      Hello, I live near kingwood and I think it’s much nicer than surrounding areas. I didn’t move in there because of the flooding but now that crime has been increasing, I sure wish I would have.

      @@Makeuphuney it is far safer than the immediate areas surrounding it. It has flooded in the past, but it’s still safer than the surrounding areas that don’t flood due to the rising crime.
      There are safer areas than kingwood around Houston - such as the city of Friendswood.

    So nice to see Richmond on your list. I built a home there and I love it. Richmond, Katy, Sugarland and Fulture are the best. Basically Fort Bend County/West Houston. I do love Cypress and the Woodlands too!!!

    Born and raised in Syracuse NY . I moved to Texas 6 years ago and suburban Houston 4 years ago. The rate that retail shopping centers are put up is crazy, also housing developments. The taxes are very high( and yes I know there is no state income tax). Forest and brush land clearing is insane, and people wonder why there are flooding issues. They build “Levies” to mitigate it, but leaving trees and bushes to soak up the water is a far better plan. Groundwater levels are dropping, could that be that there is nothing to soak up the water to bring it into the ground instead of running off? Can’t wait to move out in the middle of nowhere with scenery and land on a small farm. Oh, and this place is an oven 10 months out of the year!

    Live in Katy. One thing I like about Katy is that it's much closer to downtown Houston and the various unique districts - particularly Vietnamesetown, Chinatown, and all the inside-loop neighborhoods. Katy also just built a brand-new Asiantown with dozens of ethnic restaurants, shops, and supermarkets. If you or someone in your family is Asian and would like to maintain that cultural connection, Katy is a much, much better option.
    Also, the Katy ISD is the best ranked district in the Houston Metro, and #13 in the entire state.

      @@livinginhtx I moved here from Indiana in 2017. I lived in corporate housing near the Med Center for the first three months, then bought a home in Katy. Later that summer, I was greeted by my first hurricane - Harvey.
      I've never experienced anything like that in my life, but we were incredibly blessed and our housing community didn't flood the homes themselves. We couldn't get out of our neighborhood due to water for almost a week, but we were way more fortunate than the older communities without the enhanced building codes (older sections of Cinco Ranch, burbs up towards Humble and Atascocita).
      We love it here. I love Houston, the metro, and Texas. I will never move back North or anywhere else. My wife and I will spend the remainder of our days here!

    I just moved to The Woodlands in January and so glad it is rated so highly!! I love it!!! To know it was created in 1974, which is the same year my daughter was born, is an added plus! It is so “plush” here, and I love the way it is designed!!! Due to all the trees, which accent the shopping/dining areas, it insures that it will always look nice due to “street/park maintenance”! It is very modern with a small town “feel”!!! Plus…there is so much to do! 🎉🎉🎉

      The Woodlands is nice but I can tell you haven’t been around Houston much. Compared to other areas there’s really not much to do. The inner loop is where there is the most to do

    I would rank The Woodlands @#1 because I like the secure feeling of "living in the bubble" plus Katy is a little more prone to crime and flooding. I would also like your thoughts on Spring. I agree with the older homes in The Woodlands vs newer development in Katy but I just have favorite choices that make The Woodlands a fav for me. My second fav would be Montgomery. :)

      I live in Kingwood. It’s nice as well a little expensive or a lot to some but I’ve been here 2 years it’s a growing community. Far as flooding in my opinion with the way climate change is happening all over the world, living in Houston period you don’t know where your gonna get hit with a natural disaster. It could flood in the the places you least expect. Stay Prayed Up.!

    Dude out Conroe as #3. Heck nah. There’s bias there clearly he said he was born and raised there. Cask any Native Houstonian and most would say it’s more like a 7 or 8 in a too 10 Houston suburb.

    You did a great job. However, Conroe is not usually considered a suburb of Houston. Sugar Land is a beautiful suburb and not a bad commute. Galveston doesn’t qualify either. Sorry. Just too great a distance to be included.

    I live in Spring Branch/Memorial area...the only thing I don't like is the traffic...its so crowded. Great for the younger crowd but plenty of family homes too

    Loved this video! My parents moved out here to katy back in 05-06 I wanna say. My dad had a house built for my mom right off of westgreen and it has all the schools including a day care all within walking distance from her house! I came to visit in 07 and her subdivision wasn't even finished at the time and i10 was under heavy construction of being what it is today! I loved it the first time I came to visit and wanted to move out here back then! I was the last of my siblings to move out in November of 2018 and love it so much. It is completely different from NYC and CT! Definitely the place to rise a famiy.

    Don’t think or buy in Dunham Pointe, very bad developer/irreponsive HOA. Definitely not recommend, I bought a house due to the fancy advertisement but regreting it now.

    Been trying to move to Houston for a year. I live in New Hampshire and wanted to be gone by snowfall, but moving has been very frustrating and way harder than I expected.
    The most annoying thing is paying for all these applications just to apply without a Guarantee to get the apartment your applying for.

      Believe me you go to Houston. You personally will have no problems 😁😆😅finding a place to Live be it an apartment or or something with a homearge french veranda though probably with a Spanish adobe flavors nice smart. But the traffic getting to work 😹 will be your worst problems. Some people spend two hours a day in traffic. But they live quite well doing that ..in the actual suburbs. Mwhere it's safe

    Would you also recommend Sugar Land since it’s not on your top 9 list but it’s rated by the media of top 5 best suburb towns in the US? I am a former Houston resident and I used to love go down to Sugar Land to hang out since it’s a nice, peaceful and cleaned neighborhood.     Humble/ Atascocita & Baytown are nice good areas too. Baytown has plenty of water parks. Everything basically off Garth rd. Humble/Atascocita has plenty of nice homes and plenty of shopping areas as well. And yes Pearland is nice too. Specially the area around Shadowcreek High school.

    The vibe in Conroe is very similar to Georgetown which is a small city north of Austin but the major difference between Georgetown and Conroe is that Conroe is more greener than Georgetown. Conroe is in the Pineywoods region while Georgetown is in the Hill Country region of Texas. I'm from Round Rock which is located between Austin and Georgetown.

    This Top 9 is good Subdivision for live, IF You don't have to work in central Houston area. ( Everyday traffic will keep you on the highway for 2 hours /round trip😂.)

    Born and raised in NY, but now we've been living In Pa for the last 20+ yrs. We already have a son and sister and family in the Humble area. Because we have a pontoon boat, we would prefer more lake access like the Conroe area. Right now, we leave our boat at our marina year-round. Was wondering if you've done any videos on the marinas at lake Conroe?

    This was a very good video. Very informative. I’m from out of state and we are researching this area. You gave us a lot of info. However you are not talking about the housing market recession we have entered. The interest rates. There are price reductions everywhere! I know you need to earn commissions but you should be honest about what is taking place and advising people to wait until the market hits bottom before they buy so they don’t go upside down and loose there home. Honest Texas realtors on TH-cam warning. Travis - real estate mindset. Nick - Reventure Consulting. Scott Walters realtor channel. Dan - I Allegedly. Jeremiah Babe. All honest guys warning the public not to buy and showing why.

      Glad you liked our video. As an expert on the market here, I follow closely what is going on daily. I don’t blanket statement “good time to buy” or “bad time to buy” like other click bait channels. It could be the perfect time to buy for one buyer, and not for another. There are many factors involved.
      Not sure if you are implying I was dishonest, I’ll assume that’s not what you mean. But I had a discussion with an out of state buyer today and we ran the numbers and buying made much more sense than renting in his situation.
      Currently, most price reductions in the Houston area are just sliding back down slightly to what they should have been. Prices are no longer on the rise, but they are by no means crashing at the moment. Sure rates have risen, but buyers can always refinance when rates go down.

      @@livinginhtx I dont care how much rent it. It makes no sense to buy when the market is going down. Your going to go underwater and loose money. Houston area is going to see a huge downturn just like 2008. Interest rates might be high for years moving forward. They wont be coming down anytime soon. Buying right now is crazy. I see big price reductions weekly all over Harris county. If someone just waits 12 months to buy to see what happens they will see massive home price reductions. Wait for the bottom and let the dust settle before you buy a home. In the mean time pay off all debt and save cash. Get ready for the firesale of a lifetime. That is what smart people are doing.

      @@BayAreaCowboy we will see. I think the market will continue to slow down. But I don’t see 2008 happening here in the Houston area. Completely different factors involved. They printed a ton of money, which contributed strongly to the price increases. Now we are at the beginning of feeling the consequences. Clients that have sold in other states moving to texas are well positioned to buy. With recent price reductions, more inventory, and fewer competition it makes buying better than a few months ago.
      All that said, months inventory in Houston is currently sitting at 2 months supply. An equal market would have 6.5 months supply. There is a housing shortage here in Houston. Lots of factors that will help keep the prices more stable than other parts of the country.

    I've been doing extensive research on Texas as my partner & I are trying to move there ASAP like this spring from Chicago I think we prefer Austin but we have friends in Houston so starting where we know ppl seems just smarter to do until we get our feet wet. The main things for us would be low crime rate, minimal flooding, modern apts/home (rent) and electric car friendly ;) this list was helpful especially since I've already been looking in most

      Don't move here, We have a high homicide rate, it floods every three days, I hope a trailer is modern enough, also why have an electric car when you get a free box of 9mm ammo with a purchase of diesel fuel? Constitutional carry is amazing but I'm going through bullets fast.

    Lived in Sandalwood/Lakeview off Memorial for just over 16 years from 1963 to 1979. Those three Sandalwood lakes were an experience and a half!!!

      As a Galveston County resident for years until I was 25, are you kidding? 🤔🤔 There is nothing beautiful or safe about Texas City 😳😳. Baytown is ok in some parts.

    I’ve played pit for shows in that lovely old theater in downtown Conroe. They use hire college music majors while I attended college in Huntsville. I also taught private lessons and did my student teaching in Conroe.

    Wait a minute, Sugar Land didn't make the list?! I don't want to say credibility lost but... credibility lost. Podunk Montgomery is ranked on the list but Sugar land isn't. What in the world is the justification for that decision? Just admit you have a bias for Northern suburbs.

      I’ve lived here most of my life and have never had issues personally. As a licensed realtor I’m not allowed to discuss crime rates in detail, but I can say from personal experience that I feel very safe here and it’s where I choose to raise my family. Like all cities there are parts with higher and lower crime but overall I don’t think about crime here

    Suburbs? You’re talking about other towns and cities! We lived in Garden Villas until Telephone Road became XXX theaters. Then we moved to Clear Lake/NASA area, then League City. Our last home was a little boutique horse, Greyhound, and chicken farm in Santa Fe off of I-45. Now we’re completely gone. I went to school (U of H and South Texas College of Law) in downtown Houston. Quite a drive! We still vacation a little in Galveston and I wouldn’t consider it a suburb of Houston.

    Katy is in Harris county. So that’s a big downside. Also, Katy is definitely not green. The Woodlands is definitely the top choice here.

    Include info on which “suburbs/areas” fall into their own municipality such as Katy having its own mayor/city council/fire/police versus unincorporated Harris County versus if The Woodlands is part of City of Houston for voting, taxes, etc.

      The good thing about most of Houston after hurricane Harvey is that we know which areas flood and which don’t. There are parts of Conroe we know flood, but they are easy to avoid in any home search. Overall Conroe doesn’t flood bad.

    I spent 3 years in Houston in the late 70S, early 80s, the air is soooo thick in summer, UGG and traffic a nightmare, sorry but you can have it!

    I already live here in the heights FOR 27 year last two year we just move 10 block s near the Northside area its been great I don't change this neighborhood for other we go the museums near the concerts the games the restaurant s the great parks we love houston indeed
