    I have a double wide in VA. It is a 2000 model. I paid $48,000 cash! I pay $350 lot fee includes water,sewer, & trash pickup. I have 3 bedrooms,2 bath, front living room and a den in the back. BUT, it isn't in Florida!

    Lot rent is $1,262 and will just keep going up! As the lot rent moves up the price of these things falls. That is why I'm handing my keys to the park owner and moving out of Florida.

    I'm a senior on a fixed income ... I can easily pay cash for this, but the lot rent is a money pit - too high and will prohibit me from selling it in the future as the lot rent increases. I can certainly do better than this!

      I understand. Sarasota - Bradenton has a fairly high cost of living due to the coastal tourism. Lot rent in our area is averaging $1,000 - $1,400 monthly. This park includes services; internet, cable, water, sewer, trash, lawn and tax. Thanks for watching!

      That’s what I was thinking about too. Even, at a gated community, that is just too much a month. Now, if it was like three or 400 and it takes care of the lawn and the garbage and water then yes, that would be great. My dream just went down.

      Appliances are really old. Don't like used furniture. Hate what they did to cabinets. Nice windows like open space. Lot rent too high unless that includes paying for home. You lost me at one pet. I have a cat and a small dog. If I buy something no one tells me I can't keep them. The two together don't weigh 25 pounds.

      @@carolynbarrett7924 There are parks further north that range in the $400 range. But it is still a lease situation, and they go nowhere but up. I would look into the "deeded communities further north. The homes cost more. But it is on land YOU OWN. The area is a "recreation resort" association. Cost is $78 a month. And you get all the amenities anyone could want. Pools, tennis, pickleball, and other stuff I don't even know. Plus restaurants bars and stores, and a golf course too! And even a pier on the Indian River to fish from or launch Kayaks and such...

    Arent the 1976 model year, older than the new building codes ? Which means, this unit will be cheaply constructed with pre-'78 building codes and materials.

      The codes are different, for sure. I wouldn’t say cheaper though. Here’s my take on it… technically, the text books say that overall, manufactured homes depreciate vs stick built that appreciate but that hasn’t proved to be correct. And most importantly, we have park after park filled with this age home that are still standing after decades of Florida weather. On the older models, I think it comes down to updates and maintenance. That said, new homes are available but the prices now have made ones like 11 Quince, an outstanding option!     Try getting property insurance (if you can) on a mobile home in Florida. Then you'll really see how much per month a $79,000 unit will cost you.

      Why? If a hurricane blows through it, just buy a new mobile home. They can be had for 40-80k something nice and modern. Insuring them is pointless. Most insurance companies will never give you what you paid for it, and if you tally up the cost of insurance every year, you can put that away for a rainy, windy day. Pun intended. This is why it's so important to own the land, so you can destroy and replace, and continue living in peace.

      I understand. I would expect the rent, along with everything else, to have a 3-5% increase for cost of living. There is a State Statute 723 that governs mobile home parks and provides protection from price gouging. Usually, you’ll see a big jump when a corporation takes over and then it would happen as each units gets a new owner. In this home and park, the sale to the corporation was about 3 years ago and this rent is current market rent.

      Remember, at this park, the lot rent includes water, sewer, garbage, lawn maintenance, tax, cable, internet and the park amenities, gated access, social events… if you back out those expenses, it paints a different picture. There are a few parks that offer less amenities, smaller lot sizes and you pay your own utilities. Those you can find the lot rent more in the $700-$800 range.     I live in Wash. State, with what is happening in Fla. I wouldn't live there if you gave me a place. I couldn't afford the tax, insurance, risk of
    land rent going up, condo's are totally out with the new requirements for money required by the HOA to prove they can preform all the
    upkeep and maintenance on the building. You have the sun, bugs, terrible storms, bugs, humidity, I can get all that in the Philippines where
    I have my 2nd home. Nice home and 80k is a good price. A new park model home costs that much. I have a park model, 39 x 12 and the same
    size filled in deck on a Sun Retreats resort in Blaine, Wash. Dues are $76. a month, free water and garbage, taxes are less that $90. a year. If
    you can stand Wash. rain.

    That house will never sell. You would be out of your mind paying that kind of lot rent to be thrown out or lose that house when a new buyer comes turns the property for condos. Look in the news it’s happening everywhere .it’s the worst investment you could ever do. I don’t care how much she paints it nice you’d be a fool to buy it.. and the real estate agent, which I don’t understand why they’re selling mobile homes , it’s not real estate . FYI, for her and all the other people who want to market mobile homes to make 6% opps let me correct that some Law went into affect. Hopefully they can’t make more than 3%. That’s all they’re worth. you cannot put solar panels on any manufactured home in Florida single wide ,double wide ,trailer modular, prefab, doesn’t matter. If it’s not brick and mortar, you cannot do it.

I am a real estate broker as well as a mobile home broker - two different licenses. I’m also a licensed community association manager with years experience managing mobile home communities.     The foreigners have bought up most off the mobil home and R.V. parks through out Florida. With in the last 5 years they have doubled and in some cases tippled lot rents. Only in America could this happen.......

      In my personal experience, I’ve dealt with three park acquisitions and I’m fairly familiar with the industry. Most of the larger mobile home park operators are US companies. That said, the rents have gone up market wide in our area, and now average $1,000 - $1,400 but do include some utilities and services.       @@FLlife titles for a 2500 sq ft MH in tn net 100 electric 250 that lawn maybe 100 garbage 30 a month cable 100. Water free have well sewer free or septic tank cost 300 every 4 years so 15.month total 595. so thats 600 extra a month for? i guess you pay neighbors bill for them.

      Financing is very hard as it involves payments for home on top of high lot rent and financing requires homeowners and flood insurance which is very expensive or hard to obtain in Florida right now. I have a brand new home in a community like this that was built to replace my last home destroyed in hurricane Irma and I am so ready to move out to a place less expensive and an area not as affected by hurricanes. So many homes like this one for sale in my community that are not being sold.

    That's very nice. You put a lot of work into making it look great for the sale. Most people don't bother. I paid that same price for my mobile home in San Jose CA with no improvements, and thought I got a deal.

      Just depend on how you want to manage your cash flow. If you bought the same home in a land owned community, it might be about $180-200k but the maintenance fee might be $300 a month. Land lease allows you to buy in at a much lower initial cash outlay. All the best and thanks for watching!

    For a couple of bucks more isn’t it better to buy with the lot included? I was reading the comment about the “ lot rent” at least I can rent with house and land I guess?

      It really depends on your situation. If it were just a couple of bucks, it would be a no brainer but this house in a co-op or deeded park would likely be an extra $100k. Still, they would probably be sold as cash deals so the amount out of pocket is significantly more. Then, you would still have a monthly maintenance fee of maybe $300. The difference then ends up to be maybe $900 a month. The lower out of pocket tends to work better for people who want to keep more cash at hand. You can also compare hotel nights; $250 a night average for 5 + months or even a long term seasonal rental of $3,000 a month for 5+ months. The land lease makes good sense in those cases. If you're a year round resident and on the younger side of 55, and you plan on staying put, land owned would be a good consideration. I hope that helps a bit! Thanks for watching!

    For it being in a 55 plus community it is not ADA compliant. There needs to be a ramp going into the home for those who have trouble managing steps or even in a wheelchair. I do not like the cheap looking island that's being used for a table in the kitchen Nor the denim blue cabinets

    A lot rent is too high for anybody to invest this one comment. I read that the man turned over his keys to the park owner and he’s leaving Florida and that’s what this gentleman is gonna do who owns this unit nobody’s gonna buy it and pay $1200 a month rent, just lock it up and leave it empty

    Such a shame to spend all that money remodeling and leaving appliances from the 1800''s in plays in the kitchen. The dishwasher is probably from the 1960s the stove is from the 70s or 80s along with the fridge. WTF.... These things are extremely important to senior buyers and would make the difference between a looker and a buyer..

    I’m 59 years of age, I would never live in a 55+ Community, don’t want to live with old farts PLUS an HOA Nazi camp, no thank you! Dogs under 25 Lbs, Yeah right! We own a home in Pennsylvania and we can do whatever we want with our house, no same color drapes, etc. it’s a nice Double Wide , but in FlORIDA, no thanks, I know what is going on down there, it’s a nightmare from what I hear.
