In this video, we have discussed the basic understanding of how a developer decides the pricing of a residential project in pre-launch i.e. the initial price of a project. We have shared tentative details of input costs (Land Cost + Construction Cost) of two new projects in Noida, Eldeco Sector 12, Greater Noida West & Experion Elements Sector 45, Noida.

Noida extension par sector 12 me new launch residential project 10k hai. But noida expressway pr office space 5-7 k hai. But I think office space ki construction cost jayda hoti hai. Glass work ki wajah se.

Good content, educational.. Would advise if you market any project in future through your videos.. Pls include this 2x Or 1.5x calculations as a base.. It would be great so that customer gets holistic view of any project.. Of course it will require lot of background work and planning.. Keep it up

Thanks Saurabh, with your logic, if builder is charging double of the input cost it is legitimate. if cost of project completion for Eldeco is 4350, and charding 9000++ , how come it is fair. in ggn all affordable are being sold on carpet area, and construction cost is 4500 psft , with 55% efficacy rule mivon construction cost is around 2100 psft .
Land cost per sq feet and construction cost is not apple to apple comparison as for the similar land multiple floors of multiple flats can be built....let me know if this understanding is correct.

actual price would come out to be 9000 per sqft. Its not justified at all. Best to avoid
It's all hype. That area will not be inhabitable for another 10 yrs. Sec 150 was launched almost8 yrs back and is still partially inhabitable.
so you mean to say FAR does not include common area, staircase, club house etc Also most of the builders keep club house with themselves only. Matlab builder kitni bhi badi lobbies or staircase bana de... koi restriction nahi hai 😂😂. Bhai apki calculation hazam nahi ho rahi. yeh loading wala factor is clearly part of builder profit.
Developer ko generally 40% profit chahiye hota hai
when we construct the house, the construction cost is between 1500-2000 only
Sir aap jab Consultants, Contractors, land deal, material,Architects, sales team, sab lete hai to kharche aatr hai.
How come it is justified...just to extract money ....10 to 15% Net margin is justified in RE...
This gentleman will justify everything which benefits the builders.
