      I think sometimes when people live in a place for awhile they forget or never know how special it is. The plants, weather, activities and people here are so special. It has been a year since we made this video and I feel like I fall in love with this place more and more each day. I know others may not feel the same way but I feel lucky to call Oxnard home.

    I've lived here since 1973. Oxnard can be a tough place to live especially if you are Latino. It has improved, education has gotten better, more opportunities for the younger generation. Crime is still bad, but the west side is the best side to live. North side is good too. Southside seems to be the worst end, East side has good and bad. They are slowly cleaning up the city. Lately it seems that alcohol use is on the rise, as well as drug use. There are a few cannabis dispensaries. If you mind your business be careful who you make your friends, you shouldn't have any problems.

    Well done video. I think oxnard is a low key beautiful piece with tons of things to do. I think you forgot to mentioned visiting the Channel Islands which feels like a mini vacation lol. Not much rain throughout the years but we have the best weather. I’ve been living here since 1980 and definitely seen this place grown. I wish there was less low income housing. One of the best things also is that in one day you can drive from beach to snow places.

      Thank you so much! We did a quick comment about the Channel Islands but did not really talk that much about it and probably should have but wanted to focus more on Oxnard. That is a great idea for another video though. Also, great comment about the beach to the snow. We had not thought of that but you are correct that is a big pro.

    This video is rough to say the least. So much baity bs information (dont get me wrong there is some factual information here, there is just also a lot of sugar coated silliness and left out information... We are an agriculturally based city with over 200,000+ people and you spoke about the smallest percentage of people that live here, naming every single business and landmark in the harbor or around the beach lol. While I do live at the beach myself I just believe this is a very skewed version of Oxnard.
    You also forgot to mention that Silver Strand beach in particular is not notoriously not fond of outsiders moving or visiting here especially not to come surf. Look into it.
    This video was created to attract people from outside of the area when in reality the real problem is all the great people from this community can not afford to live here because of this exact problem right here.

    Hi, thanks for the video, I have a bunch of questions, as I am considering a job in the area.
    1) I am pretty tough when it comes to cold water, for example, in late September I'd be in the water on the beach in Cape Cod, There might be 100 people on the beach but only me and 1-2 other people in the water, I assume I'd be fine in Oxnard?
    2) I don't hate dogs... I like well trained dogs but don't like untrained dogs. I do find a lot of what they do annoying, like barking and pooping outside. Am I going to be stepping in dog crap on the beach? That sounds like a major bummer. Is there a good beach that isn't too crowded and not overrun by dogs? I'm looking to do a lot of swimming, I love the water. When does it get too cold? I will be arriving in mid-November, do i have to wait until May to swim in the ocean?
    3) Is it clean clear water or a seaweed forest? I saw some tar can float in, Im used to that but I just dont want seaweed and dead crabs eveywhere.
    4) I'm single, a concern is, I have to do a short drive to the beach, so that means my wallet, my keys, my phone... any tips on how I keep those safe as I go in the water? I have done it before and I'm always terrified of my stuff being stolen while I'm in the water. maybe a waterproof bag with a strap? just keep my car keys in that and everything else in the vehicle? Any other tips there?
    5) Can you recommend an apartment complex? I am leaning toward The Wagon Wheel at the moment. I recently had a very bad experience renting a house, pretty much the con you mentioned. I got along great with one neighbor, and the other was a nightmare. non stop barking dog, loud kids, I went over to ask them to keep the noise down politely, and it got bad real quick... long story short, police got involved, other neighbors got involved, and it took months to pound them into submission to be reasonably quiet. I don't want to go through that again. At least in apartment buildings I have found MOST people will be reasonable.
    6) My eyes bugged out of my head seeing the rent prices for a decent apartment...and I grew up in Manhattan NYC, for reference, so I know high rents. The alternative is a 45 minute drive (not doing that) every day to and from work. Any cheaper apartments that are still nice close to Mugu Point NAS you can recommend that maybe Apartments.com missed? I will say, a washer/dryer in the unit is a non negotiable for me, pool and workout facility is nice but I can do without for low enough rent.
    7) How is the traffic going from Oxnard (lets sat The Wagon Wheel) to Mugu Point NAS? Am I going to be pulling my hair out or is it manageable? Is gas as bad as I have read? Is it REALLY $7 a gallon? That is really going to hurt. I have a V8 and I will not give it up, I need a vehicle with some get up and go. I already know it is California compliant, but the gas prices have me sweating. I might be able to afford a fast electric car in a few years but not today.
    8) Is Oxnard very walkable? It seems to really vary based on Satellite maps. As well as swimming, I'd like to do some good walks to get back into decent shape again.
    9) I know everyone is different, but what would you say is an AVERAGE electric/high speed internet/water bill for a single person who works 40 hours a week? While I will be out at the beach or on a trail as I mentioned above, I also love PC gaming and I like my AC so I will use a fair amount of power. I like a good internet connection, what are prices like?
    I know that's a lot, thanks for what you can answer.

      We can hear the frustration and concern in your questions. It is so hard to move to an area you do not know. We like to take our clients out and show them the area. This gives us a clear picture of what they are looking for and helps them learn more about an area. We understand that you are coming from out of state which makes it a lot harder to do this. Also, we handle mostly home purchases and rentals so it is a little harder to direct you about apartment rentals. Apartments.com is going to have larger apartment complexes. Hotpads, furnished rentals and westsiderentals might be good places to look also. Whatever place you choose to live at make sure that you visit it at the same time of day that you will be home more often and after dark. A place looks a lot different when people are at work than if they are home on the weekend or at night.
      As for good beaches to swim at that don't have a lot of dogs. We did a video on the beaches of Oxnard and talk about the different beaches. Have you had a chance to look at that one, th-cam.com/video/jSPP1dsyFI0/w-d-xo.html You will not see a lot of dog poop on any of the beaches but might find a little here and there. Silver Strand has more people and more dogs than the other beaches in the area so you might want to try out Oxnard shores and Hollywood Beach before that one. There is also an excellent swimming area at Ventura Harbor, which is Bart's favorite. As for it being too cold, we would recommend you check out www.surf-forecast.com/breaks/Oxnard-Shores/seatemp. In order to keep your items safe don't leave anything in your car and especially in view. Bart uses a thick lockbox to put his key in but he has cross bars on the top of his car and can attach one to it. One thing to consider is if you have an electric key you do not want to take it out into the water even in a waterproof bag.
      Gas prices fluctuate around here but they are higher than other states. We keep an eye out on the cheapest places to get gas because they also vary per station. Take a look at this site to help you save a little money, www.gasbuddy.com/gasprices/california/oxnard.
      Oxnard is spread out so it is not as walkable as some other spots. However, if you do land out living in Wagon Wheel they are trying to make that spot more walkable. There is a busy street but you can cross it at the light and there is a Walmart grocery store or go a little further and you have the Collections Shopping Center. As for getting back into shape by walking, the beaches have an 11 mile stretch that is a nice walk. Oxnard is pretty flat so if you want to push yourself a little more we would recommend hiking in Ventura. They have some wonderful areas to hike and are close.
      Your drive should not be bad depending on what time of day you leave. We would recommend driving it before you sign your lease with Wagon Wheel. If you can drive it at the same time of day as you would be for work that is highly recommended.
      Utility bills are hard to say since everyone's usage is different. However, the electric company has different plans to help keep your prices as low as possible. Internet speeds vary but you can pay for faster internet service. We use spectrum and I just did an internet speed test and it says I have 186.5 mbps download and 11.3 upload. Some people have complained about the speed in their area but we have not found an issue.

    Cons: It’s expensive, more and more homeless people; depending on the neighborhood, it’s dangerous (I.e. driveby shootings, property theft, armed robberies).
    Pros: It’s not as dense as Los Angeles and the super nice weather.
    I’ve lived in Oxnard all my life and the city is much more than the beach life. Most of us won’t even visit the beaches unless there’s a party we have to go to. People who live in the Shores are the ones who live the beach life. This video should have a different title (Pros/Cons of Oxnard Beaches?) because most people who live in the city don’t even visit the beach.

      It is always helpful for people to hear from others when watching a pro cons video. Thank you for your input. While we understand that the people you know do not visit the beach it is available to everyone and is seen as a pro and a major reason people are moving here. As for the drive by shootings, property theft and armed robberies, we always recommend that people take a look at www.communitycrimemap.com/ to see what areas have more crime .
      I raised my daughter in Aurora Co. for 9 years as a single mother, just a few blocks from the movie theater shooting. People also described that area as unsafe with drive by shootings, armed theft and robberies. I felt safe in my neighborhood and it had such a strong community. The people I met will always be life long friends even though I moved away.
      It is important to be able to share both views of a neighborhood and let people decide what their comfort levels are.

    You might as well change the name Oxnard to something else because it's not the same city I lived in from 1958-1975. I grew up there in a simpler time when Oxnard was more modest a home in which to live and learn from altruistic parents and school teachers. It was a safe place. The police were respected. They behaved back then like the good cops you see on the Tv show Adam-12. But everything I once knew and loved about Oxnard has failed, been torn down or moved away. Worst of all freedom has been restricted. I'm now seeing sheep who follow their governmental shepherds' commands without questioning them most of the time. That kind of folk I would not have an affinity with living in Oxnard today.

      You would be correct on this statement. Bart and I have noticed that the graffiti has not been covered up as quickly recently. Last summer, I think they had a big push and were doing a pretty good job but it does seem to have slacked off.
