Moving to Pattaya - Finding The Perfect Condo Deal

- In this episode I begin my search for a new condo in Pattaya in preparation for moving to Pattaya. This will be the first episode in a new series which will portray my condo search while I try to find the best possible condo at the lowest possible price. I begin by visiting The My Pattaya Condo real estate office in the Cosy Beach area and get some insight on the current market conditions before heading out to begin finding the perfect condo deal. Of course we can not look at condos on an empty stomach so we visit the best pad thai restaurant in Pattaya along the way. The first unit we will look at is in the Centric Sea tower located on second road, close by Soi 6. We also will be looking at the common areas of the various condo units and this one has a spectacular roof top pool. I hop you will come along for this journey, and enjoy the ride!

Many bargains in Jomtien too, for me a better place to live, more comfortable and the atmosphere is better, I can go jogging around my condo and find it a relaxed environment, just 10baht bus to Pattaya central.

Great video. For someone that has been to quite a few condos in SEA myself and usually stays at the Base in Pattaya, this was quite insightful!

Been renting in Phuket for 3 years. Just signed a new lease. Pre covid it was 35000 a month. They advertised it for 18000 now. I offered to rent it for 16500 and was accepted. Don't know how the situation is in Pattaya but in phuket they are desperate. So try to get the price down by yourself like I did. I rented through a facebook group.

When looking at condos in a place like Patts it's important to focus on where you're going to be spending most of your time, and that would be your unit. The view of the city, the common room, the gym, were indeed very cool and these amenities are a selling point from the agent's perspective, but it shouldn't be a significant variable when making your decision, IMHO. The unit looked good (but lukewarm for sure), and a little small for two people. This condo series looks to be very resourceful. Great vid mi amigo. Chok Dee Khrap. And by the way, hold out for the perfect deal because it's out there.
The biggest issue I have with condo, especially in tourist areas is the short term rentals.
Leases are not allowed to be less than a month, but there appears to be a lack of enforcement by the relevant Jurisdic Person especially in tourist areas.
I look at The Base condominium on 2nd Road. There 3 tour buses filled with Chinese tourists in the parking area.
I went to the Juristic Person office and noticed signs in Thai, English and Chinese all stating that there is no short term lease.
I spoke to a person in the Juristic Person office who confirmed no short term lease agreements.
HOWEVER, the person who was in the Juristic Person office suggested that I speak to the lady sitting in lobby (who was decked out in a lot of gold jewellery).
The lady was very helpful and confirmed that 1 night, a couple of days etc absolutely no problem.
Also, if one looks on Agoda and/or AirBnB, The Base is available for single nights.
Living in hotel is fine for a holiday, with the loud conversation and people enjoying their holiday.
But for those who want a condo for a home, I would really want to know that only yearly leases are available and even better, if the majority of the condo are owner occupied.
The other thing I am unsure about, particularly in tourist areas, is the enforcement of the majority Thai beneficial ownership requirement. For example, in a condominium of 100 units, 51 units are required to owned by Thai citizens.
The questions I have is who occupies the units, tourists, expats, Thais, single people, families.
The condominium is going to be your home. You have to live with your neighbours.
Well said, as you now pay property tax then just report those who are running illegal hotels. The base etc. Who in their right mind would live there, absolutely full of short term rental. Report to police , local government and agoda etc.
It is not 51 units, it is 51 percent of the sqm

Fantastic vid - ty. Showing the website info is super helpful... looked like some units in this building are for sale also. Very little cabinet space built-in for a new construction compared to some places. I like the high floor views (and limited flying insects) but would not want the foot traffic to amenity spaces right on my floor... or the noise from partiers. I always look at the 2 stairwells in proximity of the apartment in a high rise also... cheers !

Very excited about this series, i may be doing the same very soon (finding a condo, will never buy). This first one, Centric, agree with you, the location and common areas are great, however the unit feels very cramped, i like spaciousness myself specially for two people.
We currently live in Jacksonville, Florida but we own condo in Pattaya.
We've been remodeling our condo from redoing the floor, balcony, bathroom, built-in kitchen counter tops.
We were there last year from Nov-Dec and I'm planning to go back as soon as the 14 days quarantine restriction is over.
We love watching the progress of the show and hopefully maybe we can get together when we're there.

I am not a big fan of central Pattaya. In good times it is way too busy for me but that is a personal choice. We are at Naklua just off Pattaya-Naklua Rd in a 73 square metre condo. It is well appointed with a full European kitchen. A baht bus is 10 - 15 minutes to Central Festival or 10 minutes the opposite way to the fresh seafood market. Opposite Wongamat Beach which is probably the cleanest beach other than the islands. We have a great 180 degree view of the water and the Sanctuary of Truth. Highly recommend the area.

Hi look I just don't understand why people say central Pattaya is to busy for them?? Yet..tell us how far they are away from the action..If your in Pattaya enjoy it don't waste time in a baht bus going back and forth..Just my opinion each to their own.Central Patts for me..👍👍
@@johneverett6751 Some of us who are looking to retire like it quiet but also want the option of being near entertainment venues for a night out or for when we have visitors from out of town. Naklua looks like it might fit the bill for me. I will be moving next June when I retire.

Right up my street this. I think, for me Pratumnak is the best area of Pattaya. It’s the place I’d live and hopefully will. It’s got it all really and nice one for this, you may well save me a lot of ground work. Look forward to the next one. One thing I’ll say is the new developments have the bells and whistles but the condos lack floor space. It’s very cleverly done but it’s for me cramped.
Some of the older established blocks might not have the X Factor but you will get more living area for your buck.
For me this is brilliant as it’s the area I’d choose to live and big 🙏. Look forward to the next one.

Thank You for posting...I'm looking forward to the continuation of your series. What I liked about the Centic Sea condo is you had the garden level condo and weight room all to yourself. On the other hand someone has to pay for all the amenities so am wondering how much association fees are?
