    broker fee is the biggest hurdle for me. Filtering for No Fee apartments severely reduces the number of available units. NYC should just ban it like they tried to

      It’s intense I know. I got lucky in a sense finding a no fee apartment, but honestly if you move out a lot it’s worth the extra time and work. Otherwise the brokers fee is a big hit every time.

    Do you have to find a broker the way you find a real estate agent or can you just contact the person that posted the apartment? Like do I need a connection to hook me up with good apartments or can I do all my own searching?

      Usually the person you reach out to from the listing is a real estate broker. It is rarely the landlord. You can do all of your research on your own, but it depends on how much time you have. I think doing it alone is the most efficient way to find what you want, especially no brokers fee apartments, but you have to really be ON IT cause units come and go within 24 hours.

    Nice vid! One of the more informative and honest ones that I’ve seen. My building in midtown was bought by Douglas Elliman who has raised ridiculous rents ($700-1000+) on tenants who have loyally been there for over 7-10yrs. Many including myself are scrambling to find another home if possible. 👎🏻😑

      Thanks Jourdan! I tried to put everything I know in this video. I'm sorry you're having to move out, that sucks! I wish there was a better law to control the raise on rent in NYC... It's been out of control! I hope I don't have to move out once my lease ends.

    I don't understand the 40x rent thing. Do you have to make 6 figures to live in NYC? I make 80k so I could only apply for a $2k/mo apartment, which do not exist. Is the 40x rent standard in NY?

      I’m not an expert but if you’re renting an apartment for 2k/month you need to prove you make at least 40x that = 80k/year. If you make 100k you’re more than good to be approved! And there are apts for 2k. You can get a studio or 1bed more uptown in Manhattan and also more space for that price in Queens and BK! 😊 it just takes time and patience!

      Obrigada, Bruno! Eu morei nos EUA por 1 ano quando era criança, foi assim que aprendi a língua. Depois continue falando em inglês em casa com meus irmãos no BR, até que me mudei pros EUA em 2015!

      @@CarolinaRizzotto don't take my comments as a criticism of the video, it was good and great advice. More than having lived in many capital cities around the world, they have common themes, expensive, overcrowded, you don't get value for money, the places tend to be small, lots of crime, poor air quality and lots of waste...... New York is not the worst by far globally... Not sure in the US alone, but LA has to be one of the worst...

    Pre war buildings aren’t all good or have thick walls. I can feel and hear the neighbors to the side and above me. It sucks. Definitely not a set expectation in NYC.
