template I'll let you all know how it goes.

    What if the home owner isn’t selling and the house and property are falling apart but has potential?

      Hey there! If the property is not currently listed for sale, however you are interested in buying it yourself, you can try and track down the homeowner and see if they are interested in selling. I do this quite often for clients who are like a specific house or neighborhood. It's worth a shot! Good luck!

      I don't have a specific format for the letter but what I can suggest is to keep it short and genuine. And make sure you leave the best way to contact you back. When sending the letter, to give it the best chance to be opened (and not thrown into the garbage as junk mail) is the hand write the address on the envelope and I will even sometimes send these letters in colored-invitation size envelopes to make it stand out.     Write a letter to the *seller* so you may know where to send mail. After about 8 years, I get mail for the seller a few times per year.

      yeah, this can be an issue. In our last house we still received mail for the previous owner who had passed away....Happens really anytime someone moves. After the transaction is over, you can ask your agent for the previous sellers forwarding address.

    This was so helpful! am definitely going to try to tug at the heartstrings with my letter, but I am wondering if there is more that I can do to convince a company to sell to me because I am looking to make a 4-plex my home, Most of the offers are from people looking to purchase investment property for the rental income only.

In your situation it sounds like you may be buying directly from a bank or large investment company and a lot of time emotions will hold absolutely no weight because its a business for them. So to them, its all about the numbers. Talk to your Realtor about how you can make your offer the strongest it can be on paper with the numbers and give it your best shot that way. When it comes to buying investment type properties like this one, sometimes it can take several different attempts before you snag the perfect fit! But your home is out there, I'm sure of it!     Thank you Samantha.. We are first time buyers with a VA loan, we have put a few offers in and we're getting beat buy all the Cash offers. You would think somebody would care to sale a home to a veteran.. Its quite frustrating.. We have used different tactics including a letter.. anyways thank you for sharing... ❤

    Yes Samantha, I got one of those "love letters". My parents had recently passed away and their house wasn't even on the market. I found a letter in their mailbox from someone I had never heard of or met before. At first, I thought it was a letter of condolence. Nope, it was two pages of narcissistic dribble written with the sentiment and literary talent of an 8 year old. It was filled with nothing but fantasy and entitlement about the wonderful life she and her family would have living in my dead parents' home. No offer attached either.
    Mind you, she did mention she heard about my loss but failed to mention any fond memories of my parents nor did she offer any sympathies toward our family. At the time, I was incredibly overwhelmed and grief stricken. Her vision of my parents' house as her idealized "dream home" made me sick . Of course she followed up on a number of occasions by knocking on the door with kids in tow. I wanted nothing to do with her or her family. When the house did go on the market, we took the best offer, which wasn't hers. I'm glad my realtor dealt with her and not me.

    I think the buyers “love letter “ should be outlawed. I think it opens up the opportunity for discrimination. If you mention age, sex, marital status, children, etc you run that risk.

      I completely understand where you are coming from and the exact reason why a lot of agents that represent sellers advise their clients to NOT read the letters until after they have accepted an offer, this way the emotion is removed from the situation. Its important for Buyers to understand this can happen in their situation. And of course, I always advise my clients to speak with their attorneys for all legal advise. Thanks for watching!

      In a lot of cases, you are correct. However I have personally seen Seller's choose offers based only on emotional reasoning and not financial gains.

      Not always, Canadian companies like Triton are buying up all the starter homes in cash, and renting out at crazy prices, leaving American families in the dust. Some sellers don’t want to sell to these greedy unethical companies. I’ve seen people say that letters helped there offer get picked. It can’t hurt to try.

Your opinion doesn’t apply to every person. Also I’m not sure what any of this has to do with gas pumps. You aren’t making much sense and maybe need to calm down a bit.
