You need to stick to the business rules, before occupation first rental payment and deposit. Is there an affordable way of doing credit checks? some of the students are NSFAS dependent and most have no credit record.
I was once a tenant and me understanding this I paid my landlord in advance. Now when I was moving out the landlord wanted me to pay saying I need to pay for the month I paid, then I had to explain that before I moved in I paid and have been paying in advance ever since. I left one confused landlord because she was very much sure I paid like it was a salary.
Opportunistic tennants, never allow any tennant to enter your property without any payment. As landlord we must have assurance & do tennant vetting. You even lucky the tennant didn't dissappear some will just pack their staff and dissappear. Umntu uhlala phezu kwe mali bra.
No that person clearly can’t afford the rent and is in over his head financially now he’s got the guts to cut corners and take a chance with you. They know very well how rent works sounds like they’re just financially strapped .

Thank you soo much for the info but what am I going to do now because some have been staying there for years. The unfortunate thing is I am using the estate agent to rent out one of the properties and they never adviced me about that 🙊
Whst my landlord does is that he makes u pay rent and quarters of the deposit for a specific months for example if rent is 1500 the deposit is 1500 you’ll pay the deposit in 3 months so it’ll be 1500 plus 500 which is 2000 until u done with these 3 months of coverage of deposit then go back to paying the 1500 normal rent
I am shocked by the explanation the tenant gave, I would lose it, if he did not know he could have asked before signing the lease agreement so that you could explain to him, he was taking a change and as for "I have done my research" like really, nxa

What the contract says, you both signed?
The lease agreement says the tenant pays for the month ahead.
So show them the agreement.
If they refuse to pay...
Let your lawyers handle the matter.
