How To Write A House Offer Letter

  • When you’re wanting to put an offer in on a home, there are most likely several other buyers who want the same house.
    So, a seller is receiving a flood of offers from buyers wanting specific prices, terms, and items.
    But, to a seller, selling a home is not just about a black and white contract, it’s an emotional experience. They’re selling the house where memories have been made and usually like to see their home go into good hands.
    So, what is a house offer letter and how can it help you?
    A house offer letter is a letter that you as a buyer include with your contract when putting in an offer on a home.
    A house offer letter “humanizes” your offer by showing a seller that you’re prepared to pitch yourself as the best buyer for their home, not just because of the price and terms you’re offering, but because you and your family would benefit by the seller accepting your offer.
    And offer letter for a house isn’t always needed, but it’s a great way to stand out in a competitive sellers market when sellers are getting multiple offers.
    Here’s what to include in your house offer letter:
    * Handwritten, 1 page
    * Tell them about yourself and your family so they can visualize who they might pass on the home to
    * Why would the home benefit you and your family?
    * Point out the homes character, specifically if the sellers have their own projects
    * Explain your willingness to close
    * Explain your bid. Be honest and polite. This will help you offer have context
    Here’s what to avoid in your offer letter:
    * What you want to change about the house. Even if you want to make it an open floor plan, don’t tell the seller
    * Anything negative or pressuring. You’re wanting an agreement, not conflict.
    * Any information that is outside of your offer… be careful to run your offer letter by your realtor. Don’t give the seller any info to negotiate with
    An offer letter for the home you want to buy is by no means going to “seal the deal”, but it absolutely will help your offer rise to the top. Why?
    Because, imagine you are a seller. You just got 10 offers on your home. How do you sort through the madness of offers are varying prices, costs, dates, terms, etc? That’s a lot of numbers to sort through.
    Now, let’s say that 3 of those 10 offers has a home offer letter. Wouldn’t you be curious to see the handwritten letter that a buyer wrote?
    Wouldn’t you be curious to see what someone has to say about your house?
    So, talk with your realtor about creating a home offer letter. It just might help you get a head start on your home buying competition!

    Thank you sir this is excellent advice. the only thing that makes this hard is in many areas such as mine, homes aren't even on the market for 24 hours. There's so much competition that there's not enough time to even write offer letters. Me and my wife have been beaten out of three homes (EDIT: 6 homes now) and two of them we offered over $40,000 asking price. YEAH, IT'S LIKE THAT 🤦😭

      Literally me and my girlfriends. Lost 4 offers and we offered up to 40k more than asking. When we could get information, we lost to all Cash offers or others who were wiling to waive Appraisal. Its crazy and depressing.

    Should I put the letter into the owner mailbox if he/she is living in the property, or give the letter to the solicitor?

    Hello. My offer has already been rejected but I truly want this home. I offered what is my budget. I came across this video and want to write a letter to the seller just to explain our lower offer and absolutely love the idea and just want to take a risk. However, can I still write a letter? How do I get it delivered? Thanks

      It's absolutely worth it to still write a letter. Have your realtor send it with an updated offer.

    We have done this , our seller has already accepted an offer before we done it though. No contracts have been exchanged though it’s just been a handshake sale. I hope it works. Will it benefit at this stage ?

      An offer letter probably wouldn't. However, I strong advise you get a contract in place to protect yourself.

    What if it’s 250k an only have 200k how do I approach it plus I’m in a wheelchair?

      You could try to negotiate, but I imagine a seller would not give up $50,000.

      NOT IN THIS MARKET. People are getting 50K plus on top of what they are asking. And I do apologise because I can't imagine what you go through, I really can't but what does a wheelchair have anything to do with making an offer on a home?🤷

      Only renters have to accommodate people with disabilities. When buying another person property, they are in no way responsible for the buyers needs. This is not renting which is a paid service. This is someones personal property and isn't even obligated to sell to anyone at all of they wish.

    These love letters have grown in popularity in the 15 years since I last bought and sold a home. Now that I’m planning another move, I have to say I find these letters so manipulative and disingenuous. I cannot understand how they’re legal. Any such letters I receive will only be seen as a negative.

      ​@@WinTheHouseYouLove is it though? These letters *can* be manipulative and disingenuous. But, so can much of the real estate process from the seller side too.
      If nothing else, when done in earnest, these letters can bring both parties back to a grounded reality of what buying/selling a home means to the local community and prospecting families. To view ANY letter as "disingenuous by default" *sounds* like the perspective of someone who might believe that everyone is disingenuous.
      These letters are akin to a Cover Letter for a job interview. How do you feel about those?
