Late to the party here but I'm going to make a few observations. First, the size of the lots. We currently live in Pennsylvania near Philly on 3 forested acres in the middle of a bucolic paradise with forests, parks, Amish farms and the like. When we bought it in 1998, it became our forever home with great neighbors, etc. I'm now over 66 years old and thanks to physical changes these 3 acres of land, although mostly forest has become more of a chore than 23 years ago. As has been said, Babcock Ranch is not for everyone but what many people have said in the comments sound like pluses for us. The limited number of house designs may not be helped if you want truly sturdy structures. The engineering that goes into essentially a hurricane fortress is not insubstantial. The building materials are going to be more costly. I grew up in Florida. I know the need for our next home if it is in Florida will have to be hardened against the hurricanes. We went through Andrew and know full well just how bad it can be. As we contemplate our future home we may just have to visit Babcock Ranch... and other places to live in that general part of Florida. Oh, and one more thing... being retired now for 3 years I have discovered I like to be around people more than I realized (most of our friends were work colleagues). Just another possible plus.
I feel most people don’t understand what kind of neighborhood babcock really is.this neighborhood is the kind where children ranging from 8+ can go with there friends around on bikes and golf carts to the local pools,shops,parks, and restaurants.and since this video babcock has built a plaza that has soon to be coffee shops and restaurants but also a built and running publix and pizza house.soon to be in the next couple years, Syd Kitsin will hopefully be building a shopping center that includes a mall,target,etc.aside from the down hills babcock can be just right for the perfect family. (Not to mention there’s a elementary/middle/high school in the neighborhood. And soon to be built a new high school and gym)
The building codes are becoming more stringent, I believe. Hurricane Andrew started that change 30 years ago. The structures that were wiped out in SW Florida in 2022, were most likely older and grandfathered in.

I think your 7 reasons have fallen flat. Babcock Ranch never lost electricity during Hurricane Ian. They never lost electricity because 100% of their electricity is generated locally through solar arrays. Additionally, since the utilities are underground they were protected from wind damage. The streets were designed to channel flood waters, and keep homes above the flood. This worked like a charm. That native landscaping helped to absorb and move the flood waters into the surrounding natural areas. Babcock Ranch will serve as a shining example of how a community can be well-designed to work WITH nature, as well as dramatically reduce the carbon footprint of each and every resident.

there are no restrictions on dog sizes here in Babcock Ranch....only amount of dogs which is 3 per household. There is a restriction on size in Babcock National.

Of course, this video does not cover the upsides, of which there are quite a few. i live in the lennar section of babcock ranch and i like it! we didnt have any problems here after the hurricane, didnt even lose power even though we have a back up generator anway; its about 30 ft above sea-level. yes we maybe be in the "country" but its pretty quiet its 8 miles from palm beach blvd ;but i can drive my golf cart to publix a mile away and theyre turning 31 into a 4 lane highway and there will be an entrance to i75 right from cypress parkway i think the concept is pretty cool alot better then living in the liberal hellholes up in the tri-state. there may not be much to do out here right now but its a work in progress!

In my opinion, pointing out some of the restrictions and limitations of living in a planned community is wise for three reasons. 1. It cuts out prospective buyers who want more space, privacy, and control over their residences. 2. It helps those same prospective buyers to learn about the restrictions of living in a planned community before they commit. 3. Being helpful builds trust and helps customers feel confident they are making a good choice. Retirees migrating from the midwest, northeast USA, and Canada, may have come from urban or rural environments where land use restrictions are different. They will be unaware of the things they can't do on or with their property. I'm a retired urban planner and educator who promotes sustainability. I am responding to those who have a misconception about the role of developers and local governments. The question is not a matter of who deserves hurricane protection or who can afford it or deserve it. Where you live is your choice based on your preferences and income. Of course, the available housing stock is a factor too. But that's up to the economic conditions of the day. Some is old and some is new. Some is affordable for you and some is not. But where and what you live in is your choice. If you chose to live in a shed on the beach, expect to be wiped our by the elements every few years. If you love old houses that were built prior to bought building codes, don't live in a hurricane prone ares. Natural disasters will only get worse as the earth heats up. Rain and storms will become more intense. So choose where you live carefully. I live north of Tampa, Fl., twenty-five miles inland. I live close to work, shopping, entertainment, a international airport, the interstate, several hospitals, a large university, in a home built with the post 2004 building code standards, and almost solely on Social Security. So you can have your cake and eat it too. But you have to make intelligent choices.

Hi Tim...there are a bunch of people that pull their boat on to the lake to fish. They have electric motors. Only caveat is if you have a boat on a trailer you have to park that inside your garage...cannot be left out in the driveway.
So all the lots are owner by builders? If I like the plans that one builder has but like the lot another one has, I cant build the house I like on the lot that I like? Is it set up so that each particular street or development in the community are all owned by one builder? I thought Kitson Partners owned all the properties and did all the construction. Underground utilities almost necessary in Florida.

The community is built like this for sustainability reasons. 50% of the 18000 acres is dedicated for green space. And have you never lived in a big city? People live even closer in other places.
Parts of our "upscale" township in Pennsylvania have new neighborhoods with new $500-$600K patio homes that are that close together, and the terrain isn't as favorable.

I think your 7 reasons have fallen flat. Babcock Ranch never lost electricity during Hurricane Ian. They never lost electricity because 100% of their electricity is generated locally through solar arrays. Additionally, since the utilities are underground they were protected from wind damage. The streets were designed to channel flood waters, and keep homes above the flood. This worked like a charm. That native landscaping helped to absorb and move the flood waters into the surrounding natural areas.
Babcock Ranch will serve as a shining example of how a community can be well-designed to work WITH nature, as well as dramatically reduce the carbon footprint of each and every resident.

Hi, can you tell us more about the solar power angle? Is Babcock Ranch totally solar powered? Are the homes in here powered by solar power or do you pay an FPL bill?
We run off solar during the day and natural gas at night. FPL owns the solar panels so we do an electric bill.

We do have a 10 mw battery system. But for the most part at night we run on natural gas. Average electric bills are $90-$130. Thanks

Yes, I would state is as "nothing is perfect" and nothing is. Still, some great upsides with the downsides--like....everywhere else. Of course, this video does not cover the upsides, of which there are quite a few. You probably know--just to give one example is how well this place handled a full on Hurricane--not places could have done as well, and that is just one example.

Fire and ems on site and there is a police substation…I heard a full police station is in the works. We also have 24/7 security patrol.

i live in the lennar section of babcock ranch and i like it! we didnt have any problems here after the hurricane, didnt even lose power even though we have a back up generator anway; its about 30 ft above sea-level. yes we maybe be in the "country" but its pretty quiet its 8 miles from palm beach blvd ;but i can drive my golf cart to publix a mile away and theyre turning 31 into a 4 lane highway and there will be an entrance to i75 right from cypress parkway i think the concept is pretty cool alot better then living in the liberal hellholes up in the tri-state. there may not be much to do out here right now but its a work in progress!

John, thanks for your informational video. It helped me reject Babcock Ranch as a place to live. In my opinion, pointing out some of the restrictions and limitations of living in a planned community is wise for three reasons. 1. It cuts out prospective buyers who want more space, privacy, and control over their residences. 2. It helps those same prospective buyers to learn about the restrictions of living in a planned community before they commit. 3. Being helpful builds trust and helps customers feel confident they are making a good choice.
Retirees migrating from the midwest, northeast USA, and Canada, may have come from urban or rural environments where land use restrictions are different. They will be unaware of the things they can't do on or with their property.
I'm a retired urban planner and educator who promotes sustainability. I've lived in South and Central Florida for over forty years. I even lived in Lakewood Ranch, Manatee Co. (the poorer section), another development of regional impact (DIR).

I am responding to those who have a misconception about the role of developers and local governments. The question is not a matter of who deserves hurricane protection or who can afford it or deserve it.
Where you live is your choice based on your preferences and income. Of course, the available housing stock is a factor too. But that's up to the economic conditions of the day. Some is old and some is new. Some is affordable for you and some is not. But where and what you live in is your choice.
If you chose to live in a shed on the beach, expect to be wiped our by the elements every few years. If you love old houses that were built prior to bought building codes, don't live in a hurricane prone ares. Natural disasters will only get worse as the earth heats up. Rain and storms will become more intense. So choose where you live carefully.
I live north of Tampa, Fl., twenty-five miles inland. I live close to work, shopping, entertainment, a international airport, the interstate, several hospitals, a large university, in a home built with the post 2004 building code standards, and almost solely on Social Security. So you can have your cake and eat it too. But you have to make intelligent choices.

Hi Tim...there are a bunch of people that pull their boat on to the lake to fish. They have electric motors. Only caveat is if you have a boat on a trailer you have to park that inside your garage...cannot be left out in the driveway.

I don't like since it is so flat and homes all white. No flowers or landscaping like the Villages, FL planned community. I have small lot and like it. My place like a villa with a cottage fence in front Your have to have good neighbors. No Vets hospital but does have a clinic, etc. It is not near the Gulf. My bond is paid off. Underground utilities almost necessary in Florida.

The community is built like this for sustainability reasons. 50% of the 18000 acres is dedicated for green space. And have you never lived in a big city? People live even closer in other places.
Parts of our "upscale" township in Pennsylvania have new neighborhoods with new $500-$600K patio homes that are that close together, and the terrain isn't as favorable.
