if you're seeing the property at the same time as your buyers, before you have it under contract, what stops your buyers from cutting you out of the deal?
She has the house under contract already before she has the buyers to come out to see it for purchase.Once it's under contract with her they can't cut her out because technically she has the equitable interest for the 10 day or whatever time is allotted in the contract terms

Yas reporting that I am sure both are very expensive repairs to make however overall which of the two between roof damage and structural repair would you say is most alarming and my second questions is despite an added cost would it ever be a good idea to use a home inspector?

Lol thank you!!!! The sub-to house is a FSBO so no agent involved, but yep you can assign that contract the same way, although your cash buyer may not go through a title company if they don't want to transfer title, so you may just have to have them cut you a check before you give them your contract with the seller and put them in touch with the seller. Hope that makes sense lol

Is earnest money you put as a deposit is returned to you if you completed the transaction. And how can you loss the earnest money?
Yes you have your cash buyer deposit EMD and you get yours back. You lose it if you don't cancel your contract in time
