Before buying a home; make sure to shop for your own home insurance. Make sure to go to your local utility company, trash, water, phone, and HOAs! Never buy into HOAs; example Florida! HOAs say they will maintain your property for the fees you pay; but there are certain things you need to get approval for! HOAs are a ripe off! Go research what HOAs are doing to homeowners across America!
Important to note: In Georgia, if a spouse is on the deed and not on the mortgage, the spouse is NOT responsible for repayment in foreclosure. Only the person who signed the loan is responsible. Georgia is not a community property state.
She is telling the truth; however be aware that your home is not going to be a house in the nice areas due to your income! Don’t try to buy into a home that is undervalued or not in your budget to a community that will not serve you and your family!
In California; permits can be obtained 3-5 years! That’s why a lot of the people in Altadena, Pasadena, Malibu, and Palisades will sell and buy some where else! California permits to build is a mess!

Fight the servicer to get an appraisal to use the equity to get out or the PMI before you’ve paid the 20%. That’s what I’m about to do.

Hire your own contractor and appraiser; go under the home, plumbers , definitely! Make sure everyone is bonded and insured! It’s very much worth it!
