Great content dude. New subscriber. Could you make a video about your sales wins and losses? What strategies worked for you so far and what didn’t. Also, curious about how you handle new construction vs acquisition vs existing complex without the service.
How do you get a property to add this into theor residents lease on leases that are already established? Id assume if you got into a property thay hadnt even opened yet would be easy, but how do convince them to add this expense into their residents lease without residents getting upset?
Love your channel and all the info and inspiration you provide! Can you share any other property management companies that you know of that have national contracts, please? Thanks you :)
Great video man, question for you though. You mentioned approaching a regional manager to pitch the contract to. How do you go about getting in touch with them? Just walk up to the leasing office?
Do you require a down deposit from the properties to pay for initial trash can costs? And how do you estimate your charges per door, based on how many days you visit
Osbaldo, I have a question. Do you charge for every visit or is it every month? If you service the property twice a week, do you bill the property for each visit of the week? Thank you so much for all the great info bro, this is really inspirational.
Hi, honestly this is totally to the community team. As long as you are doing a great job at first the residents may push back, but since the service is mandatory, they eventually ease up as long as trash is being collected. If not, they will make sure to share their thoughts with the community manager and then that will lead to you.
What’s up man! I currently live in an apartment that the trash company is not doing their job and I always wanted to get into the business..I talked to the property manager she said they’re trying to contact them to see what’s been going on..Got any advice of what I should do?
We always keep an inventory as sometimes unexpected deals occur. Also, usually when the property changes company is mandatory to submit a 30-day notice so that gives extra time if we are low in bins. Hope this helps.
What do the complexes do about recycle? Also, do tenants have access to any dumpsters or does all trash have to come thru u? Thx for the videos. I'm really interested in this business.
Hi there, yes all residents have access to compactors and dumpster where they can dispose any furniture. Some properties have recycled containers other don't, but if they don't have a recycle container, we separate the recycle for them and they call a recycle company to haul it out.

Not to sound bias this is definitely a location oriented business, just certain areas would definitely just not allow people to place their trash in a receptacle outside their door in the hallways. Osvaldo I’m sure you crossed many hurdles on this from a property being concerned about rodents, stray animals etc. How did you manage to work through these issues?
Hi there! So it is location oriented because not all properties can have this service. There all multiple levels of apartment complex like housing, A, B,C Type properties; however, regarding the trash bins being place outside. All residents are required to take their bins back inside after the service or before 9:00 am of the following day. I hope this helps.
@@trashandgollc1113What's the point of this? And how do you get the residents to comply with always having to bring the trash can inside? I feel like residents would hate having to drag a trash can in every night.
@@deandremaddox6555 It is a lot. between all the properties we have I work 7 days a week plus my normal job. I work I'll say 13-14hours a day. My only down time is at 7pm when I get home to nap and eat. Then when I come back home at 11 pm I chill before I go to sleep. It is worth it though.
