      I really like the Levico way lot too.. I cant believe developers haven't snatch it up now at 20 mill while 2.8 acre lot in gated community like 57 Beverly Park sold for 28m.. I always wonder.. In my inexpert opinion, the best lot in the market right now.. Levico way seems like a nice & uncrowded gated community 👍

      @@aaronlalvena3297 Yes but I have 4 negatives which are probably the reason it hasnt sold yet:
      - 10k HoA (due to the gated community)
      - upper bel air (15 min drive to beverly hills)
      - other houses look down on you (less privacy)
      - no sunlight after 5-6pm because it sits deep and the hills avoid all of that sunlight coming down there at a certain time

      @@blizzdriz4072 wow HOA is high no wonder houses are so big there (really rich peeps).. If its upto me I would replace the existing plan for a Landry type 20k sqft French Chateau with beautiful gardens with sport court 😁👍... what do you think of 1001 Bel Air road? Possibly best view lot?

      @@aaronlalvena3297 Yes I would build a house just like you described and 1001 Bel Air rd has great views but its badly shaped and for 25M i'd rather buy levico way since its bigger even tho 1001 has views like no other property in that area

      @@blizzdriz4072 What do you think of the new Nimes Rd mansion 50m one.. Opposite to Mohd Hadid former home.. I think its not worth that much.. And I think its too narrow right? But it maybe one of the best street in Bel Air right?

      There’s a beach club in PV 5 mins away and a walking path down to the bay on both sides of this house with accessibility for boat pickup

    Arvin, you are beyond wrong when it comes to oceanfront homes. I have owned three waterfront properties. Always go with two stories. More people have better views in more locations with a two-story home. Oceanviews are so important that I would go three stories and try to incorporate a widow's walk even further on top.

    I don't know how many people know this but palos veres rolling hills will split likea banana because of the fault lines there. Theres another fault line that follows 190th at a few miles out into the ocean follows 190th and ends aeound avalon.. then the fault line under Hawthorne that connects to the Inglewood fault line and a bunch of fault lines around redondo hermosa Manhattan el segundo Marina del Rey which is sinking

    Have to disagree with the 1 story here....2 reasons :
    1.Proportions...1 story houses always look like a flattened crepe....no, not a thick pancake, but a very slim french crepe, spread as much as possible. Tastes great but shouldn't inspire architecture !
    2.I'll buy a single story house when I'm too old/unfit to use stairs. I don't weight 250kg and I'm not 80 years old....people in the US need to use their legs a bit more....you don't build a gym because you're to lazy to use stairs, doesn't make any sense !

      I do prefer houses with multiple floors because they look better; even in the country the English had multiple floors. BUT, lateral living is huge in America so I take it that he is viewing this property from the perspective of a buyer

      Most houses with more than one floor have the living spaces on the ground floor and bedrooms upstairs. You go downstairs in the morning and up when it's time to sleep. If using stairs once each way is too much of an inconvenience for amaricans....
      And from a perspective buyer I would still want a house that doesn't look unbalanced....especially in that price range !

    The land in that area is prone to slides. No way I'm spending this in that area.

      Nope wrong area - those cliffs are solid but 5 miles south is where it's sliding. You can look at a geologic survey of PV and see this.

    No 1 thing I don't like about this property is the f king cliff. Why anyone wants to spend 30 spare millions just to test their luck? Given PV's long history of landslides, I was shocked that people still put millions on that cliff.

      Look how steep these cliffs are compared fo the ones you see in landslide are which is 5 miles away 😂 these cliffs haven’t changed in 100 years

    PV is a very low priced coastal city as compared to Newport, Santa Barbara, Laguna B.. Is it because its mainly cliffs and lack of good beaches? 🤔

      I think it has to do with access. Freeway access is pretty terrible in almost all of PV. 20 minutes minimum just to get to the freeway.

    #1 I do not like about this property is that is on a cliff which will sink to the ocean in 15-30 years due to corrosion.

      This isn’t in the slide zone
      (I mean anything is possible and cliff corrosion does happen but this isn’t something that should reasonably affect this property)

    How close is it to the Portuguese Bend? you know where the land movement is actually causing landslides and cracks……Money would be much better spent at Newport Coast……

    The four things I don't like about this property is $35 million is lot of $ for a property located on the leading edge of the Palos Verdes peninsula which is actively sliding into the Pacific Ocean in many places. Who wants to spend that kind of $ to be stuck down on the furthest southern location in LA away from everything else except a Trump golf course and port of San Pedro? Thats all a quadruple curse in my opinion.
