Do a double closing in IL to get around the restriction. You close the deal and then the end buyer buys the property from you same day. You'll need a transaction lender to pay for the first closing unless you have $$$$ to close. I can help with those funds.

You can start wholesaling without an LLC, but it's wise to consider one as your business grows for liability protection. I didn't create an llc until my third deal
Never tell the home owners that you are buying? But your name is on the contract, not the end buyer. Of course they are led to believe that you are the buyer.

In Illinois you can only wholesale 1 property ever 12 months. Try virtual.
