      Yes the tub would be in the master bath and a huge walk in shower w bench in the guest bath. It's perfect.

    I love it, but I would make one change, I would have the kitchen cabinets go to the ceiling. I’ve had them the way this is designed and they are dust collectors and it’s wasted space. When they are all the way to the ceiling you put stuff at the top that you use once a year like Christmas dishes ect. But I love this house.

      @@tanial694I feel the same way about bedroom closets. There’s a shelf above the clothes bar, but all the space to the ceiling is wasted because the 6’ closet door makes it inaccessible. With doors to the ceiling and another shelf, all of that space could be utilized. You could store winter blankets, suitcases, etc.

    After having been there and done that, I don't ever want to live in a tiny house again. I don't want a giant house either. All my family needs is a comfortable, normal sized house with three bedrooms, two bathrooms and nice back yard to watch the sunset from.

    I must say, this is my kind of tiny home. Everything is beautiful, and the fireplace inside and outside , big hit. All in all, it was the best tiny house I have ever seen.

    So adorable. My only criticism is lack of closet/storage space. I live in a cold weather state; i need space for my flannel sheets, comforters, etc. This to me is the perfect rental home, or home for a single person. To live there full time would feel cramped to me.

      I just purchased a new modular sectional sofa, and each of the seats has built-in storage. I recommend looking into something like this, or other furniture that does "double-duty"

      Use the pantry as storage for household items. There appears to be enough shelving in the kitchen to use as a pantry for dry and canned goods.

      There is a linen press between the front bedroom and the front bathroom. Every home needs a linen press for the sheets, towels. We don’t have one here and it’s so annoying!

      The front door hits the sofa arm, too tight and the little whatever cabinet there is stupid, that doesn't work, no coat closet and not enough space for a proper entry.

      @@JSees Probably depends on where you live. Where I am, coat closets and mud rooms are not used. No snow or even really cold weather for the most part. I look at these houses with my personal lifestyle in mind and with the idea of maybe one day having to live alone. So, what would I need. We don't have basements (water table is too high) so all the HV/AC and water heater have to go somewhere. Generally we put hot water heaters in the attic space and use (personal choice) gas heat/air. The condenser sits outside and all we need is return air vents inside. I also don't pay attention to the way the designer furnishes a house. I personally would use a murphy bed setup in the front bedroom and devote the rest of the space to bookshelves. I have lots of books, no TV at all, and spend lots of time on the computer. I would also screen the sun room rather than use glass. Where I live, you would cook to death with glass and bugs are a real problem.

    Very beautiful and cozy design. Before retiring I consulted with architects and their home designs this looks very thoughtfully designed. I grew up in a post WWII suburban setting in a small 1000 sqft rancher which this reminded me of in some ways. We had a one car garage and full basement. This would be a nice retirement home on a mountain where you could see em coming from a longs ways off.

    I'd 86 the chimney & outdoor fireplace to gain more floorspace in the screened porch. This house is beautifully designed. Well done, architect.

    Just love this plan, very well thought out. Would only change a couple of things to make it more convenient - swap the pantry and master suite positions so you could make it the laundry instead so you can close it off. Also built in shelving either side of the fireplace in the house and on the porch. The idea of changing the master suite to a walk in shower would mean you could make the bathroom slightly smaller and then increase the closet space x

    One of the best floor plans I’ve seen. I would only change the dining room table to perhaps a corner bench, table and couple of chairs to open the floor in the LR/DR…maybe! And would love to have sliding glass or wood (over the screened walls) doors/shutters to the screened-in porch to be able to use it year round. And a wrap-around porch from the front porch around to the back door.
    Still, the floor plan itself is perfect.

    Near Perfection with this model. Amazing that they could get so much house into this small sq footage. Other than perhaps a few design choices . . . the only structural change I would make is to connect the 2 porches into one L- shaped porch. I would love to live in a small community of homes of this general style. A perfect 'senior' community.

    I would put a wood stove insert in the fireplace and heat the whole place. I love the screened porch, but would definitely go all the way down the whole side of the house. I also would have one bathroom with a walk in shower. And use the other bath space for a large storage/ pantry area.

    Love it, now explain what the 2 units in the kitchen are. Bottom one could be a microwave or a second oven (assuming the MW). Have NO clue what the upper unit is - stopped the video to get a better look at it - fancy coffee service center (wishful thinking). You really get a feel for how large some of these spaces are with the final overhead. The 3 or 4 season outdoor space - slide down screens? Another awesome concept - woot!! 🙂

      @@almaburns6562 The only lights I saw were reflections from the lights on either side of the fireplace (had to rewatch). Yes, these are all computer-generated renderings - love about 98% of them and would be interesting if an architect could convert to blueprints with all the bells and whistles that they require. He never shows any mechanicals that you know have to exist and that's ok, per se. He does wonderful entries and laundries - wonder sometimes about his wall surfaces and if they would be valid or over the top expensive. Be a hoot if it was AI free reeling designs. 🙂

      Ah yes, relections--so that's the image in the glass. I kept looking at the opposite side of the kitchen to see if there was anything there to be reflected. I didn't consider that it could be an image from another room.
      A number of comments complained about there being no blueprints available. But I enjoy just looking at the designs. I'll have to search for the entryway and laundry ideas you mentioned.
      I wasn't sure what you meant by free-reeling A1 designs?

    Our two br house is this size. A little cramped with our multitude of hobbies, but it's adequate.
    Bigger size means higher price tag, higher insurance, higher taxes, and higher energy costs. We're good where we are.

    Beautiful and would look perfect in a woods or along side a lake, river, etc. Where do you keep your clothes, etc? Needs additional pantry / storage room. The house can be tiny - but - not too over tight fit tiny. - Like the fireplaces and the sitting room. To each their own.

    A couple of things, I don’t like how the front door opens literally on top of the sofa. Yes,make the back bedroom bath just a shower and get rid of the raised sinks. Agree with raising the kitchen cabinets and love the ovens. I like the fact that there’s a dual fireplace.

    It's lovely, but the most difficult thing is finding land to put it on. And then the expense of moving it, getting water/sewer, electrical, installing a driveway, and laying the foundation. ALL kinds of ancillary costs you can expect to incur.

    I like this plan a lot. Only I don't like stacked washer/dryers. Not short, but not tall either and would have to use a stool to get at the top unit--and as a senior, not a good idea. Love the front porch and the sun room. Shower only in the back bedroom. This is my idea of a 'tiny home'

    Yes, I can see why this house would be called "tiny"by my American cousins, but this square footage is the norm for most houses in the UK.
