    Your plan relies on reliable tenants. I have been a landlord for one of my houses for 15 years.
    With our tenant landlord laws you can not evict a non-paying person for 3 months by the time it goes through the courts, even first and last only covers one month.
    It has happened a few times over the years to me , just have a back up plan for that.

      Buy a property near a college or University and make students your tenants especially internstional student they don't cheat usually especially Indians students

    Great video! Choosing the right bank with the proper interest rate is a major issue too. In addition, the loan monthly payment is recommended not to exceed 28% (before taxes) of your income. It is preferred to have a one year value of morgage payment saved in your bank in case you lose your job, this will lower the pressure on you. Moreover, never choose a bad neighborhood to invest in although it is cheap, make sure the value of the house will appreciate by the passage of time and not otherwise.

      There are many "what if" questions that one can find. The trick is to work your way through them once it happens in the most effective way or to try and mitigate those risks so that they do not happen. My policy is to just focus on the things that I can control and manage as much as possible, for the rest its upto God.

    @IgorRyltsev TH-cam not hide videos from us ,I think that's about the bell icon! not only to press it but after you press bell icon there are more options popup, simply From your Android phone once you push bell icon three more options will open "All" "personalize" and "None" ,someone have to push "All" so they can get all videos from you. ☺️👍

    Can you list top 5 places in Calgary where finding tenants is easy? I am confused where to buy?

      Finding tenants in downtown area or the beltline area is much more easier than the rest of the city, this is my point of view others may have a different opinion.

    Try buying 2 properties in Toronto or vancouver when the average detached is well over $1million....the $200k loan on the property in alberta would be a down payment in toronto or vancouver...you made some good tips otherwise

    Igor, did you not use your wife's savings to buy the second house? Or didn't her rapport assist you to obtain the second mortgage? If yes, I'm guessing that the case would be different for a single immigrant who would move to Canada?

    Hi, Igor you seem to be making worth of your life and it is good to learn that you have the first child with whom you celebrated first Christmas. We are a parent of our only son who used to be working in India at New Delhi for 6 yrs after his B Tech and he joined Queens for masters which he completed. Learning from you of your Ukraine where you come from the country seems to be carbon copy of India in terms of corruption and other social issues. Perhaps my son felt the same that you feel since he does not join any of the Indian groups or festivites or visit places where Indian live. He has only one or two friends there and is not yet settled. Could you please suggest to him via me as to what suits him most. Like you said you are not a regular outsider eater except on occasions and that it is not even so for him. India is a country of diverse nature and vast one right now we have situation that we never had before. Do your wife feel that she should be tracking the situation in India? How an Indian student who is gone there with the full intent of settling there and become a citizen while we both of us( my wife being Nurse who retired just a year or so) are thinking that we should be living with our son rathere than expect him to be visiting us as and when he feels or we ask of him. How can we both be applying for Super Visa thouh it is given in website and have seen it but to get a story that you have gone through is diffetent. Am 70 plus and wife just 60 plus. Thanks this video was very good.
