Do not use regular grease. Because regular grease would worsen the rubber bush material by causing expansion of rubber. It is recommended to go with silicon rubber grease spray / grease.

Most likely your motor is failing or something is stuck at the rail. Take out the seat and turn it upside down to see if anything is stuck in it.
