HOW TO BUILD A DADU IN NASHVILLE (and how much it costs)

I'm here today with Tony Hirsch, owner of Artisan Build Construct.
Today we're gonna talk about building a DADU in your backyard.
A DADU in Nashville is a detached accessory dwelling unit. In other parts of the country you just call them ADUs or accessory dwelling units
He's gonna tell us from the builder's perspective, someone who actually knows how the process works.
We're standing here at a house in the Salemtown neighborhood of Nashville at1815 4th Avenue N Nashville TN 37208. It's in a historic overlay. It’s a single family house and it does not have a garage currently. I2t is zoned to be able to add a garage with a detached accessory dwelling unit above it and that's what we're gonna talk about today.
WENDY: You've built a lot of these in Nashville right? How many?
TONY : We’re at a little over 25.
HOW TO GET STARTED
WENDY: What's the first part of the process?
TONY : Understanding what you can build. We're gonna want to get a survey that understands our zoning prohibitions.
HOW MUCH WILL IT COST AND HOW LONG WILL IT TAKE?
WENDY: The big question that people have after can I do it is how much is this gonna cost me and how long is it gonna take?
TONY : We see dry shells anywhere from the $130K's to $160K's dollar range we see full builds going from the $180K's to the $275K on average. But you can get into the $350K - $400K's easily especially with site work iff we have a sloping lot, or we need retaining walls or some sort of drainage.
WENDY: So a house like this where this was fully renovated within the last 10 years, we're on an alley, it's not that far actually from the house to the alley, and it's a fairly level lot, would this be on the lower side?
TONY : For a full completed kitchenette apartment above the garage you’re probably looking at somewhere between that 450 to 500 square feet and you're probably gonna spend somewhere in the $225K to $275k range all in.
WENDY: What about the time period? If I started this today,….when could I actually walk up there and put my home office in it or have guests stay in it?
TONY : From that initial conversation and getting the survey back, we might be 3-6 weeks. Then your design might be another month and a half to two months depending on what plan you're using. The build itself is gonna take somewhere between five and six months. You're looking at approximately between five and seven months.
WENDY: What am I not asking about building a DADU that I should ask?
TONY : Just being really transparent with the builder about the infrastructure notes. The things that you want to include later, maybe you wanna put a plunge pool, maybe you want to do hardscaping. You wanna have all of those things in your programming notes from the very beginning so you're not doing work that's gonna inhibit the future use of the property.
TONY : Another big thing is to ask is do I have to upgrade the power to my primary structure? And the answer is it depends. Most people are opting for car chargers and if you're gonna put a car charger in that's gonna add somewhere between 50 to 70 amps. If you have a 200 amp service, and then you're adding 100 amps there, you’re gonna probably need to move the house up to 400 amps.
