For Reference: the most expensive home ever sold in Florida was for only $173 Million. Last year Larry Ellis bought a 62,200 square-foot home on 16 acres in Manalapan which is just south of South Beach! It has 1,200 feet of ocean frontage and around 1,300 feet on the Intracoastal Waterway, spanning the width of the barrier island on which it is located. The house has a coral stone facade, there is a 7 bedroom guesthouse, two cottages on the beach and a manager’s house that are connected via a series of underground tunnels. There’s also a dock, a sports complex, a pool and a three-hole golf course.

Well not sure where you live. But it appears you don’t live in south Florida. As Manalapan isn’t just south of South Beach it’s actually in Palm Beach. And Larry Eliison’s house is located south of house on video. It sits on 15.6460 acres has 5 structures sitting on it. Just an FYI.

Hello. You often talk about how corridors are wasted space. How else would you connect several bedrooms within the sleeping wing? I’m not hating, just honestly curious.
Zillow reports the house sold for $152 million on 5-24-2024. Price was lowered to $187 million in March.

A location like this just make me think of hurricane tidal surges. And inside, too much marble makes me start thinking of mausoleums.
It should make you think of clasical buildings. Everything was clad in stone in the old days if you were wealthy.

I disagree that modern homes age fast. Many of Frank Lloyd Wright's and John Lautner's homes are still in high demand, and both of them are credited for inventing mid-century modern.
Im trying to imagine the mosquito situation in the summer. Is there an outdoor space that is screened? Maybe the security keeps the mosquitos out too.

Good review i always like how honest you are there were some big mistakes in this home but other then that lot is crazy i think the interior leaves alot to imagination not very great but there was still alot what you can do with this home

It was sold recently on May 17 2024 for the amount of USD 152 million, so yeah way below the USD 218 million price. They bought it in 2021 for USD 85 million, let say they max spend USD 30 million on completely redo the island in the current state. Still a good profit of USD 30+m.
For that kind of money this property is too vanilla and uninspiring.
When you dropped with the 6 for finishes i was satisfied but 2 for the layout? Com on you went extra prickly.

I don't think some high hedging and a fence is going to bring any security to the property when you're talking about protecting some billionaire, and much less effective than just hiring a single security guard to protect the waters around it (something I imagine is probably already done by the gated community and local police departments already)

The original house has historic designation and could not be torn down. Maybe do a little homework? The new addition also had to be reviewed and approved to be compatible with the existing structure.
And how much would this estate be worth under the water, as rising sea levels and possible tsunamis, living on the ocean may become dangerous. But who knows how much time Florida has left above water. Your videos are great, thanks 🙏🏼

Something else they missed is a foot bridge over the backside pool to the dock area. That's a lot of walking around the pool area back and forth that would get annoying and would be difficult for older people to navigate in and out of the boat. They didn't pay attention to the scale very well, which to your point is evident in the kitchen.
Whoever wanted throw up marble on that bathroom should have their brain checked.
ahh, this is the palm beach property you referred to! i can't even begin to point out the flaws with this property, especially considering less than 5K people around the world can qualify to purchase this, or purchase outright. the flaws are too numerous to point out. it's already been reduced. a billionaire's first priority is security and this doesn't have it. and such a thing as too big. primary suite, outdoor terrace, seating for 12, but when would an owner have 12 people to their private sleeping space, other than an orgy. and the entry, right into an open floor plan, for 218M, where's the foyer? a few bright moments are far outpaced by the major flaws rendering this a huge loss for the developer.

At that level I would never buy someone else's home, I would focus on the location and build what I want. Why buy someone else's dream when you can easily afford to build your own. Resale wouldn't be a thought because I would only ever add to gerational wealth.

private ensuite bathrooms for each bedroom are very important for luxury living
every bedroom should have a private dedicated bathroom and then extras in common areas for guests so they don’t go in a bedroom to use the bathroom
bathrooms attached to pool area is also important to not track water through the house after a swim
You can acid wash marble to add traction. You can also specify for ridges to be cut.
You need to have a bathroom opportunity now and then in the long corridors :-)

Arvin critiques finishes, layout, security… but I find the whole concept a tasteless McMansion. Industrial rectangle lot. House that has no character. Flat uninteresting views. Buy something with style and views in the Mediterranean, Switzerland, California mountainous seafront, and build a house that says something else that that you have many garages

In all your videos you aways complain about the hallways, but how the hell do you fit a lot of big bedrooms and spaces into a house, without hallways? Build up? Stairs are the worst! It is a waste of square footage, but you know... it is necessary
So, I mean one thing Arvin doesn't talk about a lot (although recently has been doing more), is how climate change affects these properties. For example, this whole island will be totally submerged in water in 10ish years. For that reason, it's a really really really bad investment. no matter if you want to argue the point of climate change itself... insurance companies absolutely believe in climate change. Therefore, in addition to the whole thing being flooded, you won't be able to get insurance to replace or be reimbursed for it WHEN it is destroyed. Arvin, this should really be a score point in every video because it talks about if the property is a safe investment.
