    0:43 - data from 4/2023
    1:27 - median home price's at end of Apr. 2023 is $450,000, ave. $537,000 for Ada n Canyon counties combined.
    1:51 - in gen. 4 $449,000 u can get a newr 3 bed., 2 bath, 2 car garage, 1600- 1800 sq. ft.
    2:15 - property taxes...(2:55)
    3:25 - most homes r with home owners assoc.

    Hi, great video... Retiring in a few years.. Are there places further out where you're not too close together? A place where i can have a workshop with noisy woodworking tools and such??

      Thanks for watching and commenting! Yes, there are places that have more opportunities to get a shop, really all over most of the valley there are areas, but places like Middleton, some areas of South Boise, Nampa, Caldwell - they are all places that would be easier to find a home with a shop and a bit more space than in most of the middle of Boise or Meridian. I have videos about all of those areas as well as a video about homes on acreage you can check out on my channel (except that the prices on the acreage home video are about 2 years old so add about 30% to those prices!)

    My wife and I looking to move from western Oregon. (Average cost of living) to Idaho and we know nothing about it other than expensive Boise

      Well you came to the right channel! Check out all my videos regarding all the city tours, etc.. and that should all be very helpful! Depending on where you are coming from in Western Oregon, Boise is usually about the same price on homes, sometimes you can get more for your $ here when purchasing, and also less expensive in overall costs of living and lower property taxes (of course we do have a 6% sales tax though).

    Wow! We must have flecks of gold in our Tampa water. It's about $200/month and closer to $300 when we have to top off the pool.

      It's crazy to see the different costs of water around the country. I have heard it is because we have some of the best aquifers here due to all the river run off from the Rocky Mountains, but then we don't get much rain and you guys have tons of water and rain there! I have had a few clients move here from Florida lately and they are always surprised at how much less our homeowner's insurance is here too! I guess it can be pretty expensive in Florida? Maybe your gold water is what keeps y'all so young and healthy looking in Florida! lol🙂

    I work in the airline industry. What surprised me is the cost of a haircut at a comparable barbershop in Tokyo and Zurich is the same as what I pay at a barbershop downtown. And if you add the cost of tipping, haircuts here at home are more expensive.

    I'm surprised that you didn't talk about vehicle registration fees. At least in comparison to California, Idaho's reg fees are dramatically lower, a big savings if you own a number of vehicles like we do. The 6% tax rate on food is significant in Idaho. If a family spends around $1,000/month on food, that adds up to about $720 per year. When you add it up on average, it looks like the cost of living in Idaho is still less than in California for most people. That's really a big plus for people on a limited income. Is the irrigation water from treated waste water or does it come from surface water in the mountains?

      You are right, car registration is less here. I didn't mention it because it varies so greatly and makes a hard across the board comparison, but it is less. The irrigation water comes from surface water from the rivers and then from run off from farm fields, so it is not potable water, but it is not treated waste water.

      @@SummerAstonRealEstate Don't think that I'd want to use the irrigation water in our vegetable garden if it runs off chemically treated farms. It could be just fine for landscape watering though.

      @@audiophileman7047 That's true, except your only options are that or, like my house, we have city water for our garden now, and then they added chlorine and fluoride, which our poor little plants hate. If you get a house that has well water for irrigation (would have to live on land for that) then that is probably the very best for your garden. But most plants here like the irrigation water better than the city water, but I don't know if there is a way to put any kind of filtration system on the water coming to the yard where you can 100 precent filter out the pesticides/herbicides in the irrigation water. I mean, what do people in other parts of the country water their garden with if they don't have a well? I imagine it's the same choice- some kind of irrigation water or city water (and city water isn't immune to harmful contaminants either)... and to be honest, all the massive farms around the west, even if they are organic farms, they are all getting watered with irrigation water.

      @@SummerAstonRealEstate Any water can be filtered. It's just a matter of installing a filtration system. That may cost money, but is definitely feasible. I'd have to take a look at the City's Water Quality Report to see how it looks. Chances are that the chlorine levels at the tap should be around 4 ppm. That's pretty low. Not sure what the level is for fluorine. We've used fresh ground water for years without a problem. Anyway, it's not a deal killer. We'll just find a way to deal with it just like you have to blow your sprinkler system out before the freezing weather hits in the winter. We know it'll be an adjustment in some ways, but as I'm sure you'll agree, there's so much to love about Idaho.

      Maybe someone from Phoenix can answer - I know a little bit based on clients that I have helped move here from the Phoenix area. It seems as if the median cost of housing in some areas of Pheonix can be higher than the Boise area, and some areas can be slightly less. And then the only other thing know for sure is that our electricity is much less - especially since we only need to run AC from about June-August, maybe a bit into September. I have heard from clients who have relocated here from the Pheonix area that their AC bills can be over $500/month in the hottest months if they live in a larger home!

    I wonder why haircuts/salon visits are so expensive ? The materials/products would cost the same no matter what location. The salon building rent/payments must be really high and drown out any of the "cheaper" labor costs we have in Idaho.

      Part of the reason is that we have fewer people here to provide the service for the number of people that have moved here. And yes, rents here are high.

    Why would the county assess the property value at $50000 less than you paid for it? They are that charitable? This should be a typical scenario if you are going to suggest that.

      They do that in TX and FL too. Not uncommon at all.

      This is a typical scenario. County appraisers do not go inside a home and do not appraise at a "resale" value like a bank would. Some homes may be county appraised at more like $25k less than sales price and others can be up to $400k less (common on expensive homes on land), and still there are some situations where the county has made a mistake and appraised the house at more than the sales price, and in that case, the homeowner can dispute it with the county. But as this is meant to be an example only, I went with the $50k less for a typical scenario for a median $450k priced home.

      How would appraised value work on a new build, say you pay 550k on a new home would the tax man appraise at 550k?

    listed 895,000 just 1 offer 840 after 2 open houses and 3 weeks on the market -- very little traffic into open house
    listed 995,000 45 days ago - still on market , no interest
    Listed 785,000 15 days ago - still on market , no interest
    Listed 1.05M 7 days ago - 2 offers (1 at asking and one 25K over asking)
    Very little traffic -- very few buyers out there -- no cash buyers.
    Translation -- Price the house on lower end, interest rates going higher so even less buyers, supply finally increasing.
