A PrQS can calculate the cost per trade in advance, that means, Cost for (a) Foundations (b) Superstructure (c) Roof (d) Finishes (e) Plumbing & drainage etc. I can further assist in determining the Return On Investment, when your investment will break-even etc.

I like this. What would your fee structure look like? A lot of us want quality built projects but as you can imagine, without investors backing us, cashflow is a sensitively managed problem.

I am knew here and I love when you mentioned baby steps...I would like you to mentor me as I need this business..I built 2 rental rooms in the location last year,I have one tenant yet other room is empty. So now in my mind I was thinking 2 build other 2 rental rooms.people that are close to me they think I am under pressure because other room it's still empty.. built the rooms from my pocket not loan.

I have a couple of questions: 1 - Why are you investing via the company and not as yourself. 2 - Do you have any property registered under you and what are the tax implications, 3 - How are you separating services like water and electricity for your tenants and yourself?

I have however noticed that you haven't added architect, engineering and municipality fees.. these I think are very important costs that consumers need to know about..
Exactly my concern ... we're plans approved by municipality, was an occupation certificate granted? Because without these the buildings can be condemned and torn down.
I love how spacious it is. I also just finished building 2 flats. In the process of building another 8 as my plan has 10 on the stand. The costs definitely shook me but we soldier on. The plan is to create passive income and leave something for the kids.

This is so inspiring, even if I had the money to do this I wouldn’t. This is solely because I would have to deal with having to pay things such as a “protection fee” which is absolute nonsense 😢

Thank you for sharing., without brothers and discounts I have paid R210k to build and I have used the best prices or I have compared the prices to my best. It is a total of 50 square meter which are Bachelors with full shower bathrooms and single storey thus no slab required but the roof is the same. I am saying to viewers for Lindos structure look at R350k including plans and all stuff.
The price also will depend as I see Lindo's yard was already paved and the boundary wall.

Thank you for sharing your journey with us. I'm inspired to also continue taking baby steps. Sometimes it feels like not having access to info that could help us grow at a faster pace is limiting, but you just reminded me that taking baby steps is just as good and the lessons learned , yet to be learned are necessary. I love the tip of documenting everything on a spreadsheet instead of merely keeping receipts, which I've been doing and still have no clue or reference of the costs and material quantities for future projects. Keep pushing. I wish you all the best on your growth.

Lindo Mnisi my Brother theres donations tax implications there, the difference between the discounts that your brothers gave you and the market value you multiply by it by 20% is donations tax obvious subject to R100 000 annual exemption. SARS might look in to this.

@@vuyanimas3845 I rented a house to a men through an agency, he was later joined by his unemployed wife and 3 children. A few months later he and the wife had a disagreement and he moved out of the house and the agency failed to inform me. I only found out when the monthly rental money stopped coming in. The wife was not paying the monthly rental and she was refusing to move out. The unfortunate part was that the wife's brother was an Attorney who specialized in illegal eviction. Basically the both of them ended up using the PIE act against me( Prevention of Illegal Eviction of South Africa). Google this act so you can understand what it says. I ended up only evicting her and the kids after 8 long months. I had to pay the Lawyers for the eviction and never received any rent for those 8 months. The total loss was over R70 000.
How to avoid being burned
Much as I’m impressed with what I’m seeing you haven’t covered the acquisition of the site and the drawing of the plans and approval from the municipality. Very soon I will be going on pension and would love to venture into real estate.

Beautiful. am sure you have good planers but it i planned this the house would have an en-suite instead of a free standing bathroom to have a bigger open plan kitchen/living room.. and make it smaller ensuit.. nothing big.
