    My wife and I love living here and while there are some issues noting is horrible. It's a great place to live in my opinion and a wonderful place t come home to after work.

    Yep! Absolutely avoided. I was so excited to hear about this place (especially with the solar farm, the entertainment amenities, the high ground and away from storm surge/hurricane proof, etc), until I watched several videos from this channel. The horrendous costs of HOA, CDD, exit fees, property taxes, water bills... and the lack of healthcare and grocery stores, etc. really take the excitement away and collapse the high spirit of getting ready to find a home there.
    I will stay where I am with low property taxes ($1,200/yr), low water bill ($41.04 every month for me - I am single), low HOA fee ($85/Quarter or $350/yr - for all common area landscaping services, a community golf course, swimming pool, tennis courts, basketball courts, community center)... and not to mention all the major grocery stores (Aldi, Walmart, WinnDixie, Target, SaveaLot, etc.) with numerous restaurants, fast food, ethnic foods, etc... and not to forget 5 beaches within 30 mins (with one only 7 mins) from my house.

    I grew up in Florida and lived there all my life and I can tell you there's definitely areas where bugs are not an issue. We don't have to screen in our swimming pools and have deep water ocean access from almost every single neighborhood. We have sewers not drainage ditches or ponds like you find in planned communities which are nothing but a breeding ground for mosquitoes and other bugs. Our canals and rivers have currents and tides which which are not breeding grounds for mosquitoes like lakes ponds and ditches

    Your HOA fees are way too high and then you've got the CDD fee- so both together equal about $6 thousand US dollars a year. You can never really own your home. At the very least the construction companies should eat the cost of the roads.

      Excellent point about never actually owning your own home. I never thought of it that way. Thanks for that perspective. I never liked HOAs, that's just one more reason..

      @@wendyheaden1388 HOAs keep the development looking nice however BELIEVE ME it doesn’t keep your words “ RIF RAFT” out. RIF RAFT has money too. Some undesirable people have a lot of money because of their lifestyle. You can never pick your neighbors

      @@daniellickel9867 even without HOA fees you never completely own your home. Try not paying your property taxes and see what happens.

    How much is HOA at Babcock ranch? How much is CDD? How much to join golf ?

      HoA differs by neighborhood and unit type but starts at $136 per month and gets as high as $900 per month for condos on the golf course. CDD is between $1200-$3500 depending on unit. You must buy a home/condo on one of the two golf courses to be a golf member.

And how much is a golf course membership? Are the separate or is their one cost for HOA and Golf membership. Please explain thank you

      ⁠@@PatriciaCentralFlorida a house on the golf course is around $600 a month with golf membership…most of the new neighborhoods are around $350 a month that don’t have golf

      HOA and CDD fees vary by neighborhood and lot size. When you resell your home there is a .25% community enhancement fee (exit tax)...so its $250 for every $100,000 of sales price. You can look up CDD fees on the babcockranchliving.com hoa site...in general they range from about $1500-$3800

      That's Floridians for you. I've been living here for 7 years (moved down from the north), and I was shocked to see all the tattoos on Floridians (of all ages, minus the minors) here everywhere, especially at the beaches.
