1 , 20 acre land looks like another 20 acre land, how would i know if i am on my land or not? i could just drive down the road and post vids and pics of any desolate place and sell it.
Many reasons Depends where in county you are. Close to Serria Blanca water is about 1500 feet down ( yes that is two zeros) and from what I have seen that is not good water. Northern side of county Dell city area, water is about 450 to 550 feet down. Again not the best water. You can haul water. DELL CITY cost about 3 cent a gallon to haul yourself and is only open 2 days a week. You can get delivered to some places, NOT ALL for $100 for 1000 gallons. Unless you are next to highways electric is near not available. But good for off grid. Solar is good. Wind is great but make sure turbine can be in 100 plus mph winds as they happen frequently. For most people work is at least 1 hour away. That being 70 plus miles to nearest cities. Which is another reason to pick northern hudspeth county. You have 2 cities around 70 to 80 miles. And speed limit to one city is 75mph. To other city speed limit is 55 to 75mph, that way has a 10 miles 55mph zone and shortly after goes to 65mph. So half is 75 and 55 and other half is 65. The people that live out there at least half are bad people. Meaning they are not very honest. BTW for anyone thinking about those abandoned places. The sheriff says no places is abandon. Get caught go to jail. Cows have right of way. Meaning if you don't fence it off they destroy everything. And you are responsible. And as a FYI, some of the deputies run cattle ,and the other cattlemen are friend with them. So don't buck the system there. Do not buy land in a HOME OWNER ASSOCIATION. Ask and look into if land has a Covent. Which is something like a HOA, which is rules what you can do on your property and often gives s previous owner rights to your land. Make sure you pay your taxes. Rattles are heavy, and closes hospital is an hour away, ONCE THEY GET TO YOU. So you could get bite and not be at hospital for many hours, if ever. Also if pets get bite it is pretty much up to you to save. You won't make to vet in time. Some of the HOA tell you that you have access to thier community wells. Yeah that until they decide to stop allowing you. That has happen many times. You have to maintain your own road, which maybe 20 miles long. The worst time is during the summer when the monsoon rains fall. Because a good road can go bad in 1 storm. By bad I mean road can get 3 foot wide 4 foot deep and 100s of foot long gullies in them. OR your road could be flooded 5 foot deep and you can't get through. Yes flash floods is a problem. Be prepared to go through tires often on the dirt roads. Maintained road highly after it has been graded, as the rocks break the belts in tires. Two track roads highly after rains, because belt breaks to rocks AND plants that have washed into road. Funny thing is cactus is the easiest on tires, the other plants kill tires. MAKE SURE YOU HAVE ACCESS to your land. Just because a road is there do not assume you can use it. Get it in writting. And thing like Google map shows roads that are no longer there. One of my properties still is showing a road close to it. That I know of road as not been there for 10 years. Which is saying something, because I know roads that have not been used in 10 years and you can still see and use them. Oh and new 10 year old roads do not show in satellite mode as of today. So even of map says 2018 it may be a 1980s map IN THIS COUNTY YOU ARE NOT ALLOWED TO SELL LAND LESS THAN 10 ACRES. So don't buy any land smaller than this in Hudspeth county. Does it have water, power, sewer......No. There great for hunting, camping, and there are few people who have small cabins. Some people live out there full time. There's road access off of the I-10 which are being maintained. We don't sell junk.

We take actual pictures of the properties (most sellers don't) meaning we've actually been to the property ourselves. It's an expensive an time consuming process but we want people to know what their getting. We do in fact have properties in this subdivision that have power directly to them and there is power that runs through the subdivision. People who buy from us are encouraged to go and visit the properties and do all their research before buying anything. Are these properties for everyone, No. Do some people love them and want to buy more from us, yes.
