There is absolutely no way that anyone could be bored with the Potential of this Property...every room is a Charm! Amazing space! It seems the World has turned into a Box!
I’m Italian, from High Salento specifically, but I love to watch these videos. Old houses contain the history of that place, of the region they’re in, and Puglia is no exception. It’s lovely to see such an interest in the wall stones, the wood forniture, the typical floors… This house just screams “home” to me (I studied in Lecce, too), from the fig plant growing out the dam wall, as usual of figs, to the “cementine” on the floor, to the “cucina economica” with white tiles and iron cooker, to the carparo and pietra leccese house around, the church bells and the chianche on the street ❤️ Just lovely
Julia, I have fallen in love with your special homeland! Such incredible history, beauty and authenticity. I enjoy everywhere I’ve been as a tourist in Italy, but going to Salento feels like going home, and I have no Italian blood at all. 😂. I even bought an ancient place in Galatina with star vaults and cucina economica. Just started the renovation and happy to be returning to Italy this month to check progress. 😌
Hi Julia, I loved reading your message. Thank you for taking the time to write it. I’ve been going on holiday to Puglia now for 6 years. It’s a truly magical part of Italy. ❤️ Nick. 🙏 PS: I’ve blocked the person who made several comments. 😊
I've just sold my home In Melbourne Australia and I'm gonna find that dream home in Italy...especially after that very ingenious introduction incorporating the reflection and sun to spell out Puglia. You're a clever and very engaging likeable man Signor Nick :)
Beautiful bones. An architect with a lot of experience and know how and funds could bring it to its fullest potential. The town is lovely Nick! Very interesting tour today! Love it! Thanks! 👍
Thanks for having us at the beach with you. And even finishing the tour off with the beach. A house is more that the sum of its walls and windows. What is around it has to be considered. A beach sure helps!
I am trying not to gush over this incredible property. I am so drawn to this area. Perfection and a dose of serendipity! Thank you for another excellent vlog.
We had the pleasure of staying in Lecce’s historic center in a beautiful vacation rental. Fell in love with the town and surrounding area. Understated compared to the typical popular tourist attractions. Gorgeous beaches within driving distance. I felt that I could stay the rest of my life there. The property itself would likely need to be redone stone by stone so hopefully the right person will be able to take care of it without destroying it’s historical character.
Lovely to see you Nick.. this is a wonderful space..promising to say the least.. I do hope someone puts their love into this property. Thanks for sharing.
As much as I love Lecce, I'm sure that I couldn't take on something this challenging. I do appreciate the tour, and you cannot beat the proximity to the main centro storico.
A Magical Mystery Tour.... from the sunlit focal point on the ocean, to an incredible property with outstanding features and immense possibilities... to the plaza by the cathedral and the Naples yellow background where the video ended. Gratitude for sharing during your holiday.... you touch all that observe!
Only because I was recently in Lecce can I appreciate the outstanding potential for this property! Great for private use or as an accommodation. Great find!
Puglia is a lovely town; the property has all of the classic features to reimagine and design it to become the perfect home...thanks Nick for a peek of this unique gem...
Wonderful, that glassed area would make an absolutely amazing kitchen or living room. I imagine that done up it would be worth 3 or more times the purchase price with private parking making it exceptional and saleable. I've a friend who did one up a few years ago not far away and the large vaulted rooms come out really well, cool, clean and peaceful but close to the buzz of Southern Italian life and easily accessible by air. I wonder if the Regione Puglia would provide financial assistance for restructuring, I understand they do for rural properties. Pity you were unable to show more of Lecce, a beautiful and historic town. Love the place, love the mixture of cultures (anyone recognise the Spanish feel to the buildings) and that there's a local dialect that is essentially Greek dating back to before the arrival of Rome. Thanks Nick, you need to go on holiday more often.
Thanks David. Yes, more holidays. 😊 If only! Personally, I think it’s a great long term investment. It has all the elements; location, outside space and a historical vista. I was told property prices have quadrupled in 15 years. Yes, it was a shame I couldn’t tour more. Next year. Best, Nick.
It must have been amazing in its day. It has the potential to be amazing again, but at what cost! 😳 Once completed, you will be into it for way more than it is worth. Thank you for the tour. It was fun imagining what it was like in it’s glory days.
I doubt your cost/price observations Lori, as long as the structure is sound (and it very probably is, the walls will be very heavy masonry) and you don't try to make the property into something that it isn't by remodelling the interior space, the costs should not be high. Puglia is one of the more economical regions and there are loads of building companies to chose from. This house scores also because unlike so many out of town properties, having property in the Centro Storico of any of these southern Italian towns WITH the added benefit of off-road parking has become highly desirable to Italians in recent years.
There is no off-road parking, it's just an entrance. Even if it's possible to enter a very tiny car(?!) it would be impossible to get out of it - the corridor is too narrow.
@@minaperisic6587 I've seen much smaller and it's common in old Italian towns. Believe me it really does make a difference for the Italian buyer. Clearly they won't be parking a big SUV inside, I'm thinking Fiat 500/Panda parked hard against one wall.
Nick, what a fantastic piece of property. I love the atrium with all the glass walls and ceilings. A great place to relax and enjoy the sunlight and have it as a sitting area to have dinner. Often times location is key to selling a piece of property, and even though this place needs some major renovations I see a lot of potential for someone who wants to make this their home in this historical city. Thank you so much for sharing this with us. I thoroughly enjoyed the video.
I love unique floorplans like this property. The space needs a lot of work but I'm sure the right people would love a restoration contract like this one. The courtyards with the glass windows would make a great plant space/sitting area. The car park needs a cute minicooper. Lots of creative potential here for a home/business concept.
I totally agree. Lots of plants, staircase to a beautiful view overlooking the cathedral. I’m now thinking of turning the parking area into another garden. Thanks for your message. ❤️ 🙏 Nick.
Oh wonderful an opportunity for someone with enough money to restore this beautiful home. 💞 Thanks Nick. ( For a moment I thought that might be Gregg nonchalantly walking by at the end🤣.)
Interesting property that would take a million euros to bring it back to life. I appreciate the location and the historic property, but can’t justify the costs to renovate. Thank you for sharing! Always enjoy your videos! Ciao
Hi Nick , Thankyou for that beautiful intro and taking the time to put this together for us while your on holiday. It’s so sad to see these amazing homes that have been in the same family for generations come to such disrepair. That place has so much potential but I think only for the very rich. I hope someone will come along and bring it back to being amazing. Hope your having a wonderful holiday . Many Blessings ❤️💐😁
This property has so many lovely architecural details--definitely a diamond in the rough and a worthwhile renovation project for anyone wanting to restore this gem.
Hey Nick, great video as always. Hope you guys enjoyed the last days of your holiday. It was amazing and fortuitous bumping into you in Lecce for sure and really great to meet you both. Thanks for the shout out at the end of the video it was certainly a nice surprise. Funny how the world works sometimes. Hope to cross paths again soon:-) All the best, Greg and Emma:-)
❤This home is oozing with charm. I will be watching this home closely! I can see in my minds eye I know I could do so much with this home. What a great opportunity! Thank you for sharing this one it’s making my creative mind run a 100 mph!!
Omg 🤩the potential in this property, the room at the entrance from the street, one side with custom made bespoke cabinets, for shoes, coats, etc, all those glass panels at the back, I’m seeing black stainless steel 😍love it.
Here we go - pausing video midway to speak to you , You set us up for something extraordinary with opening shots of you - peon and reverent on a fantastic beach, and now, yes, the *potential within this regal, dynamic, ancient "shell" is absolutely mind-blowing. This is one of those properties where you pray for a buyer with tender, clever vision, and lots of cash. Incredible place, Nick.
Great potential for the energetic & inspired - not my cup of tea, altho I've done several reno's in my old lifetime - town & country ! What is always wonderful is to take pics of the before & the after, and be gobsmacked at what you accomplished ! So have fun fixing this one !
Ahmazing! This totally fired up my imagination. If I were younger it may even be a project I would consider… the conservatory alone is worth the price… and I keep thinking of the mystery terrace … plus parking!! In a quaint Italian town! Sigh … bellissimo!
Nick, thanks for taking the time out from your vacation to put together this video. I thoroughly enjoyed it. I've never been to Lecce; il centro storico looks nice. The property has a lot of potential. My only critique (and it's lighthearted) are your references to "not modernized" and it just needs some "spit and polish". Actually, it's pretty close to a ruin. I think you're on a bit of a "holiday high". Thanks again, and I look forward to your next video.
Thank you for showing us Lecce. Looks very nice. The house is fascinating. It will be great for the right person, much potential. Hope you have a nice holiday, Nick.
First, what an introduction!! Thank you Nick for this spectacular sunrise. The property is stunning, It is not in a good condition but you allways have the skill who wake up our imagination. So the properrty have a lot of potential, amaizing. And the city of Lecce is so gorgeous and cozy. Thank you again Nick great job
There is a reason why the price has been reduced: Who in their right mind would pay €265,000 for a derelict space that would cost a TON of money to fix up properly. The place probably has damp and other “ nasty” and costly surprises waiting for the person who takes over the project. That’s what normally happens when you try and redo an ancient property that has been neglected for so long. For that kind of money a German friend of mine bought a huge villa with a swimming pool just outside of Ostuni. Plus who wants to live next to the cathedral and hear the bells ring regularly; nope ,thanks not for me.Lecce is a great city though and Puglia is beautiful .
Ciao Nick, the view behind you is mesmerizing just stunning. With a ton of work this would be a nice place, they need to bring down the price it appears to have some structural damage, I am sure the elctrics and plumbing need to be modernized then starts the restoration process, I realize that it sits in a centro citta that they want top dollar, I am afraid they won't get it, Thanks for sharing, Hope you had a nice relaxing holiday. Love from NY.
How, cute! What potential! That center atrium is gorgeous. One could knock out (if permitted) the kitchen and dining room wall and incorporate it all into a huge, light flooded open space living space♥️
Glad you're enjoying Puglia. Not my favorite, although I can imagine at least visiting some day perhaps. The property is certainly what they call in the States "a fixer upper". I see how it has potential, yet does need someone with vision, ambition, and ability. Yesterday I grilled here more food than needed, but the rain has arrived here today as well, yet so has an early lunch re-heated and served with Chenin Blanc. Thank you or the tour, and I am impressed that even while on vacation you're showing places. Good of you as always, and cheers to your happiness and health!😎🥂👍
Lots of TLC needed, indeed. But it has huge potential. Thanks for finding and showing this property all the way down south, Nick. Greetz not from Germany but from Gubbio, Umbria J. NB. The intro with the rising sun at the beach was...just phenomenal ;)
What a wonderful place this is ... It has so much room inside and out ... The room with all the glass door and ceilings can be used to grow all kinds of veggies in pots that need a little protection from the weather . And the cats would have plenty of outdoor room without getting out on the streets . The animal room is a perfect playroom for them ! But the lottery was only € 20 ... So we will see what happens next month . Mean time I will just enjoy the tours ... Thanks Nick !
Lecce is a stunning Baroque town: city ( it has a cathedral) This house would be a huge undertaking to restore & require bottom less bags of cash!! In my summer tour of Puglia I was really impressed with Monopoli - a smaller town on the coast, not far from Polignano which was overrun with tourists.. Pls continue your trips and videos around Italy we we can all dream of owning / restoring a house there one day.❤️💚❤️
A lot of potential however, an expensive renovation. From views seen there are structural issues requiring shoring up as well as gutting, refurbishment. Structural lines are fantastic ! Thanks.
Amazing, Lecce reminds me so much of Malta, well at least the older parts of the island. We've not travelled that far south of Italy's mainland, though have always intended to. Well, it'd certainly take more than a weekend to turn this property into something inhabitable, but it does have potential for sure. I bet whomever purchases this property and has it renovated will end up with an amazing cassa. But there is more. My wife and I have also noticed how your wonderful personality become more and more apparent with each of your presentations. In fact, the word that comes to mind is... "charming"! Also very entertaining in the best possible way. Keep up the great work. Grazie!
Still too expensive. The place has a huge potential for a gorgeous appartment, but the renovation will probably cost another €200. At least you can refurbish everything entirely to your taste! 🍀🤩❤️
Awesome! Spectacular early morning splendor, Blank, ancient canvas. I love it! Great bones! Generous budget. not inconsequential elbow grease. Skilled crafts people. Magnifico! An apartment in which one could create goodies -- dunno - chocolatier? - to sell in the little town. Fabulous for the creative imaginative opportunity.
To be honest, it’s one of the most fabulous apartments I’ve seen. So sorry I couldn’t get up to show everyone the terrace but Marco almost killed me trying. What’s also amazing is you’re not overlooked by neighbours in the courtyard. ❤️ Nick.
Nick, if it wasn't you, my friend, I would laugh in your face on this one. It would take at least €150k to make it livable. They will have to take it off the price to have a hope of selling it. If I could move to Italy this would be a good spot because I would like to live by the sea.😊
@@italianproperty No that would costa both arm and both leg!, this is a island all the material is more expense, besides some of the structure need to tear down, there is no way that one can get ciment to stick to that send! this is a con!
Wow, amazing space. Those skylit courtyards were fantastic. I could sweep the place out, get the electric and water running, and live in it as is, no problem. I prefer the "non-modernized" aspect, therein lies the real character.
It is a VERY beautiful house, that deserves being preserved and very delicately restored...would require people of great taste and judgement to do it. Hope it happens
@@elmoretingle well, Lecce has all the typical problems of all towns in the south of Italy. Except for the historical center the rest of the town is a mass of concrete with no green areas. There's a wild traffic jam and the road maintenance is very superficial. There aren't really places for children or young people. Very little job opportunities and underpaid . It's not unusual to see trash bags in the street especially in suburbs areas. But if you come to Lecce as a tourist it's another story...
Yes, you’re right. A tourist sees only the well tended historic areas and doesn’t have to deal with poor governance, traffic snarl ups, and garbage on the streets. We see the most idealized view of the town. Thank you for your comments.
Lovely property Nick, but would be surprised if they get what they want, especially as it will need upgrading from the ground up literally. Very spacious property though and in such a gorgeous town. Also can you tell me the situation for an Australian citizen, who was born in the pretty town of Capestrano, Abruzzo and wants to buy property in Italy? enjoy your vlogs very much. Grazie tanto e buona giornata 😊
HI Nick, Terrific tour, as always! I've just found your channel a few days ago and have been binge-watching--each video is like a magical escape. This Lecce tour is extra special. How do I communicate wiht you directly about the property? Many thanks,. Best, Margeau
Great tours and incredible property filled with history. But. But. But... Here's a case of someone seeing the values of restored properties and an agent that figured someone from California would buy it.🤔😉💰🤑 Has it sold? How many price corrections did it go through? Thanks though for some wonderful tours.🌞👍📺
WOW 🤩! WOW🤩! WOW🤩! WOW on so many levels. The intro was amazing! The property is just lovely! The town of Lecce absolutely incredible! Coincidently, I will be there (for the very first time) in about 3 weeks. And, lastly I should say , wow to your amazing tan. You look like a movie ⭐️!
As an architect, I agree with the quality of space and the huge potential of this property. But as an architect, I do not make enough to afford this property. 😂

Lots of TLC needed, indeed. But it has huge potential. Thanks for finding and showing this property all the way down south, Nick. Greetz not from Germany but from Gubbio, Umbria J.
NB. The intro with the rising sun at the beach was...just phenomenal ;)
Thank you so much. Sorry for the delay. Best wishes, Nick.
❤️ N.
Pls continue your trips and videos around Italy we we can all dream of owning / restoring a house there one day.❤️💚❤️
Thank you Anne. Happy New Year to you. I’m going back to Puglia in January. ❤️ Nick.
You mean too many tourist? I stayed in monopoli for a week in centro storico
That price is insane. That house is in ruins!. Altmost 300 grand. Crazy
It sold and has been restored. 🙏
Grazie!
Thank you so much Antony. Best wishes to you both. ❤️ Nick.
No mischamo squerc'le cu fave compà
Still too expensive. The place has a huge potential for a gorgeous appartment, but the renovation will probably cost another €200. At least you can refurbish everything entirely to your taste!
🍀🤩❤️
€200.000 ofcourse 😂
I’m sure it will. This house has been restored. Can’t wait to see it. 🙏
❤️ Nick.
Stunning!!💕🌸💕
Nick, if it wasn't you, my friend, I would laugh in your face on this one.
It would take at least €150k to make it livable. They will have to take it off the price to have a hope of selling it.
If I could move to Italy this would be a good spot because I would like to live by the sea.😊
The new owners contacted me. Yep, I agree, but the finished house would be amazing. ❤️🙏😊
Nick, this would cost an arm and leg to restore! How could the family allow their home to fall in such disrepair?
Hi Michael, Personally, I don’t think it would cost that much. Probably just the arm. 😊 Nick. 🙏
@@italianproperty 😂😂😂 Good one!
@@italianproperty No that would costa both arm and both leg!, this is a island all the material is more expense, besides some of the structure need to tear down, there is no way that one can get ciment to stick to that send! this is a con!
Way too expensive!!!!...thw price is almost ridiculous !!!...in other towns this ruin value is about 20,000.000 euro
You can find better prices in Greece and not that much repair needed it will cost two arms and two legs,😁
Thank you NICK!!!
Nick anther beautiful tour
Omg the best yet 😍
I love it! Such a good space!
Stunning!!
Just looks so beautiful thanks Nick 👏🏻🙏💖🇦🇺
It really is. 🙏 ❤️ Nick.
Hopefully someone will grab that property up and give it the love and attention it deserves. Great video Nick!
❤️ Thank you. Nick.
What a beautiful mess. 💕
Wow, amazing space. Those skylit courtyards were fantastic. I could sweep the place out, get the electric and water running, and live in it as is, no problem. I prefer the "non-modernized" aspect, therein lies the real character.
Wow, I just love your comment. ❤️ 🙏 😊 Nick
With cleaning and a few chandeliers, I could live in it…it was good enough for many generations❤❤❤
The new owners contacted me. I hope to do a tour when they have finished the restoration. Thank you for your comment. ❤️🙏😊 Nick.
It is a VERY beautiful house, that deserves being preserved and very delicately restored...would require people of great taste and judgement to do it. Hope it happens
I'm sure it will. Thank you for your comment. Best wishes, Nick.
Thanks Nick
Great video
Thank you Ethan. N.
Beautiful home
Oh so much potential Nick!
I totally agree Nina. ❤️ Nick.
Thanks Nick... 👍👍💕😎😊

Lecce is a gorgeous, very livable town, famous for the last 500 years for papier-mâché religious figures.
Mmmmmm....I live there and I don't think it's very livable.
I’m curious. What don’t you like about Lecce? My husband and I were thinking of spending more time there.
Beautiful indeed!
I'd love to see a "before and after" on this one!
What a beauty!!! Was the beach water warm? Live in Florida and our beach water temperature is 87 degrees (f) right now. Enjoyed the visit.
Hi Patricia, The sea temperature was amazing. ❤️ Nick.
Hi Nella, Send me an email. Should be no problem buying. Do you have duel citizenship? 🙏 Nick.
No I do not unfortunately Nick, when I became an Australian that was not an option.
265,000 is ridiculous in that condition
HI Nick, Terrific tour, as always! I've just found your channel a few days ago and have been binge-watching--each video is like a magical escape. This Lecce tour is extra special. How do I communicate wiht you directly about the property? Many thanks,. Best, Margeau
Thank you so much. ❤️ Please just send us an email. info@abodeitaty.com. 🙏 😊 Nick.
Great tours and incredible property filled with history.
But. But. But... Here's a case of someone seeing the values of restored properties and an agent that figured someone from California would buy it.🤔😉💰🤑
Has it sold? How many price corrections did it go through?
Thanks though for some wonderful tours.🌞👍📺
It sold and has been restored. I want to do another video. ❤️🙏🤗
I like it it looks like a Castle
Eu amo ver os seus vídeos porque amo ver voce !!! Você é lindo demais !!! ❤️
Thank you so much for watching 🤗🤗
Thank you for sharing this beautiful property ❤️. Enjoy the rest of you wonderful Holiday. 👍🌿⚘️🌿
❤️ 🙏 N.
Great silhouette on the beach !!
Thank you. N. 🙏
a lot of work but the amazing home.
At exactly 7:50 into the video you get to meet your roomate as well. That was one huge speciment right there. Ughrrr.... The town is lovely though.
How much architectural freedom is there for the interior of this house? Is there a floorplan available?
Hi Lee, If it’s not listed you can do whatever you want. If you want the floor plan, please just email me. info@abodeitaly.com. 🙏 N.
What a ruin. The neighbors must be pissed.
Wow…. !!! Needs work but will be nice when renovated.
Too expensive, for all the repairs will be !! Plus too closed in ,,,, it’s beautiful, but hardly any windows
Hi Maggie, This property sold. I personally loved it. Thanks for your comment. Best wishes, Nick.
It would be a dream project
Best intro so far! Love it.
Thank you. ❤️ N.
WOW 🤩! WOW🤩! WOW🤩! WOW on so many levels. The intro was amazing! The property is just lovely! The town of Lecce absolutely incredible! Coincidently, I will be there (for the very first time) in about 3 weeks. And, lastly I should say , wow to your amazing tan. You look like a movie ⭐️!
Thank you so much Barbara. So very kind. Enjoy Lecce and Puglia. It’s beautiful. ❤️ 😊 Nick. 🙏
As an architect, I agree with the quality of space and the huge potential of this property. But as an architect, I do not make enough to afford this property. 😂
Love you comment Melvin. 😊 😂 Nick.
price at min 5:55 for who is curios or missed it
Just Beautiful. I see it restored . Thank you
