    Writing personal letters is a very fine line. Fair housing violations can get people into hot water.

      If I personally got a letter from someone looking to buy my home, that would be HUGE (considering I liked the letter ha) in my deciding to go with them.

      Buyer "Love Letters" are extremely frowned upon in Colorado by our Real Estate Commission because they tend to violate fair housing laws. Most Colorado listing agents won't even present them to their sellers now, for fear of losing our licenses.

    OMG! This video is a God sent to me! I just saw a house that is in an area where my daughter with specials needs is going to get much better services If we move there.I just was thinks about writing a letter to seller mentioning this but I wasn't sure if i was being to vulnerable.       @@lionheart93 It Went Great! We Ended Up Closing On The Home A Week Ago. Like I Said We Decided To Buy The Home As Is , Meaning We Didn’t Do A Home Inspection, Only Reason We Didn’t Was Because The Family Needed To Relocate ASAP And The Home Was Only 3 Years Old. So Everything Was Brand New. We Went About 10 Grand Over The Listing Price And Asked For About 4,000 Back.

    Another good option is paying the sellers transfer tax and rec fees 😁

    Why are all the For sale by owners always are 50k in my area more than a 40 to 50k over Zillow estimate?

      FSBO’s are in the mindset of they can do everything themselves and all Realtors are the same, so why should they pay commission? They are usually under the assumption they know what they are doing, so they list it at the wrong price haha. Sometimes they don’t want to pay out the commission cause it will “eat” into their equity, even though listing it will get it more exposure and will likely attract higher offers. Idk, just guessing LOL

    IT IS NOT AS IS, IF, YOU HAVE A CONTIGENT UPON INSPECTION, ESCAPE CLAUSE IT IS A CONTRADICTION.

      It is still as-is just with an inspection and right to terminate. It is not a write to change the condition of the home meaning the home still remains as-is.

    If I purchase a home right now at the top of the market, am I risking going underwater soon? We are putting down almost 20%.

      If you're planning on keeping the property for 5+ years you should be fine, especially with 20% down. As long as you can afford the mortgage there's not much a crash will affect short term.

      It doesn't matter if it goes underwater unless your plan is to buy and flip. You will be fine If you can afford the fixed rate mortgage and plan to live in the home for the long term.

    I wish I watched this video before we accepted our offer. We are not FSBO but here in MA my wife just wants to leave. We talked to our agent on Friday got pictures Tuesday listed Wednesday first open house Friday offer accepted Saturday morning 35,000 over ask. 1 bedroom 1 bathroom. 300,000. I don’t even think we’ll appraise for 300,000

    I will try, really said we have to offer much more and do the appraisal gap here in denver. market is craZy.
