This is another overlooked reason why living at ITH might not be a good idea - when you sell your house, you have to move it. Any other tiny house community would let the house stay there after the sale, but not ITH. As @theplaceofhouses has commented, Randy Jones wants those houses moved off the property so he can sell and put a new house on the lot. Randy has frequently said that the main reason he's developed his tiny house communities is so that he has a place to put the houses that he builds. He's said the money is in the houses that he sells, not the rent that he collects.
P.S.: The buyer knows that the house has to be moved, so that vastly diminishes the seller's negotiating position. This house could very well sell for less than it's fair value because of that stipulation.
I don't really care for the design but enjoyed the tour and the craftsmanship is great. With your design skills I'm sure you could turn it into something fantastic. I always wonder how many people knock themselves out trying to wash their face or brush their teeth with those tiny bathroom sinks.😅 There is plenty of room for a nice vanity. No closet space for hanging. Probably freak out in the middle of the night when my guests creep by me to use the bathroom. Having rambled on too long just want to say you always do an excellent job presenting for the buyer.
there are a lot of flaws in this design- i'd have the shower where the washer and dryer are, the sink where the toilet is, the toilet where the shower is but have it facing the sink and shower and the washer dryer where the sink is cause how uncomfortable would it be trying to do laundry with a toilet literally pressing against the back of your knees? as for the loft, with the layout they could have easily had a drop down floor so you could actually stand up there because why would you want to crawl around upstairs, especially if youre an older person with potentially bad knees and hip problems? if you got rid of the pointless extra double doors the drop down would extend over the kitchen and that area so as not to be in the way of standing room downstairs. i love tiny houses and its my goal to live in one some day but the problem is most are built following the trends and arent as practical as those selling it to you would have you believe. as for your comment about not wanting guests to have to crawl past you in the middle of the night, if you removed the useless double doors you could fit a couch in that space that converts to a bed for your guests. tiny home builders should stop focusing on whats cute and trendy and pay attention to whats actually practical.

Lovely home Dislike the washer dryer beside the toilet because if it ever breaks you have to take the toilet out Also wish there was separate access for e 2nd loft I’m not a knee person either I agree with an earlier poster - they should include a price so folks are in the right ballpark

I think this was the only build with glass panel railings... They look great :) the catwalk is awkward though... Would consider altering the railing to access 2nd Loft for storage via a ladder.... Or... Adding a trap door to access 2nd Loft from beneath... That could work too..
The seller has the prerogative to sell the house as they wish, but not listing an asking price and asking people to just make an offer makes no sense to me. You're not selling a used sofa on FB marketplace.

He's able to make a lot of money by forcing these houses off of the property, selling new houses. He'll also get a new key payment. As usual, it's win-win for Randy Jones and ITH,and lose-lose for the seller/buyer.

i would get rid of either the single door or the double door as its a waste of such a tiny space to have both in the same room- a separate door in the bathroom or back bedroom is great in terms of a quick escape in case of fire or emergency but having multiple entrances literally feet from eachother is pointless

Sure is weird that everyone that is selling their homes out of there has the same excuse. Who is going to pay out $30K and get nothing for it, and it doesn't even secure anything. I don't get it.
The place for the fridge is where the stove was designed to go, and the area at the bottom of the stairs was designed to be an apartment sized fridge, but got switched out and the drawer unit got put in instead

That's insane charge every new homeowner for key money. The first owner paid for the infrastructure. Yiu got to be nuts to pay someone 30k to rent a stamp size lot. The people already there are being offered or told to purchase the new 100 yr contract. I think they are scared if they refuse, they could be evicted without cause, like others have. Beware people...
Id definitely buy a ith tiny home but id be leary renting. This key money thing i dont understand. If youre charging key money id say 200.00 until you decide to leave locking you in permanently. That key money i dont see other communities asking for. Better to pay the average 500.00 and not lose money or buy a piece of land and use this key money to put in services.

Always developing new tactics to cause more income bc the low rent isn't cutting it anymore. ITH is scattered to thin these days with all the new development. They are becoming more creative...

Back when ITH used to have real craftsmen making custom homes. This home is a beauty, but a bit small for more than 1 person.

There are longer term secure leases as well, besides the year to year leases.
