आमची बिल्डींग Redevelopment गेली होती. बिल्डर आणि कमिटीची साटीलोटी असल्याने २०१८ ला आम्हाला तात्काळ Possession घेण्यासाठी भाग पाडले. Possession घेतल्यानंतर आमच्या बाथरूम मध्ये Duct area मधून सीपेज चे पाणी येऊ लागले , तेव्हा आमच्या लक्षात आले की बिल्डर ने 1st and 2nd floor ला Chajja बांधला नाही. आम्ही तक्रार केल्यानंतर MS plate चा Chajja बांधून दिला पण quality चांगली नसल्याने सीपेज चे पाणी bathroom मधे येत असते. कमिटी corrupted आहे. बिल्डर ला मिळाली आहे.
I have a leakage problem from the flat above me since 2019. In 2019the owner of the above flat renovated his flat.While doing so he has used a damaged pipe. Since then I am complaining to the society The society is not taking any action aagainst him nor the society has issued any noc to the above flat owner.The society never issues any NOC regarding internal renovation. In this case can I file a case aagainst the society as well as the owner above in the consumer court.

2nd floor मध्ये kitchen पाइप फाटल्या मुळे त्यांच्या संपूर्ण घरात पाणी साठल. हे मध्यरात्री घडलं आणि त्यामुळे 1st floor bedroom च्या सीलिंग मधून पाण्याची गळती झाली. 1st floor च्या मालकाने आमचे झालेले नुकसान व त्याच्या अनुषंगाने करावे लागणारे सीलिंग चे रीपैर आम्ही करतो society ने बिल द्यावे. आणि 2nd floor च्या owner कडून वसूल करा. 2nd floor owner स्वतः सिलिंग paint व आवश्यक ते waterproofing karun deil. तर ह्या बाबत आपला काय advice aahe

We have flat on ground floor in Bhayandar - Thane. The building is of Late 80s. Very Old. it is 2+Ground Structure. They have put of the Tin Roof to prevent leakages from Terrace into the top floor flats. During Rainy Season the water comes out of the floor tiles in ground floor flats. Also on Regular basis there is drainage issue. Sewage water overflows and remains out for very long times.
Can you please make a TH-cam video on Property Tax applicable to flat purchasers, esp. a. when BCC/OC is still not obtained, b. When some flat purchasers have already moved in w/o OC, c. Building is still managed by Builder in absence of body of flat-owners.
MOFA or RERA doesn't have redevlopment cheptor what is the main subject of corruption,the share holders only get 35%maximum additional area but not share erning (profit)from the sale of additional FSI if prpotionate share distributed then we also allow happy retairment life.

Bye Laws No. 77 Society to carry out Structural Audit (a) The Society shall cause the STRUCTURAL AUDIT of the Building of the society as follows: (1) For the building ageing between 15 to 30 years................. Once in 5 years. (2) For the building ageing above 30 years.................. once in 3 years. Such STRUCTURAL AUDIT shall be conducted by the Architects from the panel of the Municipal Corporations in case of the societies which are in the limits of Municipal Corporations. In case of other societies such structural audit shall be carried by the Govt. Approved Architect. (b) The society shall cause to undertake Fire Audit of its premises in compliance with the State Fire Policy.
Sir we requested Secretary and managing committee for terrace water proofing by written application. Inspite of repeated requests no action initiated by secretary or managing committee. There are 8 flats below terrace. All 8 flat holders requested for water proofing but secretary did one flat water proofing. Other 7 flat holder's terrace leakage is getting worst every year. Where to contact and whome to held responsible?
Write a registered letter for waterproffing request, wait for 15 days, if no response, go ahead and waterproof it yourself, preserve the bills, ask society to adjust in maintenance bills, if all flat owners facing problem are together than it would be better, but not necessary, buy mcs society rules book for more knowledge. For waterproofing fill in cracks with cement, and use asianpaints waterproofing, it is simple, easy and cost effective and can be done under your supervision no need of cheating contractors.
If neighbors flat is having leakage problem neighbors is not ready to repair .other problem is building is not having society than what rule is there to make them repair.
