    Now there are quicker ways to live on agricultural land in the UK than others. Especially getting on the land as fast as possible..?

      Thank you for sharing your knowledge through your videos. They're very educational and inspiring. What about if I start small and them notice i need help. In fact I would like to make a small eco-village in which at least 5-10 families would eventually live out of vegetable farming, orchard and other things. Would that be possible?

      Thanks for watching and commenting means a lot to the channel and also helps others. But this is the best way to get on the land the fastest. Start a small farm does not have to be large half acre will do and once you have started if for a year and know what your doing then you know a lot more about what you want to do and can answer any question they ask. But if they just give you 3 years to make a profit well not many businesses do, so its best to get going first and then go for the move. I will be doing a video on where people who have never owned a business can learn everything they need to know. At the beginning you will be doing it all yourself and of course you have friends me and the community

      I am sure you have people you speak with (if not, there's always time) but a good friend IS hard to find as the saying goes.

    If you buy a price of agricultural land and put a static caravan on it instantly but don't live there and only use it for the bathroom shelter from weather and making a meal but live there after its established is that possible

      Yes, that's what I was talking about in the video you can put the caravan on for workers health and safety because that's the law you have to provide all those things. Plus you can alarm it and store things in there etc. Then when your farm is nearly there and making some profit you know what your doing and can put a good business plan in to council

      Yeah but you are still employed by yourself and still have those privileges and who's to say you are not going to be employing people anyway there don't ask for proof..? So you are entitled to health and safety in the workplace also and any others you may employ part-time or volunteers etc

    Hi Craig, very informative video.
    When you talk about profitability what do you actually mean. What sort of profit for example would a 5 acre 'farm' have to make after they've given you the 3 years to live in caravan and show profitability. would you need to show you could make a living from it to survive or just any profit however small...
    Also what else could you do on your agricultural land other than animal farming? I guess growing crops etc would also apply but what about something not animal farming based or crop based such as maybe keeping birds of prey or creating a small petting farm?
    Finally when you talk about moving a caravan on for 3 years could you reasonably move a couple of vans on site and would the rights to live there begin from when you first moved on in the caravan or from when the council come visiting (if they even did)?
    Coming through a divorce in my late 40's has left me exploring various options between woodlands or agricultural land and the possibilities fascinate me. Your channel is very informative indeed thank you

      All they will make you jump through hoops alright and that's if you try to do the right thing. But if you just crack on with your small farm and then think that's it I'm going for it then your on the land. Instead of fighting hand over fist for years and might not even get planning well you just won't. But if you have a farm ready and move on you know what you're doing and what you can earn and like I say they don't like to make people homeless and if they say rent a home.
      The answer would be I cant as all my income from the farm is going back into the farm to grow it. Plus the Uk need more small farms and your helping the community. Also as I have said it's not illegal to move onto the land or build without planning and that's what developers do.
      So if you're really trying to be a small farmer then they will let you stay or you have the best chance. even if you had to go for some mad reason being in a natural beauty spot or something it would take them years to get you off the land anyway..!

      Mate not a cat in hell chance they would be out in force and issue a stop notice and get you to remove them asap and if you didn't they would bring in the bulldozers so to speak and foot you the bill..? I think you would need to apply for a caravan park license and the chance of getting one of those is also really hard. Not impossible but you would need more than caravans on there and all sorts of other inspections for all manner of things

    How to get a postal address on said piece of land, I phoned the postmaster of Roymail, and they said it was the local authority that notifies them, it seem now impossible?????????

      You will only get a postal address if you pay council tax or business rates. But if you start a small farming business farms do not pay business rates. Also, you can just stick a sign-up and send a letter to yourself as long as you have a postcode you will get the mail. Plus when you have to put your address for certain things like vehicle reg etc you just input it manually and you will still get your mail. mail does not work on being registered with council, only needed to be registered for electoral roll etc

    What about if you wanted to set up a grass livery yard instead of a farm? Would the same comply? Also if your husband/wife had their own property but you don't would the living in a caravan/registering living in the yard yourself work?

      Hi, sorry horses are not classed as agriculture so its different but I do see people have caravans on the land but don't live in them. No, if you have a home you have a home and as I say horses don't come under agriculture

    Hi Craig, great work on the channel. I am contacting you on behalf of my friend. My friend has been following your channel and is living on her land in a static caravan cultivating a small market garden. She is passionate about plants and her lifestyle. The local Council are not and have pushed her through the planning system and appeal system which has resulted in a total lack of support and her appeal was rejected.
    Her enforcement notice is ending very soon. What are her rights? Any help or pointers for what she should do would be so gratefully received.

    Hi again Craig, thanks for the video.. an eye opener.
    I'm a little confused on this method too, although this seems to be the best method as you say. May I explain my understanding and would you consider correcting any mistakes?
    1. Buy some agricultural land.
    2. Set up a business on the land, including worker's amenities in the form of a liveable caravan.
    3. Make a profit over a (1?) year period.
    4. Sell house.
    5. Go to the council planning and ask them for lawful residence(?) and planning permission to build a house. Present business model in some presentation format and show the farm is making profit, and tell them you're living on the property and don't have a residence elsewhere.
    6. Get planning permission and build dreams?
    If that's generally how it should be, I suppose I'm most unsure about the timing.

      Hi, it's sort of like that.
      This is what you should do is buy some land with no clawbacks on it so you don't pay anything to the seller if you get planning.
      You should then start setting up the infrastructure for the farm so that you don't have to start from scratch. So set up the farm around what you want to do then move static on land auxiliary to farming operations and the need to store animals medications, farm office and health and safety for workers.
      Once the farm is starting to take off and you need to be there all the time then you can write your business plan and move into the caravan.
      Expect a visit from the local council as they will visit.
      they will then probably say you can't stay this is when you apply for planning and also include your business plan and future plans for farming business.
      They will then give you the right to live in a caravan for 3 years to show you can make a profit one year out of three and that your farm is sustainable for the future.
      after 3 years if you are doing ok from the farm then you should be granted planning to build a home on the land that suits you and your family.
      It's a little more complicated and they will do everything to stop you, depending on your council department..?
      But you need to show them that you need to be on the land, if you are doing ok without being on the land they will say well you don't need to live on the land.
      So you don't ask you just move on the land and then you fight the council. You may after going down an appeal but most people win appeals as appeal officers see the situation for what it is and not the local council with chip on their shoulders..!

Can I ask,,, if you sell your house, to move on to land,,, would the council then ask you about where you lived previously .... and then ask u why you sold your house? (or would you even have to tell them that u sold house?) Do you think they could then say that you made yourself deliberately homeless

      You don't have to tell them anything just say couldn't afford the mortgage or anything...? You owed me the money and I was coming for it lol or whatever. How many people make themself homeless a year not being able to afford their home etc..? I made myself homeless and saved 15 thousand a year. They have no right to ask those questions its not like selling your home is breaking the law and you can go to jail. It's your business if they asked me things like that I would start asking them all sorts of questions what time do they get up,...? how many sugars do they take in. their tea..? why are they so fat..? do they have gym membership ..? and when they said none of your business I would so neither is this now F@ck off Lol but maybe that's just me lol

    Awesome video fella but i habe a quick question when tou say making profits what is the margin like how kich does your land have to be making?

      Let's say you sell pure breed fertile hatching eggs which are going for £28 on eBay at the moment, so have 6 Hens & 1 Cockeral. that will give you almost all certain fertile eggs, packaging and postage costs £6 next day delivery. feed went up a little but is coming back down and if you like me and approach a seed mill they might let you have spillover for free just for cleaning it out, but if not does not matter.
      You get 20kg of layers pellets in a sack each bird eats around 120 grams a day if not free ranging if free ranging or in chicken tractors you can half that. I pay £8 per 20 kg when I do buy it, also remember kitchen scraps and leftover salad etc. They love those titbits. so that 20 kg bag with feed 6 hens and 1 cockerel for so should last about 23 days for all 7 of them and if they are not ranging longer if they are.
      After eBay fees, postage feed etc you come out with about 12 - 16 quid profit and if you have 12 hens of the same breed stick to the Heratage breeds not what you like but what sells. Otherwise you will be feeding hens that sell eggs now and then. I have posted 20 boxes in a day. I could have sold thousands this year and it is the best time to get into it as bird flu has destroyed the market which is why my phone rings off the hook.
      Now I am only talking about eBay here if you set up a Shopify store check mine out here and check how my images look ukpoultry.co.uk you can see they are not just taken but stood over the top of the chicken on the grass. But you can also sell free on Preloved, Gumtree, Local Free Ads, Pure Breed Auctions, Facebook and probably many more.
      So it all depends on what you want to farm if you are thinking sheep they will cost you more than you will ever get in return and they are lots of hassle vet bills etc, and chickens are easy to look after and easy to breed and incubate the eggs, you can rent small 6-egg incubators to schools, and also incubate other people's eggs, sell chicks, pullets, point of lay hens, have chickens keeping course for first-time owners and even a TH-cam channel and a Blog all will make your income streams and you can make huge profits the more effort the more profit simple.
      The same goes for speciality mushrooms and micro greens, seeds cost nothing for micro greens for tens of thousands and once you have the mushroom mysaline then its like yeast and keeps on growing. You grow mushrooms supermarkets do not sell as they cannot keep them that long and if you do not sell in time you dry them out and sell them that way.
      Its what you choose to farm and if you think like the huge farmers and grow potatoes then you will not compete with supermarkets on those or tomatoes or things like that.
      plus you do not need much land for what I talk about in my videos You could make a tidy income off an acre or less that's for sure

    Hi Craig we have a static on our land we have 6 acres green belt equestrian. It’s easy I guess to start a business and try to get planning but we are both retired. How does that work or do we still have to work? Want a quiet life off grid in a static how can we get this ? Advice please ❤

      If you have a requirement to live there due to a business or if your making charcoal on the land you can live in the static, otherwise its the 28 day rule, Craig can correct me if im wrong, but ive been living off grid for the past 6 years now

      Depends you can not have a smallholding which is not a business and have another job your job has to be farming the land as a business

    Hi Craig, if/ when you put your caravan on your small farm, do you register for council tax and transfer all your post to there as well, eg bank account etc? Many thanks for your time and help.

      You will have to depend on which route you are going down. I wouldn't just pull a caravan on to farmland unless the farming business is ready to go or is up and running

    The 3 year profit that I hear you talking about what is the official name where I can read more about it ? So I can look into it further. I understand and value your advice but just not fully this paperwork. Is there a process for that or just if they come to you?

      Hi no there is nothing where you can read this, the council don't want to publicity that you could live on agricultural land i9f you can make a go of a business. Also, not that you have to make 3 years of profit, they will give you 3 years or 5 to prove your business works while living in temporary home, but you only have to make profit one year out of the three years, but prove the business is still going to be going strong in future which is basicly just saying that you will carry on with the business.

      He did he was about 80 and it was with a homemade gun also was on the news and everything he got jailed for the rest of his life because he wanted to stay in his home. Was he wrong to shoot of course but were they wrong to provoke him with threats and they were there with the bulldozers and it was only a small cabin if I remember rightly ..?

      @@tottyhussain4237 That's why Im trying to build a community in the Uk around small farming and smallholding. Every other country except the like of a few you can do it but not here. Now I have nothing against the planners but there has to be a reasonable way that you can start small farms especially when big farms don't make any profit and are subsidised to the hilt from taxpayers. Small farm employ more locals and are 80% profitable compare that to huge landowners who collect 150 thousand a year for doing nothing with the land and they call someone who is disabled a scrounger but a rich guy with lots of land.
      Well he's rich so they get what they want and if we can build a community then there has to be a change in planning laws and I'm not saying that people should just be able to build a house on farmland and sell it for millions. No, they have to want to farm and there should be agricultural ties to the property to stop those types of people.
      I mean planners are what make this country look nice and green but there has to be a line to help people get into small farming, how well that's anyone guess. But if we start a community then they have to listen. It all starts with one person and grows from there...!

      @@thesmallfarmerlife a community is what’s definitely needed and imperative to enthusiasts like myself who want to get into farming but struggling to buy 3-5acres on the outskirts of Birmingham. I’ve been looking for well over a and can’t seem to find any reasonable plots for sale local to me.
      Furthermore, once I do obtain the land then the concern would be to churn a reasonable profit in order for me and my family to live. I can’t see how this would be possible and not sure what to grow or keep as livestock that will sell as the goods and produce coming from Europe is keeping the UK afloat

      @@tottyhussain4237 It's not hard to make a profit, especially from that much land if you manage to find some. Its how you market it that will get it sold for the right price. I sell my pure breed chicken eggs for 5 times the price of others selling the. It's easy really but you have to u understand that you won't make millions but easy enough to support your family and have a couple holidays etc that's if you can get some to look after your farm, but you should easily have people employed. There are people making 150 grand from half an acre it's all in the marketing and business plan etc

    I got my eye on some land but in the estate agent’s description it states not residential 🤔 I was wondering if this is legal binding making it impossible to get on the land will go get full details think I need to look into it deeper any advice appreciate it 👍

      It all depends on whats in the deeds or what they are going to put in the deeds or contract. It could be permanent pasture land or it could just mean that it will never have a housing estate on it. But you could build one home..?
      You should check to see if it has a clawback on it though as if it does then you will end up paying out a fortune if you get planning. I wouldn't know that much until I saw the deeds. You are best off calling the estate agent and just asking what does he mean by that..?

    Love the content and the channel happy I've found your uploads ! Keep going ... I'm 27 and wanting to start my own journey just like you . I have a business plan ready to start with set up cost turnover and profit all worked out . with ideas on how to expand . I am looking for a personal loan to get sum exstra cash flow , if the money is loaned to me could I use this to setup the farm . For example a percent would go towards buying my land and the rest on fencing , tools and general setup . I'd put my caravan on for health and safety reasons , running auxiliary to the farm. Then move on the land start the business and apply for planning after? . Is this possible? Thanks.

      Anything is possible if you want it bad enough. Keep saving and get your loan as long as you can pay it back you can pend a personal loan on anything but how much can you borrow as land is expensive, so you need to find the land to buy and then the loan to buy it. But you really should have the money ready for when you find the land to go straight ahead with the purchase

I'm more or less ready to get going just seeking last bit of funding , if I get the money granted this will help me setup and start straight away , if it doesn't happen I will have the rest funding be this time next year. I just wanted the loan to start moving quicker and have a little more cash in pot to use for setup . It's looking like I can borrow between 25 and 30,000 my credits excellent , no kids or morgage to tie me down. I have my eye on few pieces of land wich would be in budget also I know a few farmers and agricultural workers who also can help me find land to rent or buy when the times ready . The plan is more or less in place just looking for land and rest of funding . The plan is to use my own money and the loan to setup then just move on with business plan in hand and apply for retrospective planning . Thanks again .

    Thank you for the video. This is brilliant advice and has given me a great head start! If I bought agricultural land that also has the ability for recreational use. Would the same rule apply for a caravan with living restrictions as it would if i put up a bell tent or campervan? I assume it would, but I'm wondering if camping might be viewed upon differently :)

    So are you saying that you can only build a big house if you are making loads of money ?, say a 400m2 house for example ?

      Mmmmm well they say that the more money make the bigger the house something to that effect. But if you are making a good profit from your business then you will be able to build a home, but they will want you to live in the temporary home first to prove you can make the business work.
      It will all depend on the size of the family and where the land is based or if you go down the 4-year 1-day route and do it in a barn they will probably let you build a home on the footprint or the barn that's what they said to my friend who build some lovely stables that looked like a bungalow.
      He thought after the 4 years he would live in the bungalow, but they said he had to build a home on the footprint of the barn where he had lived for that time. The barn was big so the home you could build on that footprint well that is going to be big also.
      But it will all depend on your needs..?
