    well explained. a few points;
    1. you kept stressing upon the income of Rm 14,400. However, you're also paying Rm13,200. So net gain comes out to be roughly Rm 1,000.
    2. Interest rates and ASB rates fluctuate. So far ASB rate has been above the interest rate but ASB rates keep falling and interest rates keep rising leading to a net negligible gain per year.
    3. The true benefit comes from the dividend compounding which will get the most value to the person after the 4th or 5th year.

    In the first scenario, you don't have any debt, so literally no risk. In second scenario, you will have 200k debt plus monthly installment of 1100 so your profit is actually 14400-13200 = 1200 which is merely twice more than in the first scenario. If dividend rate ever falls below the loan interest rate (very likely due to the trend of falling dividend rate every year but fairly constant interest rate), then you will experience loss instead of profit.

      You forget that interest rates are also revised time to time following the economy or simpler term, it gets lower say in bad economy. Example rn bad economy right, asb div only 5.5%, loan rate is 3.5% roughly, its still untung. Just not much. More or less like u simpan asb manually. Just that with asbf, by the end of loan period, u get 200k plus yr capital so its a lot

      @@ggexp6128 but still, it's not guaranteed that the asb dividend rate will always stay above loan interest rate. It's on a downward trend and I won't be surprised if it becomes equal to the interest rate. Asb 2 is 4.25 this year btw.
      If you can take this kind of risk to apply for asbf, I think it would be more worth it to put the money that you would otherwise be paying for asbf into other riskier but with much higher return investments. Keep asb as something like a bank account- where all the money there is your own and not from a loan.

    Mr Money TV, I have a question. If I take up ASB2 financing, at the end I will get RM14400-RM13200= RM1200, then is there any other charges or fee (interest) to pay? Appreciate if can include calculation. Thank you!

    Your roi is 0.303% per annum....provided dividend is consistently fixed @ 7% which is unlikely...rm200k is a debt which you're paying for... it's not something earned miraculously at the end of 30th year... you're paying for it monthly with your 1.1k principle + interest... remember the banks earn rm196k in clean profit at the end of the tenure...in a perfect world if dividend is fixed at 7% for 30 years your net accumulated take home is rm36k by the end of the tenure.... scenario one seems like a safer option....just my 2cents la

    Is it smart to use isinar 10k money to pay for 1 year worth of 200k loan.. after that use the yearly dividents to pay off the loan. I am planning to do so, for a long run return of 200k. So when my two kids become young adults they will have 100k each in their savings.

    Mr Money TV please answer my question - so i pay RM 1100 monthly; totaling yearly RM 13,200. and at the end of the year get Rm 14,400 in Dividends. Now my question is the RM 13,200 i paid - is that full amount used to pay my interest for the RM 200,000 loan i took?

    what is the interest rate from the loan or any other bank charges?Please explain more about the net earning after loan termination. Sounds with asb financing, youll earn much leader despite of the high dividend. Kindly clarify thnks.

      hzyr usually bank charges around 5% with OPR lower these day it’s also a good time to take advantage of this! I think I saw some banks offer 4.75%. Yes next week we got a video explaining this in detail! Stay tune and turn on the notification!

    Just curious, I don't know if my calculation is correct or not so please correct me if I am wrong
    If we go for Scenario 1 (Cash), then the monthly average would be
    Year 1 = RM7,150 x 7% =RM550.50
    Year 2 = RM20,350 x 7% = RM1,424.50
    Year 3 = RM33,550 x 7% = RM2,348.50
    Total Returns Earned after 30 years =
    RM314,522.25
    If we go for Scenario 2 (ASB Loan), then the monthly average for 30 years will be fixed at RM200,000
    Year 1 = RM200,000 x7% = RM14,400 (Minus the fee of RM13,200 it is now RM1,200)
    Year 2 = RM200,000 x7% = RM14,400 (Minus the fee of RM13,200 it is now RM1,200)
    Year 3 = RM200,000 x7% = RM14,400 (Minus the fee of RM13,200 it is now RM1,200)
    Total Returns Earned after 30 years =
    RM36,000
    Wouldn't doing Scenario 1 earn more than Scenario 2 in the long term?
    Not basing the video or anything, I found it incredibly interesting and I thank you for sharing the information, but I just want to confirm if the calculation I've done is correct or not :)

      You completely misunderstood scenario 2. If you pay loan like usual, and didn’t withdraw the dividend, let it compound for 30 years, you will gain a heck lot more than scenario 1. Maybe double

    I have opened this under my Wife very long time ago last time they were financing for upto 400k now only 200k , she is Malay and im foreigner .
    You should have put the sad cat when mentioning i cant open it 😂😂

      Hey Amal! i think you can take both ASB and ASB2 financing. then it will be 200K +200K ive known some who take both financing total of 400K

      Mr Money TV For now I have the one for 200k Financing loan type. But when i wanted to go and open for ASB 2 Maybank said there is no more loan scheme for ASB 1 200k and ASB 2 200k . So only option is to go for cash investment and recieve 550 rm per year 😿.
      But what is your suggestion ? Should i try with other banks ?

    RM14400 - RM13200= RM1200 this is the little earning goes to the investor. RM13200 go to the Bank after 1st year investment. Is it fair?

      YEs because when it comes to any bank loan your first few years will be paying more interest.thats call amortization

    Rm200k * 4.45% = rm8,900
    But the amount that you pay to the bank is rm13,200 annually.
    So you lost rm4,300 seriously not worth it

      Cina lang can buy asn. But i dont think worth it. Just make your life difficult, and no guarantee u can get 200k loan.
