10 years ago drove Uber for a bit. Dropped a staff girl off here one morning. It was freaking surreal. The single trees on the rt side of the driveway all had black suv's parked between them. Then u pop around the corner to finally see it, it's basically like rolling up to a Bond villains lair. Pretty trippy. Cold, sterile and well, bonkers. Didn't know who the Pritzkers were at the time. It was a pool ride so there was another guy along for this ride. He knew who they were and we chatted about it to his drop off. Never know what u might see in a pool! Fun stuff.
There is nobody on this earth that could afford to tear this house down, but there are a few lunatics who would to prove a point 😂 Besides, you would be better buying a plot and starting your own project which would be way more cheaper and practical
Overall I would give your studio a 9 out of 10. The colors of the two walls complement each other very well, the lighter wood gives that sense of warmth to your background while the darker shelves match perfectly with the wallpaper behind them, the clouds give that perfect sense of weightlessness you need after a stressful day, the grey chair helps to make the room more cozy and provides a resting place really needed after digesting the mistakes so many planners did, the marble (looking) top of the desk makes for a nice hint of luxury and I love that you were able to bring a little bit of pop into the space in form of the plants, sculptures/figurines, clock and Home Alone LEGO set. But one major flaw Enes simply ignored and that I have to point out is that your wall clock definitely needs new batteries :)

When approaching the house and walking through the courtyard, it gives me the vibe of a dull government building (like a tax office or something). Or maybe even a mall from the late '90s. I can’t quite decide. This wouldn’t have been an issue with a U-shaped building featuring a beautiful courtyard, especially one with greenery or an alley-like feel. Alternatively, a T-shaped design, or something to break up the sterile atmosphere caused by the building’s symmetrical layout, shaped like a 7 or a Z, could have created something much more inviting. It would have been more welcoming while still catering to that “ultra-wealthy mansion hosting exclusive receptions for elite guests” vibe. Plus, it would have offered additional garden space for such events.

Given the office and airport security vibes this could also be marketed as a potential consulate which could even add value to the court yard separating the the regular services (visa, passports, etc.) from more representative ones.
Why would you build a great approach that's also super private, and then make the house entrance be so weird? Why would anyone want to go through a courtyard to get into the house? I can't help think about Villa Sienna how amazing that entrance is (with the office entrance to the "Japanese" tea room) as a comparison. Imagine if Ardie Tavangarian had gotten his hands on this lot instead.
Actually I don't agree. I think he's very honest with his opinions and gives supporting reasoning for each criticism which makes logical sense. The problem is not criticism, the problem is complacency. Complacency will inflate your ego and perception to think you achieved perfection. Criticism should drive your ego and perception to motivate you into reaching perfection. Very Basic. How will you improve something if you don't think it needs/could be improved?

The anticipation that the hedge lined driveway builds versus the impact that is seen when you pull up to the actual house is truly a buzz kill. I think you are right-they probably designed the property for one of it’s major uses-which is fund raising and philanthropy-which maybe explains why it looks and feels like a facility/office more than it does a home. You give this piece of land to a developer like Ardie-and the sky is the limit to what he could do. Look forward to the next video!!

I actually like the approach, I really like the lot, I don’t like the courtyard! We once had something similar, and you simply couldn’t use it. During daytime it got super hot and blinding (glass & white), during nighttime you felt like in a dungeon (surrounded by walls, no unrestricted views). But of course…if the rest is exactly what one is looking for, that courtyard can easily be reconfigured. Great, professional video as always from you! Best wishes
How did you not turn the courtyard into an amazing atrium with a grand staircase as the central hub? Sounds way better with this kind of lot and building.
The nicest entrances are the ones that don't show a view and reveal it as you walk around a corner or an entrance that starts out showing a little part of the view and opens up to the wow as you walk toward that area.

Do you think some of these sellers purposely over inflate the price tag just to get attention from the audience? I mean if they say the house is on sale for $60M....doesn't look to be here or there. If they say it's on for $160M....now everyone is talking about it, both shocked (why it's ridiculously priced) and curious (I wonder what's there that's making it worth $160M)....

Very solid practical review. In general a lot of this comes down to personal taste. Mine is obviously different from the owners of this property. The location is great. I like what they did with the grounds. But the house is just hideous. If I was in the market for a trophy property, the only way I would consider this would be as a tear down.
I think that central courtyard would make a great glass roofed atrium--bringing the outside in--then the walls facing the atrium could be taken out and the space completely open. The squared doughnut hole of a courtyard that exists would have been filled in, giving the developer/architect room to be more creative with the interior layout, avoiding the rooom-to-room layout that square doughnut hole forces you to deal with. I agree, a disappointing lost opportunity. When you get that many "10's" on a piece of land, it sucks when the actual building is anything less.

The central courtyard felt like a joke... It felt like the architects and planners couldn't figure out how to use the square footage so they just made a half-assed courtyard. The courtyard looked pathetic and unusable for anything other than maybe a small teaparty (in which case you would just go to the backyard or side yard with proper views.). I guess the people who own this property honestly just wanted a statement piece as a secondary home, so they can have a nice place for events in LA and then move back. This didnt feel like a residential property at all, especially with such a hideous courtyard.
The lot quality of the Pritzker Bel Air mansion is good. the lot utilization is average, or bad. The house is too big for the lot, the front yard is bigger than the backyard. The house design is bad, the front of the house has no windows, that makes it look like Ho Chi Man mausoleum like Arvin said. When you enter the house there is no wow factor view because you are in the central courtyard. The central Roman courtyard or peristyle is a bad design because you lose two floors of square footage for this unnecessary courtyard. you ridiculously walk in a hallway to your house. Without the central courtyard the house could have been shorter and the backyard bigger. Inside the house the view is block by a wall that have on each side thin windows with many borders. The Pritzker are in the hotel business, how come they do not know the value of an unobstructed view. I think they should allow LA houses to have three to four floors instead of two floors, that will reduce the strange U shape of houses.
I have to argue with the Privacy score: the satellite photos show a mega construction project on the adjacent ridge lot to the north-east. It may be lower and behind this lot, but it does represent a view into the property that now has to be controlled with fences or plantings. It's worth a one point reduction IMO. A 10/10 lot for Privacy would not have that neighbor.
So by my reckoning the siting and prominence is great, the house itself - less so...layout, finishes, the actual design and fabric of the house - kind of important things!

The courtyard looked pathetic and unusable for anything other than maybe a small teaparty (in which case you would just go to the backyard or side yard with proper views.). I guess the people who own this property honestly just wanted a statement piece as a secondary home, so they can have a nice place for events in LA and then move back. This didnt feel like a residential property at all, especially with such a hideous courtyard.
Maybe use it for a smoke break if you convert it to corporate headquarters? I have see similar ones at university.
The lot quality of the Pritzker Bel Air mansion is good. the lot utilization is average, or bad. The house is too big for the lot, the front yard is bigger than the backyard.
The house design is bad, the front of the house has no windows, that makes it look like Ho Chi Man mausoleum like Arvin said. When you enter the house there is no wow factor view because you are in the central courtyard. The central Roman courtyard or peristyle is a bad design because you lose two floors of square footage for this unnecessary courtyard. you ridiculously walk in a hallway to your house. Without the central courtyard the house could have been shorter and the backyard bigger.
Inside the house the view is block by a wall that have on each side thin windows with many borders. The Pritzker are in the hotel business, how come they do not know the value of an unobstructed view.
I think they should allow LA houses to have three to four floors instead of two floors, that will reduce the strange U shape of houses.
The house itself looks hideous imo, but the lot is fantastic, that's undeniable.
I think given The One sold for 140M, 120M is too much for this house.

I have to argue with the Privacy score: the satellite photos show a mega construction project on the adjacent ridge lot to the north-east. It may be lower and behind this lot, but it does represent a view into the property that now has to be controlled with fences or plantings. It's worth a one point reduction IMO. A 10/10 lot for Privacy would not have that neighbor.
