    Well done video. Always intriguing to see Philippine house construction. Indeed, the furnishings, appliances, land purchase, building permit, architect and engineer fees, documents and government municipality filings, title, attorney fees, geodetic engineer land survey, deep well, elevated water tower storage tank, water pressure tank and water pump, portable water heaters, perimeter wall, landscaping will drive the cost up to double the cost of the main structure build, but still far less expensive than the U.S. and taxes are minimal. Full coverage property insurance is extremely reasonable, your place would be approximately $200 = PHP 11,600 annually, for the structure and personal belongings.

      Thank you for kind words and commenting. We didn't use any insulation in ceiling and walls are hollow block with cement rendering over the top

    Good job and thanks for sharing. Yes, having to provide lunch to the crew was a concept I had to accept. Do you have the capability to add another bedroom or bathroom if necessary?

    Thanks for the video.
    My filipina wife and I built our new home on the 1000 sq m lot we have in Isabela province.
    We built a modern filipino 2 large bedroom, 2 large bathroom house. The house cost 2.1 M PHP all in finished. In addition we built an extension to the back of the house were we have the dirty kitchen/outside living area and storage room.
    We are 100% off-grid solar too.
    At the same time, we bought a 3 hectare farm to grow rice.

    Wow. I guess location makes a big difference. Price is 40,000 per sqm at my subdivision in bacolod city.

      @@chrishughes887 thanks for comment. House build was just over one million peso or $20,960. Our current land is 370sqm plus more land from Joy’s father that haven’t picked out yet

      @@shandong699Hi we sourced all our materials ourselves. Every 10k pasos spent on materials we payed 4k pasos labour. Basically 40% not sure if you know this but it is relatively common in Philippines.This might help you estimate build costs for your project.

    Thanks for sharing. A very good price for this house, I am assuming that relatives helped keeping the costs reasonable. Where are you located? A detached house and lot around Cebu City, usually starts at 5 mn PHP now.

      Thanks for your comment. Well we paid for materials and paid regular daily rates to the workers but prices have gone up. Building is cheaper than buying from a developer too

    How much is the labor per person per day? My husband and I are planning to build one in the province.

      Thanks for commenting. Daily labor wages go by the skill level of the worker...highly skilled 600-700 peso, the average mason/carpenter 500 peso and the manual labor low skilled 400 peso a day.

      @teresitamanuelsontag9974 you are correct. He is noted on the title as her husband. He has limited time ownership. If she has no heirs, then husband has to liquidate the property within a reasonable time. Reasonable time is very relative. Seek counsel.

    Kansas is way cheaper. Here in NJ 320,000 USD 10yrs ago and thats only 3 bed 2 n a half baths. 2 car garage and 2,300 sq ft. Thats how expensive the house here. Not even mentioning cali and NY. Crazy!

      25,000 may be ok. Lots of factors and prices have been rising for materials. Where building? House size? Own land? Probably biggest budget factors off top of my head

    You didn't put the camera very long on each dresser in the bedroom. Every time I go to Davao we look for those closet dressers that are made out of wood and when you go to the malls it's like the most worthless low quality garbage you would never want to buy and in fact many of the dressers in wall closets on display have damage. Are your closet dressers decent quality? I can't really tell from the video in about how much did they cost. I don't want any plastic dressers like I see everywhere. By the way I'm in Davao Oriental

      An expat in Ilocos Region leased the land he bought under the wife's name but leased it from her for $1.00 (one dollar) for 25 years with the option to renew. Also, the title will be under the wife's name but should say "married to..."
