Is there a home proposed for this lot? Zillow mentions something about a SAOTA design. Some elucidation please. $65 million seems a bit spendy for a lot.
Very true about the marketing it differently though I doubt that's why it hasn't sold. Tough market for homes at that price in this economy on top of everyone leaving LA due to taxes, crime, etc. You should do one one "The Brentwood Oasis". I'm so curious why the hedge fund guy bought that for $1m over asking price and listed it 1 year later and it still hasn't sold one year later. Seems like a great home but I'd be curious to know what the downsides are! (For when my crypto pops and I'm ready to buy). ;)
The spec pictures tell a lie. There's two properties to the south of this one and they're both problems. The one on the SW is a potential problem. It looks like it'd be a demo someday and there'd be construction for at least a year. That's below the pool area with the best view and you never know what type of privacy landscaping they'll put in. Again, just a potential problem. But the property to your SE has trees blocking the view from the grassy area. I'm not talking about the tall tress on the listed property. I see trees between the SW property's motor court and the grassy area. And It doesn't appear that you can see over them from the grassy area. I don't think you could do anything about those trees because they're not on your property. And while they don't show them in the spec photos they're there for whoever buys this place. Still listed at $65M. Be interested in what it eventually sells at. I bet prospective buyers tour the property, realize the best views are by where the pool is now, and leave disappointed. I hope whatever house goes up there keeps the tall trees.

I remember watching another video of you and you criticized a real estate agent for saying that the property was located in Beverly Hills when is fact, it was outside the BH city limits. The property was sitting just in a 90210 zip code and you correctly stated that it makes a huge difference. As an example you gave Police Department's time of response. In BH it was relatively fast, but in LA not so much. Well, the same situation is here. I know in the video you say it's a prime Los Angeles location, but the title of your video is "Living in Beverly Hills" which is misleading. That's not Beverly Hills anymore. Correct me if I'm wrong.

I believe you and that’s what map shows too, but I must tell you why for years I thought it was outside the city limits. When I was building my house in the 600 block of Alpine Dr. I used to deal with the City of Beverly Hills a lot. At that time they specifically told me that houses with 3 numbers before the street name (up to 999) were located within the city limits. Everything with 4 numbers was outside the city limits and only in the 90210 zip code. I never checked on it. I assumed the city Building and Safety should know. Now, it seems like a misinformation and assumption was a mother of my screw up.
If the lot alone costs 65, after developer built this home.. Its gonna be one of the few 100+ million dollar houses. But if it was me, Id go with a French Chateau architecture than the modern one that already in plan.
I'd rather keep the trees than amplifying the view.
