Nice home but the scratches, nicks, and cleanliness need to be addressed. The closet doors shouldn’t be off the tracks. The front exterior bush is overgrown & needs trimming. I also agree with Greg that it needs to be staged. My rating for that home is 6.3
It's a relatively new home built in 2005, but comes across as being much older due to everything you wrote. Plus the layout is a little weird with the kitchen bathroom, divider, etc.

Im going to give this home 5. Its all about the details, too much work, updates needed plus we don’t want neighbors in 2 story homes looking 👀 in backyard . Primary bathroom needs to be away from other bedrooms unless you are parents of a baby young children.
It's not selling because mortgage rates are nearing 8%. Anyone who could've bought a home by now, would have done so 6+ months ago. Also, an investor would be a fool to buy right now. We are about to enter a depression, so they are waiting to scoop everything up cheap.
Here's an indicator: 45% of mortgages 1 mil+ are ARMs, as of April. 20% of mortgages in the 500-600k range are ARMs, as of April. That is the biggest "yikes" you could ask for. This indicates that the "upper middle class" cannot afford the homes they are in.
If they price that house at $370k, where it truly belongs, a native Idahoan would surely bite. No one's relocating to that area to buy something like that. Because anyone relocating right now has $$$ and stability; they don't want a small, dingy 2-story with a Tuscan kitchen with a bathroom in it.

Stop feeding into this, stop moving here, the houses are fine, stop increasing inflation by remodeling the $50k homes and selling them for 500k. It's not even worth that! I think it's just not that special and very dated. I'd rate it a 3. But, I'm very picky. Even if you gutted it, the floor plan's just not very good.
