- In this episode we finally arrive to decision day for my next Pattaya Condo. Today I will choose my new home in Pattaya but first we still have a couple units to look at. Then I will take you through my decision making process and show how I arrived at the decision today by prioritizing what I found to be the most important attributes of a new condo and ranking each one we looked at and assigning a score to each to aid in my decision making process. I wish you’d do one for a budget of 6-8,000 Baht. I think there are a lot of young (penniless) expat prospective tenants who’d benefit from such a video. You’ve got an easygoing character; reminds me of a younger version of the P.I. in ‘Jackie Brown’. Cheers

Lucas, I’m very happy for you. I really liked the approach to your selection and thank you for sharing. As a condo owner in Pattaya it was interesting and informative to witness your search and thinking. From your analytics, you are a very methodical, I expected the subjective to play a little more of a roll in you decision, and applaud your attempts to minimize it.
During the series, I kept comparing my unit to the ones you were looking at and at the end used your analytics to gage my unit on your scale. It surprisingly did very well. I almost emailed you at the beginning of your series, but didn’t believe it would compare to new properties (it’s 16 years old now). It’s a 60 sq meters one bedroom 5th floor unit boutique condo on Soi 1 about 150m up from the beach. Bought it new (as construction neared completion) and more as a personal vacation condo but have since started renting it out. I’ve been renting it out for the past 7 or 8 years (couple of years to long term renters but more commonly to shorter term renters, 1-3 months). Price is 20k baht/month, but negotiable in todays climate.

That 70 meter unit really appealed. I won't have a motorbike (to start at least) whenever they let me in so the location is really key. I think it was smart to only rank the pool out of 3. I loved the huge pool in the last video but even though I like swimming, I'm just not going to be in there that often. Gotta have that subjective "feeling"category as its all about what you are gonna enjoy living in. Great video series!
Yes, it's a very important category. It changes what looks good on paper vs what looks good in person.
Yeah, I liked that one too. I spend a lot of time in the condo. The bigger the better. And that had great built-in's.

Loved the scoring system, clear and easy to evaluate, especially after viewing a number of properties.
Lunch was great value for money but too often I've found the timing of the food being served to everyone at the table to be too inconsistent in many places when having more than 2 guests.

Don’t forget to find out the electric and water rate, I actually stayed at Grand Avenue, yeah the facilities are great, the one reason that put me off staying long term was I found the design of the buildings claustrophobic and there’s no views. Also for me I much prefer Jomtien, it just feels more comfortable and livable long term, Pattaya Central is just a short baht bus away and I don’t need a motorbike, also where I am you get a view of the sea a wonderful breeze, I never need to use the air con just a fan. It’s all subjective and personal choice, good luck

Grand Avenue is hotel also so it can be crowded and uncomfortable during high season.
Agree, I would have added a few columns; view, accessibility and utilities. I still would prefer to be in central rather than Jomtien... a great series over all though. Much enjoyed!
@@Thewootanglife Ive gone out plenty of times at midnight-1AM and the songthaew is still running at that time. Going back in 3-6am in the morning you can take a queued up songthaew at corner of 2nd road and pattaya tai(south pattaya rd) downside is that sometimes it takes time for it to fill up. Otherwise hire a songthaew for private cost you 200baht (negotiable) or motorbike taxi is 40-60baht(sometimes they overcharge with 80-100baht late at night) There is really no problem staying in Jomtien/Pratumnak and its just in my opinion way more comfortable for everyday life unless the bars are your everyday life then its more convenient to stay in central pattaya.
Idk what you are doing but i have never been quoted above 100baht for a motorbike taxi from walking street or soi buakhao and that is for 2 people as well. 200baht? i might as well take a much safer taxi/private songthaew for that price. 10baht songthaew is still there late night but less frequent(i take it a lot).

Absolutely loved this series!!! Thorough and objective and super analysis. I have to say all of the units were, by western standards extremely affordable. I can live like a king here on my retirement income and still save most of it. I can't wait to retire. This will probably be my destination or at least high on my consideration list. I think Lucas is growing as a storyteller. His organization is better than even earlier this year. His editing also - I think choosing shots of Suzanne walking (from behind) as little connecting pieces between main elements a wise and thoughtful choice - probably well received by his target demo. YOU really broke it down for all of us I am so very interested in Southeast Asia Thailand in particular. I have no experience traveling and have never seen Southeast Asia but Thailand looks beautiful. You have been a big help. I stayed at the Centara Azure a few times, very nice hotel. Loved the location and that aquarium. Pool was never too busy but I can appreciate your considerations as a long term resident.

I was hoping to get Pattaya/Chon Buri or Hua Hin, but I'm going to be in Bangkok... someday... if I ever manage to get my paperwork.

I watched them building City Garden Condos while staying at Royal Palace and Royal Twin hotels. The property was originally a graveyard for old boats, but the condos looked really nice as they were going up. So I like the area but I think you made a good call. Look forward to seeing it after you have moved in.

Considered a little expensive. But great place. I have lived at City Garden for 10 years and I love it.
I don't know I thought the second place at the hotel was pretty cool, but I could see your point about hotel guests.
Good choice in the end but I liked the last condo combined with the hotel the unit was nice as was the sales lady but it was the swimming pool that blew me away

But I think people should consider the walk from the unit to the road or to baht bus.
Some of these large complexes, it's a 10 minute walk to the street in front of the condo in very hot heat..you walk out for breakfast and back is a 20 minute walk..your covered in sweat...I moved out of a hoilday condo after 1 week..as its was terrible to walk in the heat..even for younger people.
Plus if its raining you get wet.
Id let that realtor show me every condo in Pattaya 😍

What i see lacking in all these places are ceiling fans. A ceiling fan in the bedroom and also maybe the living g room would be great and save you a lot on ac usage.
Yes, I do like a ceiling fan. The newer places are generally not putting them in.

Ive lived in Grand Avenue and you will really enjoy it. Modern clean apartments with huge pools. More importantly, you are right in the center of it all. There is a short cut to LK metro by cutting across the hotel condo you looked at or using the soi next to the 7 11 across the street. In addition, there is an amazing bike wash right next to you . If you are facing the entrance to the condo on soi 15, it will be about 100 feet or so to your right. They do a great job and the price is right. If they ever let me back in, I will be staying in Grand Avenue. A side note, they owners of the building were supposed to build a hotel adjacent to the condos and the guests were to be able to usse the pool I think that is on hold indefinitely now due to the current situation

Soi 15 is my home in Pattaya - stayed Centara/Avenue condos and Hideaway - can't beat the location - always thought Grand Avenue would be the one - it ticks all the boxes and that is a great deal - I will look to stay there when I return - congratulations.

Very good series on Condo's in Pattaya....wondering why you don't buy one? Prices are pretty cheap I'm sure with Covid. I'm a longtime Pattaya visitor (25yrs) and it seems like a good time to leave America with the constant social strife that's plaguing America. Can I ask how old you are? it was worth trying to see the block E in City Garden, it has its own rooftop pool... i stayed there last year, one of the best in my opinion

Hi buddy, great condo your ( stomach ) haha have chosen, yeah you are not going to get everything you want in a condo but you will make the best out of it what you chose, be happy and enjoy it, I hope to hook up with you when I finally retire with my Thai wife, we will be living in Chanthaburi will be building a house there and will come to Pattaya regular for sport and holidays, so will hope to hook up with you there in a couple of years. Great video! I'm using it to look at locations for "Retirement" as well. 😁 However, when I suggest I quit and stay in Thailand, my wife says, "You go by yourself" 🤣 I'm still working on it. My idea was to sell my house in Hawaii and just purchase a home or condo there (in my Thai sister in law's name) still don't know which, condo or "villa". Lots of other condos though, chezz, Nova Atrium, the Urban, etc. I like more space in Nova Atrium with 112 Sq m. Seems centrally located too.
I agree, no way I do the hotel. When things get back to normal... It's fine when you are on vacation, but day to day? Nah.

I agree ,the hike (asif 55) to the pool🤦♂️ .But i just hate Dark kitchen units and doors ,makes it looks so much darker and older it actually is .Centara ..any pool in the shade is a massive no no from me regardless of the price .But put me in the basement anywhere in Thailand for free i will say thanks 🤷♂️Stay safe the both of you
Like the location but I'm willing to sacrifice location for space and value - now looking in Pattaya and Jomtien at townhouses, houses, and villas - Bt 15,000 - 20,000 per month with 150 to 200 SqM large master bedroom, bedroom to convert to office, and bedroom for storage, with large living room and kitchen, backyard for my Weber BBQ, some with a swimming pool.
Jeez, i'm gonna miss the realtor.
