    Beautiful properties .The bottom line is if you’re not a Thai citizen then buying a house with land freehold in your name is going to be risky long term with some exposure and you will never truly own it. As you stated in the video if you form a Thai partnership company setup then it shouldn’t just be a nominee arrangement it has to be genuine which would be hard to argue if the Thai partners have numerous partnerships with multiple people. ( there have been deals overturned by authorities) and being a company there’s ongoing costs and obligations .If you have a Thai wife then obviously it goes in her name but if something unfortunate happens to her then it doesn’t revert to you it will pass to family members who you would have to deal with. The land lease option is there but 30 years is the legal maximum I believe after that it’s not legally binding .Even then perhaps you as a foreigner may wish to leave your assets to overseas children etc which wouldn’t be probable.
    So renting in Thailand at this stage is more practical with minimal risks for many foreigners or the condominium ownership option is also available The system in Thailand is designed to be favourable to Thai citizens when it comes to land ownership it’s not a level playing field by any means. Having said all that I’ve had an association with Thailand for 38 years and a Thai wife for 30 of them. .

    Do not. I repeat. Do not buy property in Thailand as a foreigner unless you are buying it with a local, whom you completely trust (example, your Thai spouse). Plenty of comments on this video to say it’s extremely risky. Only rent! (from an Australian who lived in Thailand for 4 years).

    Thanks for the great video and insight into purchasing options. I was super keen to sell up and buy BUT after you explained the in's and out's I think I'll stick around here 😄. I think I got on the property market here on the south coast of WA at the right time. But the secrets out now and the prices have gone nuts over here. My youngest son is 23yrs old and found a beach shack just a few mins walk from the beach for 400K last year. We all just want to find our place to call home. If I was young again and starting out, I'd find a slice of land somewhere close to a beach and build a tiny home on it to start with.

    Great informative video - couple points to add as researched heavily into buying property and retail business in Thailand and chose not to proceed on either. Buying a property in a company structure using nominees is illegal, many do it this way but look up news articles of using nominees and criminal charges laid. Property also cannot be sole purpose of company and they can review tax returns on revenue. You are able to use Thai Partner but you have limited legal rights. I cannot tell you how many guys I have met already who have lost their retirement via buying house in spouse name. I am no lawyer so advise anyone going down this path to seek advice from multiple lawyers and be warned not all lawyers in Thailand are actual lawyers.

    For 300 k $ you can buy the same estate in Spain in EU and ful rights as a owner .In Egipt out of EU but you are full owner and you can buy two villas in resort .
    Spain is not Filipina in the case of weather but on the Islands u have minimumn 24⁰C in the winter as well .

    It's best to look at the price to own verses rent. I believe that we are in a real estate bubble right now and that it would be best to hold off on a purchase. I also believe that it's best to put all of your money in physical silver till the real estate and stock market crashes. Once that happens and the private FED ends, precious metals will skyrocket in price and the gold to silver ratio will revert to a 7 to 1 ratio that makes silver by far the better metal to be invested in.

    Foreigners can purchase movable property 100%, but they cannot directly purchase immovable property 100%. You can only acquire it by taking advantage of legal loopholes. At present, there is no issue with purchasing through a representative company. You can hire a company with a Thai representative to buy the property on your behalf as a foreigner.
    However, in the future, we cannot predict whether the Thai authorities will tighten the enforcement of these laws. Technically, using a nominee company to purchase property on behalf of a foreigner is illegal. The reason the authorities turn a blind eye for now is that these practices have not yet caused significant problems for the country.
    A few months ago, an elderly French woman with no relatives passed away, leaving behind her estate. In her will, she stated her desire to leave her house and land, valued at hundreds of millions of baht, to her Thai maid. This became major news. However, a few weeks ago, it was reported that the maid has no rights to the property because the house was purchased through a nominee company.

    Fun Fact: You can buy it but you are not own it. You will not have the document in your name. It will be developer name because only Thai citizen can own land so choose developer wisely.

    Basically thats a leasehold purchase or a buy into a lease ownership of the property. Can be a bad idea because if you sell .You often must renovate the property and give half to the lease holder

    Don't buy, only rent. Even condos. Most condos have only 30% to 49% occupancy by foreigners. Because of that the funds for upkeep are too low and condos aren't well maintained, hence they age and break down faster. If you are owner the cost of renovation and repair of common areas is up to you, on top of the costs you already have. Just rent and move to a new condo every 5 to 10 years. They keep building new condos so reselling will probably be at a loss if the market doesn't totally collapses, wich has happened before. A lot of big developers went under, leaving you in limbo as an owner. Be warned!

    Beautiful home and fully furnished. That's insane.
    Is it close to any beaches?
    I almost died when u said u pay around 300 aud per month for electricity 😮
    In Sydney, I pay nothing for electricity all year because of the government subsidies
    You're paying around $3600 Aud per year 😮
    I could buy 3 of those houses for the price of my Sydney home and still have 100 or 200k spare change. That's insane.
    But there's no way you can compete with Sydney lifestyle. Beautiful beaches, excellent health services.
    Thailand doesn't appeal to me at all. There are too many risky negatives. Hot humid climate all year and very wet periods from May - Nov. Corruption and crime. That's why they build high fences around the entire property.
    But I would consider buying 1 as a holiday destination to visit once a year for 2 months during Dec and Jan. Rent it out on airbnb for the remainder of the year.

    We bought a nice 2BR house in HH on 360sqm leasehold land for A$130k.
    Rent of 25k a year it's paid off in 11yrs so get another 19yrs for free 😅

    I'm planning on getting a nice sailboat to travel the globe. I own two lots. One has a home that I'm building with my own hands and no hired labor debt free and the other is just a raw peace of land next to it. I'm planning on finishing the house to sell it which will fund the building of the other that I will keep for myself. It will be a nice size shop with an attached apartment where I will keep my things why I'm off sailing around the world. The sale of my home will also fund the sailboat and the lifestyle. I think that I might take the money from the sale of the home and purchase an apartment building and get a small trailer to live in on my other lot before I start building the second place just so I don't have to worry about money ever again rather than depleting it. One needs some type of income to survive. We'll see what happens but regardless, I want to sail around the globe and have the adventure of a lifetime but still have a place to go back to every now and then.

    #2 house is definitely my favorite because of the upgrades and the landscape and master closet sold me as well.
    We will be slow traveling next year and we will be visiting Asian regions and Thailand is on the list to visit but we already know it would not be the country we call hone because of the new tax laws they put in place for foreigners and all the loop holes with their laws.

    Be careful, the price does not include the land. Plus land, the same price as a home in a good area of Texas. I just purchased a home at $310,000 in Texas.

    Stick to condos and freehold which is in your name if you buy in Thailand. In a house the house is a freehold and the land is a leasehold

    Suggest not to buy a house or villa without having it checked by building engineer. Ground sinking is a huge issue in thailand. Water pipe, internet lines, electricity lines gets cut of after some years in worst case. Wall starts cracking. Be aware that once all the houses in the projects are sold, the developers are running away, and they are cranking up the common fees as highs as 20-30%. Then some shady mainteance company takes over, some are good but some are for surely bad. Watch your neighbours, worst thing is to have screaming kids every weekend. Soma are renting out these on weekend bases. suggest to get a house or villa on a seperate land if all possible. Don't expec the property to rise in value it doesn't don't invest too much into once bought. Use it to it's fullest and enjoy it to get the most of it.

    For that price, you could purchase raw land and hire someone to build it for you for much cheaper. You could be the GC and hire the labor which will save you even more. I'd rather purchase something in Tonga on the water out in the country away from it all for a fraction of the price.

    Be careful as most of them are 100 mm external block walls. Basically a pretty garage with doors and windows and they cost nothing to build

    We're becoming regulars to Hua Hin and thought we would check out Holafly. Not a good deal,$100 Aus and no calls ,only data. Not really competative when comparing to airport booth sellers. I might be wrong but,a no go here.

    I’ve come to realize this just screws up prices for every local
    Besides the ones who con out the man of their house purchase. .
    300k is the equivalent of 30 million to a US citizen. Sure it might rise all the boats and give people “paper wealth”. But at the end of the day it just screws the locals at the end of the day with inequality rampant.

      Yes and no. Building requires materials to be made and labour. Tourists with money buy lots of things for their house and spend in the local economy, therefore making businesses richer. If you are just a poor farmer, then I can see how this would not help you to buy land locally in the future .. though, if you had land you could make a nice profit selling to developers!

    I recently heard from a patient who lives in Hua Hun that because of the war and sanctions, a lot of Russian investors and expats have moved into the area, do you think this is the case and are these developments Russian owned? Apparently the situation in Phuket is awful and a lot of Thai people are having to move away because they can’t afford to be there anymore

      Phuket is full of Russians now .. i went to a fruit market and there wasn't a single sign in Thai or English, just Russian.

    I've just built a small house waaaay up North.
    I leased 750 square meters for 30 years @ 1,666 per month.
    My house is 140 square meters and includes a pool 8m X 3m.
    Total build was around 4.2 million.
    But, it's not near the beach.
    I've been watching you for a while. I lived in Playa for 3 years 2006-2009.

      Hopefully, I'm still around when the lease ends. I'll be 87 years old.
      If me and my girlfriend are still together after 30 years it's unlikely that she's going to kick me out.
      I've never lived my life "safe". Always done whatever I think will be good for me. So far I've lived in 4 countries. Hopefully, this is the last one. 😀😀😀😀

    How is violence in Thailand? I read about 2 recent kidnappings of Chinese youth and that locals call them walking renmibi!
    Furniture is a liability for most buyers. A water tank for rain collection? Despite the gas, I would add an induction hob, given the solar. I think the roof can cope with 20kWp for better cloud & 'winter' performance. I love south Asian architecture and furniture. Why are these houses look so soul-less?

    all forigners own that land wow because its got everything solar a big thing Laos a swimming pool great outlay and subdivision so the owner a forigner investor make money the first one has all solar but no water fountain and outside shower I like the first one as water fountain u always can do but then go by the money to pay maybe should take Mandy with u looks like u sweat a lot hehe as they say dont buy a property for forigners but honesty dont listen go with u gut as that price u never pay in australia that luxury

    Drive half an hour south down the coast and it gets even cheaper. An extension of a buildings(house)
    lease to 90 years should be made when you purchase and pay for each 30year part. Buying the building
    lease is best done with a foreign company so avoiding lease annulment with death. Get a good lawyer....

    The guy who made this video clearly does not know the most basic facts about real estate. You're buying a structure that degrades over time. You aren't getting land ownership which is where the real value is. If you don't own the land you own a depreciating asset.

    The whole thing is shady af .. setting up companies, developer offering to organize leases (mentioned at the beginning) or whatever - you wouldn’t do anything without taking impartial legal advice. The house is horrid, it’s standard Thai design, you can tell by the size of the windows stuck in the middle of the walls - if you build a well designed Thai house you don’t need to run aircon 24-7, in fact hardly at all. If you had 300k to waste you could just get a contractor to build you something bigger for 150K USS?

    Look at several places so you won't regret it later. 10 million is quite a lot. There might be something better. Wouldn't 2 floors be better? Thailand should also look at the natural disasters caused by water.

    I have a Thai daughter born in Thailand with a Thai ID card and a Thai birth certificate. Brilliant, I thought, I can just buy freehold land in her name.
    But then I met a Thai lady who lost her property because she took up Singaporean citizenship. I told her about my plans and she just said 'forget it'. My daughter also has a British amd Australian passport. She would have to renounce both those citizenships in order to buy freehold land legitimately in Thailand. Oh well. Maybe a condo in her name might be ok. At least ahe can't be deported! I can.

      Your daughter doesn't have to give up the other passports as long as she retains her Thai citizenship, she can still own the land in Thailand legally
