  • Endless Opportunities : Use this Property as a Primary Residence or Short Term Rental
    There are a very few opportunities in Nashville where I could purchase a property to comfortably live in as my primary residence, but also have the flexibility to rent it out as a non-owner occupied short term rental if I decide to.
    And I’m sitting in one of those properties right now, because we’ll be listing it soon.

    In order for a property to have that flexibility in use, it would have to have 2 things for me:
    #1 It would have to be a property that is zoned to allow Non Owner Occupied Short Term Rental permits
    #2 I would have to want to live in as my primary residence so it couldn’t be party central all the time.
    What are some scenarios in which I would purchase a property with flexible use?
    If I worked in Nashville several times a month but lived in another city, but I was tired of paying for hotels. I’d rather buy a property that I could rent out anytime I wasn’t here. I want to put my money into an appreciating asset instead of the Holiday Inn’s bank account.
    If I were relocating to Nashville for a job transfer, but I don’t know if I’ll end up living here long term. I’d like to have as many options as possible for renting it if and when I did move and wanted to convert it from my primary residence into an investment property.
    If I were a current Nashville resident, but a traveled a lot for work or were gone for long periods of time. I would want to rent out my property when I was away. If I were a teacher and wanted to travel in the summer, this would be the perfect property for me to own. If I were a touring musician and spent my summers on the festival circuit, this property could be generating income while I was gone.
    If I had family in Nashville that I visited frequently, and I wanted to have a second home here. But I didn’t want to have that house be a huge debt liability, I would want it to generate some income to pay for itself.
