    I agree. Mikey was more than 50 percent of Enes' videos. He was so much more than the cameraman. But I doubt he'll be back. I kind of got the idea that Mikey and Enes had more than a business relationship and that pairing probably went boom!

California is very expensive to live, so it made sense for them to cohabitate with one another while they were grinding, trying to establish themselves in L.A after moving from Texas. Logistically and budget wise, it just made sense.

      @@pamelaharrmann8420 Not really. When you do the gap analysis, you will notice that Enes' videos are too positive and lack a critical sense. That is why I look at this channel as complementary because it provides a realistic view with a critical lens. Moreover, the properties are well known for still being in the market and Arvin has been doing this for quite a while. In other words, you go to Enes to watch the play and you come to Arvin to find out what happened behind the curtain. Excellent one-two for us!

    What I personally dislike about all these modern homes is that they look like either Dentist/Doctors/corporate offices than homes. Or Museums. It's not cozy as a home. It's just a show-off piece to flaunt.
    Even if I was a Billionaire I would rather have a "cozy" giant log home mansion with big logs and stone and rooms designed to feel like a home. I am also not a person that would care to show off. I am more private. So why would I care about silly crap like overly done architecture that looks artificial.

      That is not a common theme among modern homes, its a common theme on POORLY DESIGNED modern homes. Check out architect Marcio Kogan, that is modern and COZY. These concepts aren't mutually exclusive. Unfortunately, some architect have absolute SHIT taste.

    I strongly agree. For $139 million, you could buy TWO Lake Geneva Mansions that he reviewed in his video and still have $11 million left over. It's a very beautiful, very luxurious, and very artistic mansion.

      Yes, let’s compare homes & their prices in Bel Air to those in Lake freaking Geneva because those are somehow comparable?!? LOL That is literally comparing apples to oranges. That’s no different than trying to compare a 4000 sq ft NYC penthouse apartment to a 4000 sq ft high-rise condo in LA. You’re trying to compare two different styles of homes AND home in two completely different and separate geographical areas. What is it the say is the golden rule of real estate? Oh yeah: location, location, location!!

    I grew up in a huge, modern house slung off the side of a hill. While the view was spectacular, the property was no place to raise children. I’m lucky to be alive actually, as I rode my tricycle off a cliff one day. Other than scrapes and bruises I ended up alright, but I could have easily been killed. Children need a safe yard to play in.

    I love Enes but every property he showcases has a smaller probability of being sold. They either sell for a massive discount, go to auction or just stay flat on the market. I wish him and the team the best.

      I haven't heard of any property over 10 million that's sold for ask. The buyer pool for these are already small anyway so they're never going to fly off the shelf.

    People need to understand that Enes is TOURING houses, he’s not the owner or developer of these houses. I’ve been watching his channel since the beginning and I understand that his channel focuses on more unique and interesting houses. And in one of his videos he said that he quite being a realtor, so he is not selling but touring houses on TH-cam. If the house is not your taste or doesn’t sell, I don’t think you should blame Enes. Plus making a whole video about Enes house tours just so “ Mike can come back “ ! We don’t even know what happened between them, if they don’t want to address it they have the right. Plus, Enes’ channel is called: ENES YILMEZER, not Enes and Mike, in my knowledge. Ah, I’m exhausted 🥱

    I´ll never get how developers can be so wrong about building houses, who in the world wants to live in a house that´s completely black? Maybe Batman would live in it, but no one else, where is the wood, where is the warm feeling, where are the colors? It´s like someone googled what depression looks like and went with the theme.

      These homes are built as a way to create jobs. All the people that worked together to create this home would otherwise be out of work. You see, there’s really not that many people that can afford to build or live in and maintain a home like this. The Illuminati own all these homes. The people that will live in these homes, work for the Illuminati. The Illuminati use these homes to sell a dream and fantasy world to young people. When people have dreams they work harder and do a better job. All these homes will be used to throw extravagant parties that many people, young and old from all around the world will attend. It’s like a show that highlights American culture. Hence why they are called Illuminati, they get to choose who gets put in the spotlight as a famous person for good or bad reasons.

    I have to say, my hackles were up when I first saw the thumbnail because it seems like you're mocking Enes, and their property walkthrough channel is one of my favorite things to watch on TH-cam. I was worried that you were hating on Enes himself, but after seeing that you're truly criticizing the architecture (and justifiably so) I feel so relieved. The front step was such a good point and I remember thinking the same thing when I saw this video. The Colorado Chateau V mansion they toured is my dream house, and while there were things I would change about it, I really hope there weren't any major architectural issues with it. 😅I look forward to seeing more of your videos!

    As a private residence this is absurd, especially for all the flaws and and asking price.
    Turn it into a boutique luxury hotel, and you could maybe recoup any losses.

    I actually really like the interior and custom furniture. I know it's not what's in right now, but it makes it stand out and not look like every other LA mansion. The main flaw this property has, beside the price, is the tiny backyard. If it wasn't for that, and it was priced more reasonably, it'd be a 10/10 mansion.

    Brilliant, brilliant video, Arvin. I've learned so much from watching your channel that I had a lot of the same thoughts you did, but you expressed them much better than I could have. I was laughing out loud at a lot of your comments. First time I saw this house reviewed by Enes, I thought it was repugnant. I'm a straight guy, but I thought this was over the top, but I couldn't figure out exactly why. I remember thinking, "$139 million? It seems overpriced at $50 million!" And then you said maybe $50 million! I also noticed the improved lighting you have on yourself. Nicely done.

    I like these critique videos. This property is a disaster for $140 million. I absolutely loathe the ugly furniture! This developer started the project 8 years ago when glossy white/black was in style. The house feels cold and opressing.

    Arvin, yes, I want Mikey back!!! And, I agree with you about this property. You may not have seen the video Ryan Serhant did where they tour the chef's kitchen on the lower level off the ballroom. Also, the listing agent has said that he feels this place is for a European buyer. IMHO, this wouldn't even fetch $50 million at auction. Maybe $40.
    I'm guessing you don't feel that 869 Tione Rd is worth $185 million. It's not on the MLS. Just an exclusive listing.

    Arvin, I've been in this home and there is a dedicated caterer's kitchen on the lower level behind the car lifts. It has an out side access and is about 1,000 square feet. The area was not built out when I was there a couple of years ago (and probably still isnt as Enes didn't show it) however there were plans for basically a restaurant kitchen with walk-in freezer to accommodate cooking for events to be held in the massive ball room on the lower level.

    YES! That first step callout is 100% accurate. I see so many of these mansion tours with the absolute dumbest entry designs ever. Uneven step lengths, stepping stones over water/pebbles, etc. Why do these designers always want to inconvenience people on the way into their homes!?

    Sure that one lawn looks small, but you're forgetting about that green patch of grass and weeds spreading between some of the support pillars. And the best part of a distant view of Los Angeles is that you're that much further away from having to be in Los Angeles.

    For those of us who actually know real estate, a property of this caliber being on the market for a year is not at all surprising nor in any way shocking. Homes over $25 million tend to take, on average, one to two years to sell anyway. Homes over $50 million are two to three and these hundred million plus homes are so high in price that you’re literally looking for the upper 1% of the 1% so your already small pool of buyers is even smaller. This home sitting for 1-2 years on the market is not at all uncommon nor unusual. The only way I see it selling at auction is if the builder/developer is upside down and drowning in debt like Nile Niami was with The One - which WAS over $350 million MORE than this house. Or even Billionaire - which was $200 million and was quite a few years ago - the real estate market has changed since then.

    Im no expert, but i also thought $139M was excessive. But what is asked is often different than what is actually paid. The $500M "The One" saw a price reduction to less than $300M. Thisn is still an outstanding home however.

    I agree with you on pretty much everything BUT when you have an expansive house like that you kind of want your family room a little more cozy for when you actually do spend time together. There’s so many other places to escape in the house otherwise.

    It's to my understanding that interiors of the house were designed by Italian company - hence the 'non-LA' feel to it. In Europe, it's all about tonal (tone in tone), mostly neutral, but classy and opulent neutral (from beige to warm grey with emphasize on taupe with touches of different complementary accents, but not loud, jeweled, rich and deep at best) and about cozy warmth, back to traditional and classical, tactile quality of luxury fabrics (velvet, leather, linen, wool, silk, wood), complimented by expensive looking metals - bronze most of all, then copper. Patina is very in, 'dark academia', hushed, cozy, inviting, mostly darker or medium to dark toned interiors which create sense of home, secluded and private retreat, security and comfort while being luxurious and opulent. Ultimate, expensive comfort executed in classy way. This particular property is not to my taste, but furniture excluded (I've seen worse, BTW), what I dislike about it is precisely LA aspects of it - ridiculously oversized (if you don't have 6 wives and 25 children), too generic in design in many aspects and with ultimate goal to impress with price tag. The fact of the matter seemed to be that this actually was built with wealthy Middle Eastern client in mind, having in mind not just the price tag, but everything that was done interior and exterior wise - in that part of the world house purchasing decisions are made by men, not women (thus catering to their tastes and needs). They also don't mind exteriors that much, since they are used to stay indoors due to climate and their women and kids are not encouraged to expose themselves to strangers' eyes. At the same time, they love gold, everything shining and expensive, have gaudy taste, are superstitious - perhaps that might explain golden keylocks on chairs - and do need secret rooms for spirits drinking since it's prohibited in their culture). So, yes, this is Italian design take on LA lux property for Middle Eastern buyer.

    Wow two "luxury home" right next to eachother that haven't sold 😮 This harsh reality of this is wild. Also yes, I believe they were offered something to have that conversation when they did the video tour review on the next door home. This is why I would pick my location myself and build my own home. If you're someone who can see the whole idea during design/engineering/building process, then it's better for you in the long run.

    I actually love the moodiness of this house. It’s dark and dramatic yet still gets loads of light and has that “wow factor” volume. I would probably decorate with jewel tones and rich textures. This is my second favorite next to the “Californiacation” house. But I can definitely see how it is over-priced. It will be interesting to see what it eventually sells for.

    personally i think the decor is amazing, and the design is also great. But I do agree that the asking price is too high, as I have seen other properties in bel air for around the same price with alot more on offer in terms of square footage etc. But I do think the view is lovely and the outside area is nice too.

    Wanted to see your reaction to the two features that really make this property unique: the lower level nightclub/dance area with movable furniture and the car elevator in the garage that Bruce Wayne would love to have in his Bat Cave.
    Would also love to see your critique video of 10979 Chalon, which as far as I know, is still unsold since Dan Blizerian moved out.

    You’re right Arvin. Quite a lot of this house’s inspiration has been taken from the first class or business class Emirates lounge, or a very expensive hotel in Dubai. The same Middle Eastern opulence in places.

    This is the kind of critique I was looking for. I've watched Ennis' videos from beginning, and I have wondered about these, as I have noticed that they languish on the market. I see comments asking who lives in these, and the answer is nobody. I heard an interview with Josh Altman from Million Dollar Listing. Altman said that these are for wealthy foreign buyers looking to park assets. They may visit, throw parties, but they aren't living here, it's not a home. I think another factor that you didn't mention regarding this house has to do with the lot for sale immediately down the hill. It already has a huge foundation poured, and the seller looks like they are looking for a buyer who will complete construction. That looks like it will also be equally massive, and will totally be visible from this house. I can't see how it won't encroach on the views from this one.

This house needs everything cleared out and nothing but rich dark green multi-plant fern hanging baskets with textured and cascadiing leaves suspended from the ceiling and omit a warm glow seemingly from within strategically scattered throughout

    I personally disagree regarding furniture and don’t care what’s “in” when buying things, but I get what you mean.
    I’ve been following Enez for a couple years now, and noticed a certain “sell-out mode” the larger their channel got. They have dubious sponsors, get paid to present the estate AND have tons of ads. Triple income.

    I guessed 49-59 mil. Still out of my price range but if I did spend that I would still have to pony up another 10 to make it livable. And yes, that front step would have killed me 5 times over. Is that lot really hillside? looks more like that where all the other contractors unloaded unwanted fill. I thought that the dining table was for children before Enes said this is the dining area. Great Critique!

    Agree that for Enes to be more credible he needs to point out some of the challenges with houses and how the designer worked around it. They are still amazing homes, but at those sort of prices you don't expect to take big tradeoffs. He should just focus on what makes them nice and not hype stuff that really isn't there or isn't part of the house (like the cars)

    I like the opening view. The frontage size was concerning especially for cars etc. Color pallet for the kitchen was horrible. The view you critiqued had no identifiable kitchen elements. Ultimately this house is more of a high class luxury Hotel/Air BnB.

    Enes and Mikey make a nice duo when it comes to this type of content. I like watching Enes's films because he describes these properties nicely. It's obvious that he admires everything, but he can't say that he doesn't like something, because no one would ever invite him to the mansion to record it again, and it's free advertising.

    That looks like a house for a bachelor or a villain. Those shiny floors make the house feel cold. I prefer wood or something that looks like wood flooring but a light beige color. The bathroom and the chandelier was neat though. Also, I bought I small replica of a T-Rex skull from Pier 39 in San Francisco for my room, it's pretty cool. I would totally buy a dinosaur skeleton if I could afford it and if would fit in my house.
