Nice place! That price is great for it being Amish built and with so many extras. The extra furniture package seems reasonable as well. She's chosen good-looking pieces that look comfortable as well as functional.

There are so many quality upgrades to this home, and I love the white interior walls and so much storage. The only thing I would prefer would be to have the extra two feet length to make the living room more spacious. But the huge deck makes up for that. And what a beautiful view! ❤️❤️
Compared to ITH lot rent, that $550 is nearly double what is charged on the Mountain and Buffalo Creek communities. When key money isn’t paid up front, you’ll pay it on the back end with higher lot rent. This Charleston is stunningly beautiful in all white. Overall a very nice tiny home community. 👍

Reality and good business sense doesn't fit in with the marketing and selling of a product. Nothing against this video. Unfortunately this is the way of the world
@@AsaGardiner I've never failed to point out that ITH's low rent comes with a huge upfront cost with the key payment, and I've never failed to receive criticism for pointing that out. And what you said about being called "negative." is especially true.
The key payment for The Mountain and B.C. is $30,000, so it would take 10 years to recoup that in the form of lower rent as compared to here. And many people will not live that long, or will move away long before then for many reasons.And if you put that $30 K in Vanguard, based on their stellar track record, in 10 years it will have doubled in value to $60K. Even allowing for inflation, that a lot of money that's you would have lost by renting at ITH.
Key money at ITH is $15-$30k. Divide that by how many years. It’s much cheaper to live with a little higher rent now than that crazy key money. And ITH has one yr NON-renewable leases. So literally you could be asked to leave and you are out your key money.
My goodness, you're becoming quite the real estate professional! With each successive video, you are providing more and more information for interested (or curious) buyers. Super helpful to include the average utilities, internet cost and company name, etc. Pretty soon, you may have to change your channel name to Rhinestones, Wrinkles, and Real Estate

Beautiful tiny home. Love that deck and that she put it on a concrete foundation. Also love all the extra cabinets added. I like the Charleston floor plan, well built by the Amish. Like the view and that is becoming a nice community. I think the price is good considering all the extras inside, that big deck, and being on a concrete foundation. Nice video, except for standing too close to the wind chimes for too long it was hard to hear you. Thanks!

You will not find much better in lit rent anywhere in the country. ITH is an anomaly for their lot rent

This one looks lovely. I think the light coloured kitchen tops always make a huge difference. The original butcher block colour is lovely but I always think it looks better when people change it/cover it with a lighter colour. (The same as you did with yours ❤️)

@@rhinestonesandwrinkles absolutely. I think the dark butcher block colour can (depending on the rest of the decor colour scheme) make the kitchen appear smaller in size.
Light and bright colours always look so much nicer in tiny homes, and give the illusion the space is much bigger than it is.

Great tour. She has a lot of extras Foundation, spacious deck, interior painting, extra custom cabinets, washer dryer, kitchen counter extension, stone counter top, refrigerator--- I probably missed some. (Murphy bed, if it stays) It wouldn't surprise me if she has more than $103 in it. I do hope she leaves the picture opposite the front door. That will scare the burglars away !!😂

Nice home, but I would not like a RV parked next to me.
I like this home and I am looking very hard for something small in tenn... However I don't like the idea of living in a community park setting... If this home was standing alone I would buy in a heart beat
There are several that you can take off property for a great price.
It could be moved. The deck comes off. You’d have to reskirt it.

Yes there are two access point under the house. One where the water and electrical is to the right of the front door and the other in the front where I do store some items.

Considering it high lot rent may be relevant based on what part of the country someone currently lives in. I'm in Florida. I think it's a great price for lot rent, plus it includes the property tax & other amenities.

Nice home! Does the lot gets all the way to the road below or would they be placing homes in the slope? What is the size of the lot? And can it be fenced or lanscaped?
What does the 500$ per the lot include? grass cutting, clean up of road, remove snow, etc_

Looks like pipes might be underneath the home in the foundation, do they have any insolution, and what type?

The original model was a 28 foot but got changed to 30 foot shortly thereafter.

How large are the lots?
The lots are basically room enough for home and storage and couple of cars. Houses are not so close to each other. And there is a ton of common green space in this community.
The lots are about 34x40. We have larger homes that have been cavaliered over the edge to accommodate. The concrete pad is poured to support it that way. Plenty of room for a large shed and two cars as well as house. Some even have a golf cart. Because we look out from the top of the mountain it feels even more spacious. And with the large deck, lots of outdoor living.

ITH communities are absolutely BEAUTIFUL!
This is one of their’s & although I don’t support that channel their communities are well maintained.

I do think the rent is high. The kitchen has such a small hallway two people couldn't past. Only a 32" shower in this big house. One thing that would bother me but there is nothing you could do about, is the two nosy women right in the middle of the road looking because some one is filming.
