Fashion tip in Thailand.. Wearing tank tops when walking around in a city (when not heading for some kind of exercise) is generally frowned upon and considered impolite. According to my Thai friends 😃

This is accurate. Most properties on d hub are not available. Agents advertise before the tenant has moved out or dont take the property down. Oddly there's more available condos in central Bangkok than some outer areas.
This is true. The central areas have been heavily overbuilt over the past decade and there just isn’t sufficient demand so plenty of empty condos to choose from! Cheers

Thanks for the kind words, and yes the TM30 has become something of a necessity in Thailand. It can be a bit ambiguous, but could be asked for it when doing any kind of visa reporting or extensions at immigration or when opening a bank account. It’s always better to have one!

Is it necessary to set up utility accounts with each of the providers, or is it feasible for a third party (e.g., an estate agent, landlord, or juristic office) to handle all that, and I just pay this third party every month? Would that be an issue if I just hold a tourist Visa?
Normally you pay all the bills directly. Mostly it is all on bank or provider apps. I'll cover all these questions more extensively in an FAQ style video about renting very soon.

Great stuff. Out of all the buildings you've lived in which one was the best? Is that building you're in w/ the 7/11s the project at Rama 9? I remember seeing that there were hundreds of empty units there. But there are differences in the interior unit construction between the towers. Is that correct? Seems like a good spot. MRT. Right there. Night markets around the way. Etc. And easy access to everywhere. Personally I'm always drawn to Phrom Phong and around there. The BTS, the malls, the old Japanese Expat area, etc.Location wise it's really good for my needs. However, the rent prices aren't ideal. I agree with all your points on how to get a place in Bangkok.
If I were to choose one place it would probably be my old condo at Asok called Las Colinas. Large 2 bedroom unit... older and very solid build. Great location. But I downsized to invest more money. My current building is Lumpini Place Rama 9 -Ratchada. Good spot, but don't love the sidewalks in the area and if you are unlucky and have noisy neighbors it would be bad. Overall I haven't had many noise issues, aside from a very brief period. Phromphong is a great area as well. I like that whole section from Asok over to PP. Cheers!

This might not bother some people but I just had a change put in my contract it had said owner may inspect condo at any time! WTF ! I changed to please give 24 hrs notice and I have to be present which they changed np.

Khlong Toei is a pretty famous slum area in the city… but overall it isn’t particularly dangerous. I’ve never stayed in that area but I’ve wandered there many times.. including in the slums and haven’t had any issues.

It’s much harder to get a long term lease, as they are normally a minimum of 6 months. You might need to opt for Airbnb or a serviced apartment. Cheers

In terms of the housing market and cost of living, it’s totally different..much lower housing supply and much higher costs, but it matches more closely with local salaries. I’ve spent time in all of them, and definitely love those cities as well…
You said something about not being able to read Thai. In this world there’s no reason why you wouldn’t be able to read the contract. Whip out your phone and point it at the contract with a language translation app. Boom translated for you to read.
Yeah, most landlords and agents don’t want to rent for such short periods. For this, it can be better to go with Airbnb or a serviced apartment, as they do short term rentals.
Apartment rental in Thailand can be a scam, so don't buy all that high -rise apartments pool ,gym and stuff crap , rent normal apartments like up to 5 -10 floors where you don't have to sign anything, just show your passport and they make a copy and that's it.

If your doing the border runs you should be okay… I have no clue how they will enforce it with the DTV. My guess is that there will be some extra income through the fines that they collect.

Guess many of them get provision from agencies or are agents themselves. So they have no interest in telling you how you get Condos without an agent.

You can translate texts with Google translate app to read Thai language on the contract
This is true. In my experience, with legal jargon Google Translate can be a bit hit or miss though.

Good catch. I think often agents just use a template and will normally just change anything like that when you mention it.

You can find a place quite quickly. If you start looking immediately, then a week should be good!

I would recommend only renting a condo from inside Thailand. Get a cheap hotel for a couple of days and you can find a condo very quickly here!

Correct. It's a great tool, but for legal contracts you will likely get some very bad translations!

Just ask them to send you a copy of the digital printout of the registration, as you will need a copy for immigration.

You can find condos very easily and inexpensively here…or rooms in serviced apartments. When I came back here in 2019, my room was like $3 a night lol

There is a garbage room down the hall…normally just take it there immediately. And yes, everything has hot water.
