I moved (from Norway) to the Turkish Riviera (south of Turkey) 20 years ago. I have assisted Turkish brokers for some years and have viewed lots of properties. Unfortunately, too many constructors are still stuck in old design and lack of quality, especially in our region. Istanbul is supposed to be more modern and innovative. Very good points Arvin, I wish the developers could listen to you before they actually completed this project. Also hats off for your knowledge about the Turkish market. This is coming from a Turk who spent 8 years in Istanbul :)

So, why spend 9 million to buy this set instead of buying other better ones?
In Vancouver this would be $4mm US at most. It looks like it wasn't designed for year round living, just the occasional week long visit for someone with multiple international properties.
Arvin , do you agree that when seated in this apartment or on the bed , you cannot have a view of the sight. The windows should have been a low bay window or full glass window. My opinion. I couldn’t enjoy living in this apartment. You have to stand up to see the view
What he didnt tell you in this video is that its a two different unit, parts stitched together for video purposes. First unit is the personal house of the ceo of bilgili holding, second unit is a display and where some of bilgili staff work
I know the video is some months old, but here is a little fun fact (well probably not so fun for the owners): in Turkey it’s pretty common to buy properties abroad with a lawyer, even if the building is in very early stages of construction. So a lot of investors bought units, because they trusted the Ritz Carlton name tag. Ritz Carlton didn’t tell them tho, that it’s an old building. Practically almost all units can’t get sold or not even rented out. I checked one out too for renting, but I really didn’t like it. There is 10x better properties on the market, which cost maybe 25% of this penthouse.
These are fun and very instructive, but I hope you will still do the 3-4 minute video's that we can binge watch. Frankly, I find the short videos easier to watch. With these 16-20 minute videos, I find my mind wandering especially when have to watch the full video (produced by the other broker) and have to listen to the other broker drone on about how glorious their property is (when it obviously isn't). Your comments are great, as always - I always learn a lot from you - but I just find this style of video a bit overlong for my liking. RC
What the hell, I have the bell notifications set for your channel to let me know as soon as you post a video, and I didn't get one. I open up TH-cam at the end of my work day to see this. I had to make dinner so I could eat it while watching your video. I've spent a couple of weeks in Turkey and I agree it's a magnificent culture and hugely historically significant. It's really inexpensive there, so this is a ridiculous amount of money for a subpar property. For the same money, you can get a nicer place with better views in San Francisco, one of the most expensive places in the world. I laughed when you pointed out the views aren't that great. I've been to nicer places or with better views. To really be considered a great view in Istanbul, it has to have the Bosphorus Bridge, the Hagia Sophia, or ideally both (on either side). I really laughed the most when you said the camera guy Cody was trying to make sure the same thing didn't happen him that happened to the previous guy Mikey. While I have spent time in both Paris and Istanbul, and both have their charms, I personally don't think the cities compare. I would pick Paris by a big margin, and I think most of the wealthy people in the world would agree. Great video.
a mansion on the bosphorous with views of the blue mosque would be divine. i stayed in an old prison in istanbul that was converted to four seasons, and that property was super luxe.
I would never buy real estate in Turkey. I have family in Germany and Luxembourg. I'd rather spend 9 million Euro on a villa on the Aegean or on an apartment in Berlin. Istanbul has great food though.
@ 0:44. Look at the building. Flaming paint and faded paint on that $9 million penthouse. And yes before you even said I could see it’s looks like a converted office block.
Driving in a Rolls Royce in Istanbul is a grotesque display of wealth. He drove in a group of supercars in Cape town where the vast majority are poor. He has form.
Yeah, Arvin's spot on in this one. A unit this shitty would not warrant 9M+ in any other tier 1 city and this area of Istanbul is not enough of high end area to command such a high price for a mediocre space. Thus why they called in Enes to try and sell this PoS.
These are not his listings though he is a TH-camr, and before he was a real estate agent. He does a good job touring homes and the videos quality are nice. I also enjoy these mansion guy critique. I’m torn.
as a turkish person no one would put besiktas above nisantası, nisantası has always been more of a rich neighborhood and it reflects on the people. in besiktas people get shanked
Excuse me, but who keeps paper books on the kitchen table? Directly on the work surface? This is a kitchen that no one has ever cooked in and never will. You could have saved money by putting in fake appliances instead of real ones.
I’d be worried about converting something not originally intended as a residence especially a luxury residence that will be much heavier with all the new marble and granite than it can support. Isn’t that what happened in the collapsed condo in Florida from a couple years ago? All the residents started renovating and adding marble and granite.
Not in this case.. I am engineer myself, and I can assure you, that those 60’s poured concrete buildings are tough, even tougher than modern steel carried ones! What’s even more interesting is that the original building was build for a bank! And trust me, nothing is more over engineered than the old banks 😉 You can probably blow up half of its load bearing columns, and it will still stand like nothing had happened! (But the interiors and floor plans, shows the downside of that design)
The den in my house is 800 sqft what you been to all the high-end stores seem the same what's the point Bal Harbour in Miami I go to quite often when I would stay in Miami it was fine the one time that I went but after that there's really no point the cold weather in December is when I would say bye till summer
In 2022 the Turkish government asked that the country be called by its Turkish name Türkiye by everyone, a change which the United Nations adopted. The American president too. Some also wish to dissociate the country's name from the bird that traditionally appears on American dining tables Arvin, so your pronouncement is wrong. Cody actually said it correctly @6:18. Enes probably educated him on the flight over.
Welcome to this penthouse, takes 5 steps and passes through a kitchen dining and living room. For 4100 sqft it needs to be redone. I’m guessing they wanted to save on money during renovations( paint job).

Seems like a tear down..👍👍👍
it use to be a bank ... and they did a butched job converting an office space to residential
@@ArvinHaddadOfficial then Four Seasons should build a more suitable property in areas you identified and sell that property of Hilton..👍👍👍
great video - I have seen numerous Ritz Carlton residences and this one definitely does not seem to be on the same level
I’m an architecture lover in Dubai and just discovered your channel a few days ago.
So what’s good? I need to scour your channel for a rave review.
For $9 million, I want a separate washer and dryer. The combo ones don't work that well, but also what if I want to do two loads of laundry at once?
These are fun and very instructive, but I hope you will still do the 3-4 minute video's that we can binge watch. Frankly, I find the short videos easier to watch. With these 16-20 minute videos, I find my mind wandering especially when have to watch the full video (produced by the other broker) and have to listen to the other broker drone on about how glorious their property is (when it obviously isn't). Your comments are great, as always - I always learn a lot from you - but I just find this style of video a bit overlong for my liking. RC
Thanks for sharing your thoughts …. I will try to make them more to the point
@@ArvinHaddadOfficial I'm a new subscriber, and I personally like the longer format vids.
EXCELLENT EXCELLENT VIDEO!
Thank you for the support
Stan thanks for contributing and always supporting the channel… thank you as always
Nothing in Turkey should warrant spending $10M !
respectfully disagree
Erdogans palace perhaps😂
a mansion on the bosphorous with views of the blue mosque would be divine. i stayed in an old prison in istanbul that was converted to four seasons, and that property was super luxe.
I would never buy real estate in Turkey. I have family in Germany and Luxembourg. I'd rather spend 9 million Euro on a villa on the Aegean or on an apartment in Berlin. Istanbul has great food though.
All Euro design is trash compared to the US. It's not 1800 anymore.
It looks like a UK 60’s council block
it would be amazing ,if you do some reviews of flawless houses too . Great Content ✌
@ 0:44. Look at the building. Flaming paint and faded paint on that $9 million penthouse. And yes before you even said I could see it’s looks like a converted office block.
I agree Arvin the building layout is old and the rooms are too small. I like the quartz kitchen island.
Can u please do a video on the Ritz Carlton Residence in LA? Thanks
I love Arvins snide remarks and eye rolling.😂
Driving in a Rolls Royce in Istanbul is a grotesque display of wealth. He drove in a group of supercars in Cape town where the vast majority are poor. He has form.
Enes didn't create apartheid or the conditions in Cape Town, which is full of exotic luxury vehicles.

This should be 3.5M. Arvin everything you say is right about this penthouse😂
Thanks pal I appreciate it
Istanbul amazing place … love visiting sometimes on my way to Bangkok
Yeah, Arvin's spot on in this one. A unit this shitty would not warrant 9M+ in any other tier 1 city and this area of Istanbul is not enough of high end area to command such a high price for a mediocre space. Thus why they called in Enes to try and sell this PoS.
Love your critiques! Keep em coming 🙏
Congrats sir, it's such a unique and wonderful channel, love your reviews.
These are not his listings though he is a TH-camr, and before he was a real estate agent. He does a good job touring homes and the videos quality are nice. I also enjoy these mansion guy critique. I’m torn.
It’s ok to like both
I like the analysis
Strange appartment great video greatz
What would you buy it for?
Has Ennis ever seen a view that wasn’t “incredible”?
Someone needs to offer him a few new descriptors. Incredible.
istanbul is amazing
Istanbul is a city I could live in.
First thing I noticed was , how low the ceilings are. Then you made the same observation.
Was that building made for all that stone & marble weight?
as a turkish person no one would put besiktas above nisantası, nisantası has always been more of a rich neighborhood and it reflects on the people. in besiktas people get shanked
Excuse me, but who keeps paper books on the kitchen table? Directly on the work surface? This is a kitchen that no one has ever cooked in and never will. You could have saved money by putting in fake appliances instead of real ones.
Nişantaşı is technically a neighborhood of Beşiktaş.
And trust me, nothing is more over engineered than the old banks 😉
You can probably blow up half of its load bearing columns, and it will still stand like nothing had happened!
(But the interiors and floor plans, shows the downside of that design)
Turkey or Turkia?
Strange not to see windows from floor to ceiling in this kind of price range.
Good vid
Thanks for watching
Could you do Villa Theos, the new Beverly Hills listing
Will take a look
3:55 it's not the blue mosque it's a New one the Çamlıca Mosque.
The den in my house is 800 sqft what you been to all the high-end stores seem the same what's the point Bal Harbour in Miami I go to quite often when I would stay in Miami it was fine the one time that I went but after that there's really no point the cold weather in December is when I would say bye till summer
I think Enes was unimpressed. He went through the motions but there was none of his usual enthusiasm.
I think the building appeared in a Netflix action movie few months ago
You know Arvin, it is an Eastern Bull in a Turkey. All of them could be delicious.
Wheres the home alone video?
If there's gonna be a glass door for a water closet, can we at least get FROSTED glass!?!? LOL
A multi unit condo with a Ritz-Carlton face is still a multi unit condo.
10:48 lol it was open at the top for the STEAM to get out ... loll. now fart noises and FUNK. comes out !! loll
12:19 .. Maids quarters !! .. the desk covers part of the. door opening little frodo hobbit bed
Yeah, for million dollar price the ceiling heights is very claustrophobic, the view is not by the river,
It's a strait not a river.
That 3rd floor bed makes me want an ice cream sandwich
I thought the price was for the whole building. 😅
I don't care for high views on mostly flat cities or non unique boxy buildings. It's like the view from the top of the Eiffel tower... nothing to see.
"It's like to buy a Casio watch and put a diamonds on it", as it was said)
I think this unit is a combined; not original layout. But, people looking for a pied a terror or laundering money love the Ritz Carlton brand
it’s butched job … with $9.7M u can buy better apartments than this in Beverly Hills
Ritz Carlton must charges monthly fees... in the thousand$
This is 9.7 million Turkish lira?? Cuz I’ll take this for 300k…
That seems like a much more reasonable price!
Same building they just wrapped with black foil sheet 😂
hehehe .. i think they did a little better than that
What happened to Mike, why was he Fired 🥲?
I have a hunch
Kitchen stove/cooker only had 2 hot plates.
Welcome to this penthouse, takes 5 steps and passes through a kitchen dining and living room.
For 4100 sqft it needs to be redone. I’m guessing they wanted to save on money during renovations( paint job).
