but, how would one find wholesalers? i'd like to start investing in other states (i live in california). i'd like to start buying rental properties in states/cities that are better suited for investment rental properties. if i were to find properties with a bit of cash flow i could potentially buy a few properties a year minimum. i would need to find rental agencies, wholesalers, possibly handymen, etc. i'm ready now. just bought my first rental a few weeks ago locally here in cali, but here is not the most optimal area to buy. thank you.

40% is a lot have to find a cpa and get some tax flow versus cash flow to offset paying that much. That number is almost a capital gains number for cashing out
