    Here are some steps below to get you prepared.
    Step 1: Start gathering a down payment
    One of the most important steps to buying a house for the first time? Figure out your finances. Buying a new home (particularly for the first time) requires a mortgage, where a lender fronts you the money and you pay it back over time. However, in order to get a mortgage, you’ll need some sort of down payment. So how much do you need?
    Ideally a down payment on a mortgage should be 20% of the home’s price to avoid added fees, but if you don’t have that much of a down payment, don’t worry. A mortgage down payment can be as low as 10%, 5%, or even 0% for certain types of mortgages (e.g., VA Loan or a USDA loan).
    Step 2: Check your credit score
    Did you forget to pay off a couple of credit cards? Unfortunately, it’ll affect your credit score.
    In addition to having a down payment, a first-time home buyer will need a decent credit score. Minimum of 620 is best. This three-digit number is a numerical summary of your credit report, a detailed document outlining how well you’ve paid off past debts like for credit cards and college student loans.
    A lender will check your score and report in order to estimate the odds that you will deliver your monthly payment, too.
    In turn, the lender will use this info to decide whether or not to loan you money, as well as how much and at what interest rate. If a lender sees some late payments on your credit cards or other blemishes in your credit report, this can lower your odds of getting a loan with a great interest rate, or perhaps even jeopardize your chances of getting any loan at all.
    Step 3: Get pre-approved for a mortgage ( Most Important)
    Another one of the most important first-time home buyer steps? Seeking pre-approval from a lender for a home loan. This is where you meet with a loan officer. Each mortgage lender will scrutinize your financial background-such as your debt to income ratio and assets-and use this info to determine whether to loan you money, and what size monthly payment you can realistically afford. This will help you target homes in your price range. And that’s good, because a purchase price that’s beyond your financial reach will make you sweat your mortgage payment and puts you at risk of defaulting on your loan.
    As a buyer, just keep in mind that mortgage pre-approval is different from mortgage pre-qualification. Pre-qualify, and you’re undergoing a much simpler process that can give you a ballpark figure of what you can afford to borrow, but with no promise from the lender. Getting pre-approved you’ll have to provide more paperwork, but it’s worth the trouble since it guarantees your creditworthy and can truly buy a home.

    As these begin to be more prevalent an option for some may be the FHA 203k and 203k streamline for owner occupied properties . In its simplistic form it allows you to buy the home and borrow up to 96.5% of the after improved value . Ex : purchase price 100k , estimated repairs 35k ( fha streamline max rehab amount ) as long as the home is worth 96.5% of the after improved cost total of 135k your down payment is 3.5% of the 135k value . Best to deal with FHA direct endorsed lender who is very , very familiar with these loans . There is more guidelines to the program that I haven’t listed here but it’s something to look at as these start coming on line .

    Good morning Kaleb! Number one needs total renovations and only worth about $80 000. It very sad that renters destroyed people's properties like that. It seems as they were been vindictive. That's why I wouldn't do renter properties business. Number two not bad. A few updates and could be a nice home. And as I said before, I hope you're wearing mask especially in home number one.     Hey Kaleb. Uh oh. Fixer uppers? Let’s see. Ok. 1st home nice front elevation. For $200k expected worse on entry. Rooms kinda sectioned off but large family room off the kitchen. Laundry flooring bad as well as the following bathroom. Large primary. 2 closets good. Potential once en-suite is gutted. I’ve never seen such a beat up rental but agreed; great potential once gutted and renovated. 2nd home like the elevation. Large home. Agreed it’s chopped up. The upstairs doesn’t look too bad. Agreed. Reconfigure the primary en-suite. Bedrooms are big. Yes potential is there. Thanks for sharing and see you next video.

    House #1 has a good layout and lots of space. You might need to replace the roof and remediate mold, and the bathrooms probably need to be gutted. The kitchen might be salvaged by refacing the cabinets. I like it better than House #2, which has a poor layout and I think was more cheaply built.

    House 1 needs some mold abatement, quite a lot, but worth close to $200K. House 2 is worth close to $300K. I would be happy to buy either for 85% of asking price. Someone MAY get a bargain on the 14th on house 2! Thank you, Kaleb!

      lol noob. house 1 aint 200k bud. minimum 10-20k for roof. floor 10k ceiling water leak fix. 10k. probably total rehab around 80k

    Hi KALEB,, The First Home, I really do liked. Just liked you said, Gut out all the Bathrooms, and the Complete Kitchen. Replaced with all New Flooring. Repaving the Driveway &Garage Floor. Paint the Exterior and Interior, Get Rid of that Dead Color. Fenced in the Backyard, and Front yard With Green Turf Maintenance. Open up the Floor Plan, Make the Laundry much Bigger and Better. My Truly Concerned is the Water Damage, By Removing the Ceilings, Getting Rid of the Mold, and Replacing the Roof It should be asking $100,000 Easily. This Would be a Awesome Home. 2nd House is Just like a Jigsaw Puzzle. It has to many Wall Spaces that should be Eliminated, through out the House. Going up the Stairs, is really a Pain. It's too Dark, When walking in, Gut Everything, and Start over. $300,000 in My HUMBLE OPINION Should be $200,000 for the Work that you going to do. But nice 📷📸

    House #1, at first, oh that's not so bad. Then Whoa!! Depending on the damage it looked doable. But, there were some serious money pit red flags there. House #2, not too bad at all. 300k seems like a reasonable price.

    house #2 seems solid. the floor layout and design does seem choppy lol. but the countertops, flooring i like em. just need painting. and i'd buy at 200k

      major paint job. mainly white. for first floor, as open floor plan as possible but not needed. overall, good house. solid

    I figured it would cost between 80k to 100k to rehab.
    10k floor
    10k HVAC
    10k paint and sheet rock
    15-20k new roof
    15-20k on 3-bath
    10k kitchen
    10k garage + interior doors
    How much would a similar house fixed up go for in this neighborhood, also how would you grade the area.

      I'm with you. House 1 looked like it may have had considerable flooding at the back end of the house. Could have been a broken pipe or could have been storm flooding. A broken pipe is fixable. I would run away fast if it came from a storm.
