I don't know what you mean by help and what were you using an architect for..? Yes, I never use planning consultants or architects for my planning applications. They cost a fortune and are just like a solicitor which you need neither of you can do your planning applications your self and you can represent yourself in court yourself. it's all in knowing what to do and educating yourself. I would rather educate myself and have the knowledge in my head forever than pay fortunes out to someone who has read a book which I can read to..?

I called the local planning office and they want £70 to tell me the current use. They said I should make an outline planning application- but surely the type of land will dictate if you need planning at all? Also it’s not yet my land! I’d rather not pay and wait 6 weeks- because by then the field will likely not be available. Any tips?

Yeah best find some land well out the way then and even then you may only be allowed to do things like that once a week or every two weeks. I used to race motocross so know it is hard to do that sort of thing. So be looking for cheap land out in the sticks maybe a bit boggy in places etc and you will get it even cheaper than land next to towns which will be way more expensive and you wont be able to do what you want with it, well what your thinking anyway

I wouldn't know from what you are just saying to me I would have to check titles deeds, local plans etc to find out if that would be possible. Also residential as what..? 1 house 100 houses etc big difference in those numbers etc. But again would not know from just what you asked..?

Hi, a very expensive planning application to change use of land and also all the surveys that they will do on the land or should I say you will have to pay to have done each costing £1500 per survey etc. It will also take some time and must be in the right area. Now the council have to support tourism in local planning policies etc. I would wait to see how labour changes the planning system as this will be one of the first things they change and it may help to hold off to see what changes they make...?

Yes it's simple the only reason it's equestrian is that you can only grazer horses on agricultural land if you bring in food or want to build field shelter you have to go for change of use. It's also free to change it back to agricultural but some will try to charge you to change it back but it is free trust me as my land was equestrian. It had to be to get the stables built soon as planning passed I changed it back to agricultural land. You may want to put in planning for stables before changing the use back.

You should go to breed pure breed goats if possible as you may know they go for a pretty penny. You can then base your business plan around breeding the goats to sell to other breeders and also if possible quality sheep that you would show etc. You have to have a good business plan if you want to get the right to live on your farmland
Great video, and some rally good information. I have just bought around 18 acres of agricultural land, but there had been no cattle or sheep on there for about a year. This land floods when heavy rainfall, and the seller seers look brooks that run through and around the land . My question is three fold: what can I do to stop it flooding when it rains? Is it better to leave it as agricultural land until it is fully dry? Are there any grans available to help me offset the cost of the land as I have had to remortgage the house? Thanks in advance.
If there brooks that run around the land you could put field drains in the fields going into the brooks. This will help the land drain properly if the land is in a dip then you could dig pounds and run the drains into them and just spread what you dig up around the land or make some feature in the land itself. It cost a lot of money to remove. But I made a pound where the part of the land I had flooded and it is always full and the land now well drains all the time. Field drains are pretty simple to make, it just depends on what the land is like where it floods, etc. But there are no grants available yet there may be some coming in the future for water conservation you can read about it in the changes to farming in the UK from 29021 to 2027 just google it and you will find it pretty easy.
Planners are suject to Legislate Maratine Law....us HUmanS are NOT......Common Law....you own the land you ownn it to do what you like...gaze horses or cows. Not thier business dont contract with them PERIOD

Its my dream to buy land and have people come and ride their off road vehicles on my land and make a business out of it, as well as do it myself

It takes time to do things like that on any land, type wouldn't matter it would be getting past planning that would be the problem..?
