    I’m Italian, from High Salento specifically, but I love to watch these videos. Old houses contain the history of that place, of the region they’re in, and Puglia is no exception. It’s lovely to see such an interest in the wall stones, the wood forniture, the typical floors… This house just screams “home” to me (I studied in Lecce, too), from the fig plant growing out the dam wall, as usual of figs, to the “cementine” on the floor, to the “cucina economica” with white tiles and iron cooker, to the carparo and pietra leccese house around, the church bells and the chianche on the street ❤️

      Julia, I have fallen in love with your special homeland! Such incredible history, beauty and authenticity. I enjoy everywhere I’ve been as a tourist in Italy, but going to Salento feels like going home, and I have no Italian blood at all. 😂. I even bought an ancient place in Galatina with star vaults and cucina economica. Just started the renovation and happy to be returning to Italy this month to check progress. 😌

    I've just sold my home In Melbourne Australia and I'm gonna find that dream home in Italy...especially after that very ingenious introduction incorporating the reflection and sun to spell out Puglia. You're a clever and very engaging likeable man Signor Nick :)

    We had the pleasure of staying in Lecce’s historic center in a beautiful vacation rental. Fell in love with the town and surrounding area. Understated compared to the typical popular tourist attractions. Gorgeous beaches within driving distance. I felt that I could stay the rest of my life there. The property itself would likely need to be redone stone by stone so hopefully the right person will be able to take care of it without destroying it’s historical character.

    Wonderful, that glassed area would make an absolutely amazing kitchen or living room. I imagine that done up it would be worth 3 or more times the purchase price with private parking making it exceptional and saleable. I've a friend who did one up a few years ago not far away and the large vaulted rooms come out really well, cool, clean and peaceful but close to the buzz of Southern Italian life and easily accessible by air. I wonder if the Regione Puglia would provide financial assistance for restructuring, I understand they do for rural properties.
    Pity you were unable to show more of Lecce, a beautiful and historic town. Love the place, love the mixture of cultures (anyone recognise the Spanish feel to the buildings) and that there's a local dialect that is essentially Greek dating back to before the arrival of Rome.
    Thanks Nick, you need to go on holiday more often.

      I doubt your cost/price observations Lori, as long as the structure is sound (and it very probably is, the walls will be very heavy masonry) and you don't try to make the property into something that it isn't by remodelling the interior space, the costs should not be high. Puglia is one of the more economical regions and there are loads of building companies to chose from.
      This house scores also because unlike so many out of town properties, having property in the Centro Storico of any of these southern Italian towns WITH the added benefit of off-road parking has become highly desirable to Italians in recent years.

      There is no off-road parking, it's just an entrance. Even if it's possible to enter a very tiny car(?!) it would be impossible to get out of it - the corridor is too narrow.

      @@minaperisic6587 I've seen much smaller and it's common in old Italian towns. Believe me it really does make a difference for the Italian buyer. Clearly they won't be parking a big SUV inside, I'm thinking Fiat 500/Panda parked hard against one wall.

    I love unique floorplans like this property. The space needs a lot of work but I'm sure the right people would love a restoration contract like this one. The courtyards with the glass windows would make a great plant space/sitting area. The car park needs a cute minicooper. Lots of creative potential here for a home/business concept.

    Nick, what a fantastic piece of property. I love the atrium with all the glass walls and ceilings. A great place to relax and enjoy the sunlight and have it as a sitting area to have dinner. Often times location is key to selling a piece of property, and even though this place needs some major renovations I see a lot of potential for someone who wants to make this their home in this historical city. Thank you so much for sharing this with us. I thoroughly enjoyed the video.

    Lecce is a stunning Baroque town: city ( it has a cathedral) This house would be a huge undertaking to restore & require bottom less bags of cash!!
    In my summer tour of Puglia I was really impressed with Monopoli - a smaller town on the coast, not far from Polignano which was overrun with tourists.. Pls continue your trips and videos around Italy we we can all dream of owning / restoring a house there one day.❤️💚❤️

    Omg 🤩the potential in this property, the room at the entrance from the street, one side with custom made bespoke cabinets, for shoes, coats, etc, all those glass panels at the back, I’m seeing black stainless steel 😍love it.

    Ahmazing! This totally fired up my imagination. If I were younger it may even be a project I would consider… the conservatory alone is worth the price… and I keep thinking of the mystery terrace … plus parking!! In a quaint Italian town! Sigh … bellissimo!

    Glad you're enjoying Puglia. Not my favorite, although I can imagine at least visiting some day perhaps. The property is certainly what they call in the States "a fixer upper". I see how it has potential, yet does need someone with vision, ambition, and ability. Yesterday I grilled here more food than needed, but the rain has arrived here today as well, yet so has an early lunch re-heated and served with Chenin Blanc. Thank you or the tour, and I am impressed that even while on vacation you're showing places. Good of you as always, and cheers to your happiness and health!😎🥂👍

    Nick, thanks for taking the time out from your vacation to put together this video. I thoroughly enjoyed it. I've never been to Lecce; il centro storico looks nice. The property has a lot of potential. My only critique (and it's lighthearted) are your references to "not modernized" and it just needs some "spit and polish". Actually, it's pretty close to a ruin. I think you're on a bit of a "holiday high". Thanks again, and I look forward to your next video.

    Lecce is a gorgeous, very livable town, famous for the last 500 years for papier-mâché religious figures.

      @@elmoretingle well, Lecce has all the typical problems of all towns in the south of Italy. Except for the historical center the rest of the town is a mass of concrete with no green areas. There's a wild traffic jam and the road maintenance is very superficial. There aren't really places for children or young people. Very little job opportunities and underpaid . It's not unusual to see trash bags in the street especially in suburbs areas. But if you come to Lecce as a tourist it's another story...

      Yes, you’re right. A tourist sees only the well tended historic areas and doesn’t have to deal with poor governance, traffic snarl ups, and garbage on the streets. We see the most idealized view of the town. Thank you for your comments.

    Ciao Nick, the view behind you is mesmerizing just stunning. With a ton of work this would be a nice place, they need to bring down the price it appears to have some structural damage, I am sure the elctrics and plumbing need to be modernized then starts the restoration process, I realize that it sits in a centro citta that they want top dollar, I am afraid they won't get it, Thanks for sharing, Hope you had a nice relaxing holiday.       Agreed, that price is for rich foreigners like Americans. 265K Euros is ridiculous and makes me LOL😂😂😂 I bought a much nicer property (beautiful villa, no need to fix anything) in a much nicer environment for much cheaper.

    That asking price of €265,000 is a joke! WAY OVER-PRICED! This video did not even focus on the interior of this house, which goes to show it's a joke!

      €1000/m2 in the centro storico _with parking_, I don't see this as over-priced at all.
      Unfortunately we didn't see the roof terrace but I've seen similar places and they are very desirable to Italians as the town councils refurbish town centres. This being in Lecce is another plus.

      @@italianproperty Many Italians told me things are actually going downhill for many years now, and continue to worsen to the point whereby the younger Italians even moved out of Italy for jobs elsewhere. It's scary!

    There is a reason why the price has been reduced: Who in their right mind would pay €265,000 for a derelict space that would cost a TON of money to fix up properly. The place probably has damp and other “ nasty” and costly surprises waiting for the person who takes over the project. That’s what normally happens when you try and redo an ancient property that has been neglected for so long.For that kind of money a German friend of mine bought a huge villa with a swimming pool just outside of Ostuni. Plus who wants to live next to the cathedral and hear the bells ring regularly; nope ,thanks not for me.Lecce is a great city though and Puglia is beautiful .

    Lovely property Nick, but would be surprised if they get what they want, especially as it will need upgrading from the ground up literally. Very spacious property though and in such a gorgeous town. Also can you tell me the situation for an Australian citizen, who was born in the pretty town of Capestrano, Abruzzo and wants to buy property in Italy? enjoy your vlogs very much.       It’s unfortunately very common in Italy, especially in the South. Old houses like that need a constant care, at least once a year you have to do a complete “check up”, cause it’s literally like having an old relative or parent you take care of. This is also very expensive, because you usually have to ask carpenters and stone-builders with specific skills and experience (plus, the more the years go by, the more this art is getting more and more lost). Sometimes, people just can’t afford it anymore, but they have such a strong connection to these places and their history, which is also the history of their family, that they prefer to keep them, in whatever state and without any care instead of letting them go.
      It’s a shame, indeed, but I also feel for them, as I saw it happening in my family and friends too.
      The government also isn’t really helpful, except maybe for this year’s bonus for historical buildings. But it usually prefers to see their hidden gems crumbling than to to give actual help in making them a part of the community’s cultural heritage

    Unbelievable that any family would allow their precious property to fall into such complete disrepair - this one IS NOT worth gushing over Nick - sorry, but the price is waaaaaay too high for all the work that will have to be done. Truly shocking what people think they can charge for a property just for location alone - this one is a complete money pit....they've destroyed this property through complete neglect.

    What a wonderful place this is ...
    It has so much room inside and out ...
    The room with all the glass door and ceilings can be used to grow all kinds of veggies in pots that need a little protection from the weather .
    And the cats would have plenty of outdoor room without getting out on the streets .
    The animal room is a perfect playroom for them !
    But the lottery was only € 20 ...
    So we will see what happens next month .
    Mean time I will just enjoy the tours ...

    Awesome! Spectacular early morning splendor, Blank, ancient canvas. I love it! Great bones! Generous budget. not inconsequential elbow grease. Skilled crafts people. Magnifico! An apartment in which one could create goodies -- dunno - chocolatier? - to sell in the little town. Fabulous for the creative imaginative opportunity.

    A lot of potential however, an expensive renovation. From views seen there are structural issues requiring shoring up as well as gutting, refurbishment. Structural lines are fantastic ! Thanks.

    Amazing, Lecce reminds me so much of Malta, well at least the older parts of the island. We've not travelled that far south of Italy's mainland, though have always intended to. Well, it'd certainly take more than a weekend to turn this property into something inhabitable, but it does have potential for sure. I bet whomever purchases this property and has it renovated will end up with an amazing cassa. But there is more. My wife and I have also noticed how your wonderful personality become more and more apparent with each of your presentations. In fact, the word that comes to mind is... "charming"! Also very entertaining in the best possible way. Keep up the great work. Grazie!

    Still too expensive. The place has a huge potential for a gorgeous appartment, but the renovation will probably cost another €200. At least you can refurbish everything entirely to your taste!

    Nick, if it wasn't you, my friend, I would laugh in your face on this one.
    It would take at least €150k to make it livable. They will have to take it off the price to have a hope of selling it.
    If I could move to Italy this would be a good spot because I would like to live by the sea.😊

    Wow, amazing space. Those skylit courtyards were fantastic. I could sweep the place out, get the electric and water running, and live in it as is, no problem. I prefer the "non-modernized" aspect, therein lies the real character.

    100% agree with those who say this is way overpriced. I've been researching Italian property for a year now. Lecce tends to be expensive, but you can do better. For that price, you can get a beautifully finished move-in ready house or duplex, with star vaulted ceilings and exposed brick, albeit a smallish one. Heck, you could even get a very nice flat in certain towns on Lake Como, and with a lake view, for that price, and you'd be around an hour from Milan.

      Thanks Paul for your opinion. This property is a street away from the Cathedral, right in the historical centre. It sold a few weeks after my video and has been completely restored. I hope to go back to see it one day. 🤗 N.

      @italianproperty I'm truly glad it was sold, especially so that it could be restored and enjoyed, but it must have been bought by someone with money to burn because it will always need work. Most people looking to move to Italy are retirees on a strict budget who want to spend their extra cash traveling and enjoying Italy. Most don't want something very large unless it includes an income unit and most want something move-in ready and largely maintenance-free. For me, other considerations are being outside of a high-risk earthquake zone, which means Piedmont, Puglia, and Sardinia, or other places on the fringes. I realize that the house is in Puglia, but it is still going to be expensive to insure, that is, if the owners can get insurance. So many regions of Italy have some kind of natural and architectural beauty that you really have a choice.
