      1. The piece of furniture that you didn’t know the name is a dresser but it could also be considered a credenza.
      2. These houses are too expensive , too small for the money and do not have enough amenities- no garage, those stackable w/d units can only handle a very small load at a time. We are buying a house that is 30 years old - it’s 5 bedrooms with a loft a two car garage for $275k. It has been inspected, it has real wood floors, foundation is great, new roof, great plumbing, electrical and it’s on a cul-de-sac and it has a large backyard. The only things that need changing is repainting two rooms.
      Plus this area floods. And with global climate change we are have 100 yr floods every 5 years.

    If you are not from the Houston, Texas area and are considering moving here - word of advice:
    YOU CANNOT BUY A HOME IN HOUSTON OVER THE INTERNET OR SOME RANDOM TH-cam AD.
    As you probably know, Houston is incredibly flood-prone and EVERY home you consider must be evaluated for flooding probability. In fact, the area these homes are in (or very near here) are currently experiencing a major flooding event. You see in Houston, it is perfectly legal for a developer to build and sell you a home in the 100-year flood plain. You will need special flood insurance to occupy the home but moreover - we seem to have 100-year floods OFTEN! (the various counties are constantly updating their '100-year' maps).
    Furthermore, most of these homes in outlying areas are NOT in any city and typically require special water districts called 'MUD' districts to bring water/sewage/drainage to the home. These districts have their own taxing authority so you will pay 'MUD taxes' in addition to school and county taxes. Some MUD districts have very high taxes. The MUD taxes could go up if the district has flooding issues. If the MUD is not properly funded, your water bills could be to the moon!
    The bottom line is actual home price is only a small part of the house buying process in Houston. Start by picking the area where potential flooding issues are well handled (and of course you like) - then pick the home in that area.
    Don't be fooled by crap like this advertised via TH-cam. Buyer beware.

I watch every Houston Real Estate TH-cam channel and are there bad ones out there? Definitely! You’ll often find me in the comments calling them out. However, doesn’t you oversimplifying an issue and leaving out details make you guilty of the very same thing your’e accusing them of?

    Back in the day, when I purchased my first home to live-in; that was Houston Texas in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

      If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

    Buying a shed for the price you would've gotten for a 3 bedroom in 2014 is insane. Housing prospectors are artificially inflating prices to the detriment of first time buyers.

    That’s crazy. We bought our first house in 2017 in North Houston for $183k. It was 1800 sq ft, 4br with a 2-car garage. All appliances included. Had a gas stove and laundry closet for standard washer and dryer. Master bedroom was massive. Dual vanity, separate his/her closets. Same builder, too. Market is garbage now.

      What is wrong with that, especially with these homeowners insurances, they do insurance property inspection now, so if there are a lots of trees, guess what higher rates or they refused to insure unless the trees are cut down......I got a non renewal for that, unless the trees near my home are cut down and the trees are on my neighbors property.....

      Our home better than this and needs work since its older home 😅. 80k ( bought 10 years ago (2013)) 1969 brick home 4 bed 2 bath, 2 car garage, pool, fenced yard, pantry, galley kitchen, living room and dining room, washer and dryer in the garage which was normal when it was built. Flooding yeah around us but we never flooded. Power went off if get decent generator and solar power probably be good.
      Need flush a toilet use pool water 😄. Yeah the first house is not worth shit. Most family homes need at least 3 bedrooms adding that open area is not a bedroom should be illegal.

    As a native Texan avoid buying or renting property in Houston with poor drainage due to trash & debris in the inlets. Not to mention areas adjacent to bayou’s like north & S. braeswood. Lastly, avoid Houston “metropolitan areas” and/or “communities” adjacent to rivers, lakes (i.e. Lake Conroe), reservoirs etc. These are flood prone zones.

    Idk why so many people are complaining. You all want that American dream your “boomer” grandparents had, yet fail to realize a ton of them had houses like this. My grandparents home was 750 sq feet, smaller than these. We have a city FULL of homes that were small like these that were all built in the 1940’s and 50’s. A 2000 sq foot home was never the standard, and if you grew up in one like I did, you were fortunate and are not a part of the majority. This is middle class living of the 50’s.

    Love the affordable housing, but on that first home, legally they cannot call that loft space a bedroom. If they are calling it a bedroom while being appraised, then you're going to run into some issues later down the road when re-listing the house and selling it latter. I don't like housing developers that lie about living space. Just be honest. 2 bedroom with a loft.

That's why so many basement "bedrooms" are not legal bedrooms: the window (if there is one) is too small and too high off the floor. Many newer apartment blocks have two rooms big enough to be bedrooms, but they have to market the unit as a "one-bedroom with den" because the den room doesn't have a window.

    My sister moved to Conroe, got a descent deal on a new build but they got flooded bad this week with the storm that passed by Houston. Also the school sucks and the kids miss school often bc the streets get flooded etc.

      @@JM-kn9dh it was a question, I’d like them to respond letting us know if they got water in their home. It either happened or it didn’t, my bet is that they didn’t. New construction here is now typically built a a certain elevation that eliminates flood risk.

    I find it hilarious that they are calling this Houston. It is actually in Conroe. When I grew up inside Loop 610 in Houston in the 1960's, this area was considered to be way out there. Glad I left H-town in 1990.

    No garage. When you own a home, 🏠 you should have a decent garage. No basement. Slab on grade. 2 bedroom loft. The tall ceilings take away from having an extra bedroom.

      The tall ceilings also prevent proper cooling of the house. Hot air rises so naturally all the hot air stays on the 2nd level where the bedrooms often are, making it even worse considering that's roofed and collects heat.

Drive down harm Clark Houston Texas, same setup same results. Then take a left on Orem headed towards Alameda on the right same neighborhood setup with the same results. Then venture out to Teal Run area off of highway 6 behind Rosa Park elementary, better set up the same results. I'm not just making a statement, I'm telling you facts; yes, I'm a black man.       @@girlnextdoor7012 that is exactly correct…some folks try to escape some other folks and environments and unfortunately these homes (not all) will be occupied by “ghetto” folks…I see it in my neighborhood which is HOA but they have different ranges in terms of house price and builders/some gated/ some secluded etc…certain folks move in and let the grass over grow, random people in and out, complain about the HOA….our Facebook group has seen vandalism on our trails/ kids smoking/ stealing shit…people are moving out and programs come in and lease homes to people who can’t qualify normally….the best example I can give you…Katy and Cypress used to be nice places…they are now super ghetto with rising crime at an unbelievable frequency….im 35 min north of Houston and it’s sad that the country feeling is starting to feel like ghetto a tad bit….and before you possibly…judge I am a black man…

    This is actually in Conroe. We haven’t flooded through any of the storms yet. It is considered a rural location so there are several trees and woods located nearby. It’s a cute safe neighborhood. The people that live here are very friendly and everyone welcomes you. I have a full size washer and dryer though.
    It’s mostly older people without kids.

      Small homes like this being built so close together is a recipe for bringing in the riff-raff. It will become a ghetto and it will spread out. Considering that the Woodlands area and vicinity is about the only decent areas left in the Houston area, outside of some parts of Katy and perhaps the Galleria area of West Houston, you're basically inviting cultures into the area that will not upkeep these homes. It will spread out from these neighborhoods and destroy the town in as little as ten years, fifteen years on average. It's the same thing, just slightly less so, than building multiple apartment complexes. Municipalities approve apartment complexes for short term tax gains and higher personal salaries for city workers at the expense of the long term quality of life for the area and its residents. They essentially destroy any investment, the hopes and dreams of those who moved to the area when it was nice, forcing these families to move before even their kids are fully grown. It's outrageous. The tax base then dries up and the whole city becomes one big ghetto and a downward spiral complete with crime, underperforming schools, and unkempt properties.

    I think this is actually great, my concern would be its a DR Horton which is under a number of lawsuits right now, notorious for cutting corners and making cheap decisions. However, for the price you can't get a bad deal as long as the house doesn't burn down.
    Assuming no fire hazards, this is what a ton of states need to be building instead of mega mansions. Starter homes for starter families.

    A small part of me sees the cute homes and tidy floor plans and thinks this is great for me as an empty nester. But I keep things neat and clean and am just one person.
    But I’m also a realist. These are going to be bought by a family of four trying to squeeze into a “three bedroom” home that’s really only 2 bedrooms. No garages or storage for their gear. Bikes and strollers will all end up on the porch covered in tarps. In 10 years, or less, these homes will be busting at the seams with junk that has no garage to be hidden in. The driveways are small and most people have huge crossovers and trucks. The streets will get clogged with the overflow. Imagine when that family of four has a teenage driver with a car. Where is it going to go? Or a broken down truck on blocks that doesn’t get scrapped. Just stored in the driveway while the family parks in the street.
    I’m sorry, but no.

      You definitely called it correctly. The smallest house can accommodate 1 or 2 people with an occasional visitor. And they have to be minimalist and/or very ocd when it comes to cleaning. The biggest can accommodate 2 or 3 but as soon as someone is growing or acquiring more items. They will have to sale asap and that’s just not going to happen for the majority of people especially how this economy works and inflation. So they will inevitably stay longer and turn the neighborhood into a nightmare.

    Everyone’s mad about the lack of trees. Listen, I love the trees in my neighborhood, but roots, falling branches from storms, and leaf clogged gutters have cause 1 major leak, 2 minor leaks, and one car repair in the two years I’ve lived in my house. Not to mention daily yard (patio) maintenance in the fall, and car washes every other day in the spring. Two of my neighbors have also had sewage backup due to root issues since I’ve been here. I would be thrilled not to have trees at this point.

      Be careful with the hype! I bought into the idea is quiet homeownership and moved into a home with this type of setup off of 290 and Hollister. Caracara Dr. if you wanna take a ride and see for yourself.
      I was flanked on either side by families that basically abandoned their dogs outside. One entertained itself by digging holes in the fence, the other one barked incessantly every time I opened my back door. I couldn't even BBQ in peace.
      Across the street, there were at least 8 people living in a home built for 4-5. They turned their 2 car garage into a party room, would throw up the doors every Friday AND Saturday night and have dozens of people over for music, Coronas, etc etc. Their vehicles would block up those tight little streets. Their garage directly faced mine, and every weekend became a party fiesta in my house whether I wanted it OR NOT.
      Numerous calls to the HOA did nothing. HPD would stop by now and again, but to no avail.
      I sold that house a year later TO THE DAY. It was a sellers market and I made 10k, cash deal and I had to be out in 10 days. Challenge accepted. I lied and said it was a nice neighborhood and I got a dream job in Austin, that's why I was leaving. I was scared if I told the truth I'd be stuck there forever.
      I went back to my peaceful apartment living in Tanglewood. Promised myself I would NEVER be a homeowner again.

    That said, it isn’t a 3 bed. It’s 2 bedroom. They would need to drywall part of the loft off to count it as 3. I did that on mine, making it into a 2 bedroom from a 1.
    The high ceilings absolutely make the space feel bigger than it is.

    I really like these style of house. They look like old midwest style houses. They just need to plant some trees and give them about 30-40 years to mature and that neighborhood will look really good

    Anyone buying there can expect the worst neighbors. They won’t take care of their lawns, they’ll let their teens run around unsupervised, they’ll complain about any HOA rules, they’ll park commercial vehicles on the streets, they’ll play loud music at all hours, and so on. Trust that. The homes are decent and affordable, but at the low end of affordability, it will attract those of less than middle class values.

      The fire department won't allow parking on the 'streets' because they are reserved as a fire lane for firetruck access. They are not wide enough to be municipal roads, just strata access lanes.

    I used to live in Houston for 3 years and I can tell you right now you have to be extremely careful where you buy a home there. These places are cute so I'm not running it into the mud. But really take a look in the area around these homes. Because Houston can be a difficult place to live in if you pick the wrong place. But yes, these are very nice homes.

    For the price ,...really can't go wrong. I think I'd put in a smaller fridge, and Change the Back kitchen Door to a Glass one for some light in that kitchen. I'd also would of liked a model with a Garage. Cute Homes 🏡 💓 💖

    Most of the country is struggling with a affordable housing crisis where many people can't even buy a home. These homes are affordable and new, but the comments are full of complaints. I live in Columbus, OH, and new homes in my area well over $300,000 in not so great areas and $400,000 and up in suburbs. Your not getting any new home for $137,000 anywhere near Columbus OH. So to me these homes are great and at least a family can afford to have a roof over their head and be a home owner. At a later time they can always sell and upgrade to a better home.

      @@WillieFungo No Boomer was buying a house in the 50s. And very few were buying houses in the 60s, perhaps only a small percentage as even the oldest boomers were only 24 years old in 1969. You are referring to the Silent Generation and GI Generations which proceeded the boomers. Boomers were mostly buying houses in the 70s, 80s, and even 90s for younger boomers.

    This is what an honest builder looks like, builders don't need to rip people off like they do. I work in the HVAC plumbing industry for many years and I know exactly what it takes, especially when they do track homes like this to put it together as far as go... And then these builders rip us off, by charging two or three times. The cost it cost them to build it. It's very disappointing, but I'm glad somebody's getting it.

    It’s absolutely insane these are considered “small”. When everyone talks about housing being affordable in the 1960s, this is how big the average American home was. These are not “small” or “tiny houses.” This is what houses used to be like.
    IMO these would have been better if the lots were narrower and deeper. The side yards being so narrow are basically useless space, it’s better to have more land in the back as a deeper yard.
    I also think the double height ceilings are a bit of a waste of space. It be better if that was an extra bedroom. I’m wondering how many people will do just that to the space in the future. It does look nice though.

      More accurately, that's how houses "used to be newly built." Cold-War -era suburban small houses, yes, with one-car driveways and no garage, are still standing and people still live in them.

      Yup. I don’t get it. My parents had good jobs, my dad was a top salesman in his company so we got to grow up in the 2000+ sq foot house. I am not the average. My “boomer” grandparents literally lived in and raised kids in a home smaller than these. My whole city is FULL of houses that are similar sized or smaller. Small plots of land, 1 car, and no garage.

      I think these would be nice starter homes! Get this as a first time home buyer and stay in it for 5 years as opposed to an apartment. Move up to a more standard house after. Makes sense to me! You could put down as low as 3 percent!

    Why are you saying Houston? Conroe isn’t Houston. It’s city out side of Houston. If anyone is considering this location because your moving for work in Houston, just scratch it off your list. It will be hours to work everyday. Houston traffic is no joke and imagine living in a city you thought would be just out side and commute in but you find yourself driving 2 hours in and 2 ours out everyday. You’ll be miserable. Also that 207k house is an apartment with an HOA it’s gonna suck. Also you probably won’t find any new neighborhoods without an HOA in many larger Texas cities. I bought 10ths ago my house is just under 2000sf and my mortgage is less than 800/mo. The price tag on new homes is stupid.

    Don't forget to add property taxes in that payment. Houston just had and increase. A $200.000 house is like 3,200, so add another almost $300.00 to the house payment monthly. Houston doesn't pay state taxes and is a expensive place to buy a house. And not to mention the insurance on these homes because of the disasters that happen down there the insurance has skyrocket. Do your research before buying a house in Houston.
