West Camarillo has literally the same weather as the Mediterranean. Very low crime and the best weather.
You're not from here 🙄
We have lived here for almost a year and a half. We have loved exploring the area and sharing what we have learned with others. Where do you enjoy going around here?
You guys are great! Thank you so much!!!🌊🌊
You are so sweet. Thank you so much!!!
Oxnard schools are under staffed and under funded. My sister-in-law taught in the Laguna Vista School District for several years and she and her husband (my brother) were constantly reaching into their own pockets to buy classroom supplies and school supplies and toys for the kids. Many of our other family members were in the habit of stopping at garage sales to buy any grammar school related items on the cheap to use in her classroom and to share with other classrooms. If you plan on moving to Oxnard and you have young children consider home schooling or a private school.
I understand your frustration. I taught for 20 years in Colorado and had to do the same thing. I always had to buy items for my classroom because we did not have the funding. One year it was so bad they would only give us a ream of paper, which was supposed to last 3 months. I was teaching a morning and afternoon kindergarten class, a total of 60 students. However, I can tell you that some of the best teachers can be found at schools that do not have the best funding if the district knows how to provide extended learning. I can also tell you that some of the most passionate teachers work in these schools. We always recommend speaking to other parents, visiting the schools, and talking to the principal and teachers if you can before you decide to put an offer in for a house. On the other hand, we have had clients ask for a list of private schools and have that available for people as well. Thank you so much for your comment. I believe that this leads to a much bigger discussion.

Eat more oranges
I want that seafood place to stay. I think that German restaurant needs to do more market research - my opinion for that part of Oxnard, it won't do well. The live music thing won't be liked by residents across the waterway. BUT, that part does need renovation. Maybe something like the shopping area at Wooley and Victoria ?
Thank you for your comment. What is your favorite dish at the seafood restaurant, if you have eaten there?
@@livinginventuracounty1071 When I was working at the Navy Base I would get grilled Mahi Mahi.
Sounds yummy
You avoided using the name "Collections" for the shopping area across HWY 101. Just wondering... HOWEVER, you do provide a lot of pros and cons, which seems like a well balanced presentation (not giving a false sense of too good or too bad). And my question to noise between units was answered by the young lady, thank you! If one doesn't mind living in condo type unit, go for it. Except for parking - all the street parking will eventually be filled with resident cars and little to no available for guests. Security is well thought out. I live in Ventura, by the way.
Thank you so much for your kind review of our video. We fully agree with the parking issues and only see it getting worse. As for the sopping area, The "Collections" is wonderful but we could not remember the name of the "Esplanade" shopping center. It is right across the street from this development and many residents go over there to eat and shop. Have you visited this shopping center? We know it is not a destination stop like the Collections but it does have some big box stores for a quick in and out.
@@livinginventuracounty1071 Before the Collections, that was my favorite spot.
I wanna hear from the people of color and average income makers in this town. Rich white povs are useless to the majority.
Climate change is definitely one of the reasons we are moving to Ventura.
We are so happy you are coming to live here! It was such a pleasure to take you around today to look at the different neighborhoods. We know you and your family are going to love it here.
@@livinginventuracounty1071 thank you for all you have helped with already. We can’t wait!
Lifelong VTA resident and surfer here 62yrs. Our town was nice, it is becoming not so nice now. They are overbuilding expensive high-density housing now, without enough water for everybody. The solution is to drink poop water now. They are attacking and running out of town every blue-collar workplace. Destroying the character of the town and what made it special. They removed the historic statue of the founder of this Mission town by the sea because blm didn't like and made threats of violence if it wasn't removed. We have daily traffic jams all over now, this is new. Theft and drugged up crazy homeless is becoming out of control and excepted by the city. Our city council is corrupt, and our roads are horrible. Lock your car up good and valuables out of site at the beach, they will disappear, not like just a few or so years ago. In town the taxpayer funded parking areas you still have to pay anyway and lots of rules. North of town more people are sitting in their vehicle doing drugs than actually on the beach, still lot of rules. So, if you like poop water and rainbows and overpriced ugly apartments and a constant clown show of virtue signaling, come to Ventura.
These guys look very funky doing this 😂
Sometimes you just have to have a little fun😄Thank you for laughing with us.
@@livinginventuracounty1071 ok, I’ll join your channel. I’m looking for an investment in both Port Hueneme and Oxnard so it’s all good 😌
Looking at the data, these 2 cities will be some of the best places to invest in the next few years. We are getting a lot of calls from people looking to move here because of the weather.
And the best drugs
😂
Thank you, good to know! 🤓👍🏻
It is our pleasure...To be honest Ventura County has so much to offer. We just love living here.
I live in Oak View
I bet you are loving it right now:). We were just up there for a hike with our dogs. What is your favorite thing about Oak View?
Anyone will get paid $5,000 when you put their name down as a referring party the first time you visit the community, (as long as you close on the home). You don't need to be a realtor to receive and then give back the $5,000 to the home purchaser.
Thank you for your comment. We provide more than just $5,000. For example, our most recent client who was purchasing a new home with us loved how we went and measured the rooms for her, answered all of her questions at any time of day, took videos of the different homes that were listed for sale so she knew if it was worth going out to look at it, helped direct her to the preferred lender that would work best with her personality (she said this was worth our weight in gold), made a video and took photos of the lot that she was contemplating buying, sent photos of what the base model came with, went with her to the design center, did a final walk through with her... to name a few of the things we do. We don't just refer and leave our clients. We believe in being there through the whole process. I hope that clarifies a few things. 😁 Again, all of this is at no extra cost to our clients...It does not increase the cost of the home and there is nothing our of their pockets.
yea great advice but there’s a bunch of homeless people here and when there is festively they’re still there but not too far away
Thank you for your comment. It is helpful for our viewers to hear from more people than just us🙂
Ojai, Summit, Lockwood Valley, Chuchupate.
I grew up here in Camarillo. Just to be fair, it doesn't seem quite right to brag about attractions at the Camarillo and to completely ignore the ongoing and increasing noise and pollution problems private jets are causing Camarillo Residents. Jet noise generated by local and non local private jet owners and leasing companies are causing the residents of Camarillo a ton of grief as jets are allowed to land at CMA 24 hours a day, and they do so constantly. If you are thinking about moving to Camarillo you should know there are currently over 12,000 jet and turboprop operations to/from Camarillo Airport annually. This is expected to increase at several thousand a year and is forecast by the VC Dept. of Airports to reach about 50,000 operations annually by 2042. The primary flight pattern is directly over Sants Rosa Valley, Village at the Park, Camarillo Springs and the Old Town Camarillo. Residents of these communities and others regularly have their sleep interrupted by jets at all hours of the night. During the day many residents find it difficult to enjoy their property and their neighborhood because of noise. If you buy a house in the Santa Rosa Valley you will be directly under the flight path of 3 airports, Camarillo, Oxnard and the military jets from Pt. Mugu. Total air operations at CMA are about 185,000 annually. This includes jets, turboprops, small private planes, helicopters, experimental aircraft and others. This does not include jets bound to/from Oxnard airport or Pt. Mugu. The Ventura County Dept. of Airports is currently working with citizen advocacy groups and doing noise studies at CMA and OXR to try to find remedies for these problems, but there is no guarantee that any remedies are available or practical.
Thank you for the information

Is Cam asthma- friendly?
The areas closer to agriculture are not recommended. Most of our clients with asthma have chosen not to live there due to the whole city being surrounded by agriculture. It is worth noting that Camarillo's air quality is usually labeled as fair. So if you do have issues with your lungs you might want to do more research before choosing to rent or buy a home there....However, I do tend to be in Camarillo a lot and it has not triggered my asthma...I hope that information helps.
Love it! Thank you!
You are so welcome! We are so happy you enjoyed it:)
Appreciate the honesty of this video. Not just hype but real estate agents who want to make sure you understand the big picture before moving there. Nice job.
Thank you so much for your kind words! We really appreciate it.
Great videos you guys put together. Great insight for folks like us living on the east cost and craving to know about the west coast living opportunities
Our pleasure! Thank you so much for your kind words. What do you like or dislike about living on the east coast?
How could you miss Studio Channel Islands Art Center, right in the heart of Old Town Camarillo? There are over 35 professional resident artists studios, with Open Studios on the First Saturday each month. The Blackboard Gallery features world class exhibits, with openings, artists talks, and so much more. SCIART also features arts classes for all ages, including a summer camp for kids, with classes from some of the tip artists in Southern California. Sadly, you walked right by it. Hmmm. Yes, we have culture in Camarillo, including the New West Symphony.
Wonderful addition. We will make sure to add this one in another video.

Glad you enjoyed it! We have loved exploring the coast line. We are thinking about making some videos on the best hikes around here as well. Would you also be interested in those types of videos?
@@livinginventuracounty1071 Sounds great! Especially any trails that would be good/easy for the whole family, young and old. 🙂

Thank you for all of your wonderful informative videos, conscientious work, and timely responses! Sending best regards!
Thank you so much!!!
Hello, could you please give me an idea of how close you have to be to the beach and the channels to feel substantial cooler on days like today where it’s almost 100 degrees? I’ve been to Oxnard a million times but never researched the sections of the city that stay the coolest during heat waves. I lived near Calabasas for 10 years and in the last 5 years the heat has gotten worse and worse so we moved to Nashville Tennessee hoping the heat would be less worse and it’s definitely not so now we’re thinking about selling the house here and moving back to California specifically Oxnard because we’re not sure how much longer we’re going to be able to survive in 100+ degree days for months on end. Thx
The closer to the beach you are the cooler it is. However, we live about 3 miles from the beach and most I believe last year we only had about 2 weeks over 85 degrees. We never reached 90. It is rare to even find a house in Oxnard with central air because there are just a few days that get really hot. I have a portable swamp cooler that I take out on the hottest days. But the heat isn't so bad that you don't want to be outside. I highly recommend coming here to get away from the heat:). More and more people are looking to move this way because of the heat.
Was born and raised in Oxnard then moved to Port Hueneme when I was 20 yrs old when I got my first apartment and lived in the same neighborhood for the next 2 decades until I (regretfully) relocated to the Midwest 5 years ago. Anyway, yes, the place has some issues, I remember frequent car wrecks and random cars flipping over and ending up upside down on people's front lawns as well as frequent vehicle break ins were the predominant crime issues the last few years I was in the area as well as endless corruption in the city government. As for air quality I remember the air quality was usually pretty good, unless there was a wild fire somewhere and the wind was blowing the smoke over the area. The perfect weather and beaches were definitely a blessing though, sure beats the miserable weather and bugs where I'm at now. I would move back immediately if I could.
Thanks for sharing your experience.
oxnard sucks, dont come here
THis was great!! I live in L.A., but recently drove up to Ventura to visit my favorite garden center, Green Thumb. Unfortunately, the marine layer was really thick and it was cold, so definitely not a beach day. However, the next time I come up I will definitely spend some time at the beach! TFS, it's my dream to live in Ventura Co. one day.
Always love to hear from you!!! We are sorry that you were unable to enjoy the beaches while you were here but we hope next time. Don't forget that Oxnard has some amazing beaches as well. One day you will live here in Ventura, I am sure of it!

Fillmore California is a complete armpit…..
It's an SRE dumpsite from Boeing it's like Chernobyl
Ventura county can be a great place to live if you can afford it and you choose carefully where you want to settle down. It is very expensive to live here. From rent to groceries and gas there is no part of the county that is reasonably affordable. Stay away from most of Oxnard. There are a few scattered areas in Oxnard worth living in if you are well off. Santa Paula and Fillmore are two more cities to avoid. These are predominantly Hispanic areas and the county does not maintain these cities at all. Most of them have terrible road conditions. Camarillo is most definitely the town to live in if you can afford it. It's mostly retirees and families and the city does an exceptional job of maintaining roads and public areas. There is very little crime here and Camarillo is generally a very quiet city. In addition to a super huge outlet mall, Camarillo also has an airport. Camarillo is surrounded by hundreds of acres of agriculture as well. Another very expensive city to live in is Ojai. It is a very beautiful area with many multimillion dollar properties scattered about. Anything over the 101 freeway grade is considered the Conejo Valley. This would include Thousands Oaks and Westlake. These are some of the best towns to live in with newer housing and shopping centers, however, these towns are also very expensive to live in. Since these cities are located over the Conejo grade (mountains) it is much hotter in these areas. The ocean breeze cannot make it over the mountains. I have lived in Ventura county for 45 years. It is a great place to live, work, and raise a family. But nowadays it is very expensive to live here.
I disagree about Conejo being warmer, I work In Camarillo and live in Newbury Park, the canyons push ocean breeze into Newbury Park and Western TO. Camarillo can be up to 10 degrees warmer on a summer day in my experience. Just adding my $.02
Oh come on......first, Spanish is the dominant language in Oxnard. So, if that is you, go for it. You can live and die in Oxnard and never know English. I had a friend from Pt. Hueneme who wouldn't let me walk around the block, in fact, he wouldn't either, and he is Hispanic. He told me to stay out of downtown Oxnard, said I would be shot. He lives in Camarillo now. There are many Hispanic grocery stores, hmm, wonder why? I had a neighbor in Camarillo, who was a police man in that area, and warned me to stay out. One of my doctors lives there. He drives his child to a distant public school. So if you want to hear Spanish everyday, this is the place for you! I was at a jewelry sale at a nice home next to a golf course, and I had to leave, they were treating the gold course, I was allergic. I live up the grade now, and I feel at home. Birds of a feather, stick together.
Don't come here. It's too expensive. A one-bedroom apartment is easily $2500 per month. Utilities are $200 per month. It is beautiful but not cheap. No mention that living here is like living in Mexico.
Oxnard the fourth friendliest city. Seriously are you guys on drugs the violent crime there is horrifying
I have loved living in Oxnard. I have found people to be very friendly. Overall, people are helping each other out, cleaning up parks and the streets, helping stray and lost animals and getting together for fun activities. I think this is one of the reasons that in 2022 Oxnard received 4th friendliest city award. www.cbsnews.com/losangeles/news/study-names-oxnard-as-one-of-the-most-neighborly-cities/ As for the crime, yes there is crime here. However, "Crime has been consistently trending downward in Oxnard for the past three decades, and last year Ventura County’s largest city witnessed its third lowest year in reported crime during this time span (2023) In 2022, the county’s violent crime rate, which includes criminal homicide, rape, aggravated assault and robbery, was just under two reported crimes per 1,000 residents, data shows. The property crime rate, which includes theft, motor vehicle theft, burglary and arson, was 13.5 reported crimes per 1,000 residents. That means Ventura County’s violent and property crime rates were lower than the second-safest counties by 30% and 17%, respectively. The cities of Camarillo, Moorpark and Thousand Oaks reported the lowest crime rates out of the cities in Ventura County."- chrome-extension://efaidnbmnnnibpcajpcglclefindmkaj/www.cityofventura.ca.gov/ArchiveCenter/ViewFile/Item/3432 This is also a good read- www.vcstar.com/story/news/local/2024/05/17/ventura-county-is-safer-than-in-decades-though-crime-fears-remain/73518891007/ Oxnard is the largest city in Ventura County. While it may not be for everyone, it is not on the FBI's top 10 list for the most dangerous cities in California. It is safer than a lot of cities that are the same size. I personally, feel safe living here and love it. That being said, yes there are areas, just like anywhere, that I would not walk around at night alone.
This is disgusting.
Yup, and Oxnard just passed it so....I guess we will see.
Very nice community 😁👍🏼
30 min drive to the beach? Man you drive slow as molasses in the wintertime, I make it in 15 min. This is a pretty fair assessment of SP . The lack of street paving is a travesty.
😆What a great picture in my head....You are correct, it does not take that long to get to the beach not sure what I was thinking.

Every home we ever lived in in Ox Was burglarized. We had to move to another county. Crime infested town. Show other areas and not just the beach.
I'm sorry to hear about your experience. It must have been tough to go through that. We hope you found the perfect place to live for you now....We have covered other neighborhoods in our videos and hope you get a chance to watch some of those as well.
I cannot believe the excuses you are giving education. Ca is what? 35 out of 50? The tests are national wide. In Ca leaving no child behind means you graduate no matter what. Oxnard is a very good city but it has issues. Building homeless shelters will only draw more homeless to here.
