    Hey thanks for the content Craig, been watching your vids for years and have learnt a lot thanks to you. I'm now finally ready to buy 3-5 acres of agricultural land to start my small farming business. I'm looking to buy around Dorset/Devon area. Trouble I'm having is finding good land without clawbacks. I'm gunna start going round to local businesses and asking around. I'm sure I'll find the right land at the right time. Staying positive and I'm really excited. Anyway, thought I'd have a little waffle in the comments haha. To anyone who read this. Have a great week!

      Yeah just stay focused and if you looking online will always have clawbacks but farmers will rarely put them on if they sell you some land. They started farming at one point unless the land is right next to housing development they wouldn't do that. So keep going get out and get looking good luck..!

      Thank you for taking the time to watch my videos my channel is not about making me money or wealth in any way because I think having the freedom to do what I want and space to do anything I choose that is wealth to me, being free from the powers that be as much as possible. If I can help others do the same then that's my goal and if I help a few to take the plunge that's awesome. I am making my next video about this to tell you the truth about how owning my own land has enabled me to be debt-free and live life on my terms.
      It has enabled me to do so much of what I want, yes I don't have a big home, I have friends who have huge homes but they can only use one room at a time and they do the same things as me. Owning your own land and living a little frugally will allow you to save for things you really want or need. If you want something that costs a bit of money then you work for that and if not you work a little. I love my life being able to get up when I want and not being told what to do. It has enabled me to learn new skills and earn money from those skills without even leaving my static.
      If there is one thing I would say to anyone looking to live on their own land after they start a small farming biz, is to learn new skills through the winter months and you will never look back. I hear people in the - 5 grind saving I don't have time and really that's all we have a small amount of time on this planet and using that time to make someone else rich well that was not for me. Now my time is mine to do as I please and as long as I'm not hurting anyone or breaking the law then what more can you ask for.       Your welcome James just thought would set record straight as some comments get it wrong and also had messages from people saying they have been refused permitted development and they have way more land than they need, but without an operational farm or something, it doesn't matter how much land you have you don't get the rights and have to apply for full planning permission which you wouldn't get as they will say you don't need it...?

    ive only a small plot with a barn on it in herefedshire, its in a bad state. my land is about 0.2 achres in size. what can i do on this land?

      If you have a barn on land that was used for agriculture and the land is agriculture nd the barn is no longer used for any farming activities etc. Aslong as the barn was built before 24 July 2023 then you could possibly convert it into a home under new permitted development rights and there is a lot you can do with that amount of land, grow micro greens, or maybe speciality mushrooms both good profits or breed pure breed chickens. I know people with less land and do not have a barn on it so you are lucky to have the barn.

      @@thesmallfarmerlife well mate, I learnt something new, just cos you have PDR doesn't mean anything without a proper business. At the same time you clarified for me that it mustn't be the first construction on the land either as per PDR. So yeah, you can say that again, definitely the more you know the better armed you are. I read about so many people not getting the PDR, these are some of the reasons why! Your videos are and do and will make massive differences to the ever growing people wanting to pursue a different lifestyle. Will definitely be seeking your paid consultancy when I submit my applications than these so called professional planning officers/agencies - some of them are clueless!

      @@norocketsciencebuild5371 The PD building CAN be the first building on the site. There's nothing in the legislation to stop that for agricultural (or forestry) PD.

      @@centurywooduk we got told by the planning officer it can be the first building but you do already need to be farming it, I.E business reference number and holding number…

      @@centurywooduk that's right, however it has be justified via a farming business and through a full application. However, legislations are one thing and planning officers follow another so it appears.

      Great video's Craig thanks , wish I'd found your channel before taking wrong advice but we live n learn , managed to rent 😉 a few more acres to take it up to 12.5 . Originally put prior notification in for a barn and tracks which got refused due to the tracks being within 25m of the lane but nothing was said about the barn or being the first being on the land ( that was the wrong advice bit ) .. Will start the process again and I'll keep watching the great advice you give . Keep up the good work and thanks .

    Permitted developement size of barn is limited to 460 sq meters and the planners can as they have with me, refuse your application and require a full planning application.
    We are represented by a planning specialist company.
    We are farming 60 acres and need the barn to house animals in bad weather. We have a need and all around us are farms with many barns or barns converted to living accomodation, solar farms and still we are having to jump through rediculous hoops.

      Hiya I have said this to many people who argue with me saying that I have over 12.5 acres so can just build a barn. Im like you cant if your council are not going to let you and in most cases might ask for a full planning application. To me this is because they need the money. So I think your application will pass but they are making you pay for full planning instead of just informing them that you are going to do it. Also farming 6o acres you will need a barn. Councils they are all different and don't follow the same rules and its shocking. Hope you get it. On that note my neighbour got a barn on 3.3 acres but had to put full planning for it and still got it and he only has horses and already had stables on his land, caravan and several containers and other buildings..?

      Europe generally has a relaxed approach. In Wales, we have one planet scheme, which is in truth hippie paradise, not for the average Joe!

      A friend is a real estate agent in Croatia, beautiful, inexpensive place to farm (less than €1 per M^2) near Italy, but English is a foreign language in Europe…

      Forestry has very similar PD rights to agriculture but with less restrictions: no formal area requirement and no need to demonstrate a viable business. A small holding with woodland might be easier to get started, if you can demonstrate a need for the building. For example I have a 15x5m “firewood drying barn” in my woodland with PD approval.

      @@centurywooduk correct in what you said, however, to live in woodland with PD is much harder than agricultural land. A lot of people are actually trying to start a smallholding and to live on site.

    What size barn are you allowed for permitted development?

      Depends really on what you want it for but if you are going to convert through Class Q its now 1000 sqm which is huge. But as for just getting a barn under permitted development rights some people go for 40 x 60 and some o for 60 x 80 so again, it depends what you are wanting the barn for as you still need a reason under permitted development rights to build one using those rights no matter what others say.

      If you had been on the land consistently had all the proof and then 2 years were given for an owner to come forward to challenge your claim. So you either did nothing to the land have no proof of being there paying council tax and sop on then you have never done it right. You can go on the land registry website and read the whole thing about adverse possession and why say thanks to me. I never tried to claim land and did things wrong you did...? Also by the way it's not your land till your name is on the title deeds..? Sorry
